AVOID UWM IF YOU CAN

UWM transferred our mortgage servicing to a third party but still own it (I Think...loan number has changed and I can't talk to anyone but they say they still own it...their automated system just sends me to BILT). BILT is the third party. BILT uses two other third parties (4th and 5th). They use Method Financial to pull all of your credit information to try to make you sign up for lousy reward program crap and to sell/share your info with 6th, 7th, 8th...etc companies to market and sell to you; and they use PLAID (the same PLAID that had to settle a 58 million dollar class action lawsuit in 2022 and had a data breach in April of this year) if you want to use your checking account to make your mortgage payment. The Bilt website had all of my credit cards on their site in my "wallet" the first time I logged in. Who knows how many companies now have info I never wanted to share due to UWM. I DONT NEED ANOTHER REWARDS PROGRAM. All I want to do is manage my mortgage. How did UWM think this was a good idea. SO FRUSTRATED. I HIGHLY RECOMMEND NOT USING UWM UNLESS YOU HAVE TOO. To bad, I really liked my mortgage broker.

I am a 100% Disabled veteran and exempt…

I am a 100% Disabled veteran and exempt from all property taxes. I have provided all the state, county and township exemption paperwork showing I do not pay taxes. I received a notice that they were raising my monthly payment by $700.00 per month to cover taxes. I sent copies of all documents again, called talked to customer service and all I get is “Well the Computer Says we have to change your payment” Totally unprofessional and a scam company. I hate that my mortgage broker Koorman Mortgage Broker in Plymouth Michigan uses this company. Plus, Koorman has been no help either.
I WOULD SAY NEVER USE THIS UWM OR ANY OTHER COMPANY ASSOCIATED WITH THEM.

Hell with in Finance

If I could give United Wholesale Mortgage (UWM) zero stars, I would.
As an active-duty U.S. service member, I have faced deployments, government shutdowns that delayed my pay, and life-threatening situations overseas. While deployed to Bahrain during periods of regional conflict, I was taking cover from missile and drone attacks while trying to ensure my family back home was taken care of. The last thing I should have had to worry about was whether my mortgage company was giving me accurate information. Unfortunately, that is exactly what happened.
My experience with UWM has been defined by confusion, inconsistency, and a complete lack of accountability. Every time I called, I received different answers from different representatives. One employee would tell me one thing, only for the next representative to completely contradict it. I found myself constantly calling back just to verify whether the information I had been given was even correct. No homeowner should have to fact-check their own mortgage company.
A mortgage is one of the biggest financial obligations most people will ever have. Providing inaccurate or conflicting information isn't just an inconvenience—it can damage your credit, cause missed payments, create unnecessary fees, and potentially put someone's home at risk. When you're dealing with people's homes and financial futures, there is no room for this level of incompetence.
What was most disappointing was the apparent lack of understanding or concern for military members facing extraordinary circumstances. Rather than offering clear guidance or consistent support, I was left to navigate an endless cycle of misinformation while serving my country under some of the most stressful conditions imaginable.
Customer service should be built on professionalism, knowledge, and accountability. My experience with UWM reflected none of those qualities. Instead, I encountered representatives who often seemed inadequately trained, inconsistent in their guidance, and unable to provide reliable answers to straightforward questions.
I rarely write negative reviews, but I believe consumers deserve to know what they may be walking into. A mortgage company should provide peace of mind—not create additional stress and uncertainty. Based on my experience, I cannot recommend United Wholesale Mortgage. If you value accurate information, competent customer service, and confidence that your mortgage is being handled correctly, I strongly encourage you to carefully consider all of your options before choosing this company.

Seriously, this was a smooth process thanks to Sam Fawaz being so
helpful; his willingness to work with me, explaining the mortgage process and his guidance and availability and his reliability throughout was indeed a blessing.

What a disgrace of a company

What a disgrace of a company. The mortgage consultant Joshua destroyed my credit score and pushed me back in debt and my house may be foreclosed because of him. All because he made false promises into refinancing my home. Never go to that man for refinance or do anything with this company! Run away!

I refinanced my home with UHM in…

I refinanced my home with UHM in December of 2025 my loan officer was Douglas Cory my payments went up to 1073 dollar a month I was paying 631 dollars but it took cash out I said this payment was to high Douglas told me I could come back In 6 months and refinance and get a house payment between 850 to 900 dollars with little to no closing cost so now we are in July trying to do the refinancing and I have another 18,000 dollars in closing cost and a payment of 1,178 dollars i was lied to so I'm screwed so I must find another way with someone else to get my payments down this is called bait and switch wish I had never refinanced with them. They partnered with Bilt

They partnered with Bilt. This is terrible. I can no longer manage my mortgage without going through the bilt portal. I will not. I would rather find a new lender, it's worth the cost.

NOT recommended as a mortgage company.

I know that United Wholesale Mortgage (UWM) is the largest wholesale mortgage lender in the U.S. I’m also thinking that this very concise (for me) review of dealing with the company and its employees may be of use to some, however, I don’t think it will have any impact on the company as a whole. Having said that, this is the most backwards, inefficient, incompetent, and unorganized financial institutions I have ever had the misfortune of dealing with. My wife and I did a VA construction loan with UWM. VA construction loans do require a few extra steps to protect veterans, however, once everything had been cleared with the risk management company, the only thing left was getting the final appraisal done by a VA approved appraiser and processing the final paperwork with UWM. Yes, normal banks would have had this done within days, NOT UWM, no we have been waiting for over 6 weeks! Yes, 6 weeks and 3 days have passed! If you call UWM, you will be bounced around different departments, asked to verify your identity for each department, because you are always blind transferred, I have not experienced anything less than four transfers in one call. Once you finally get to the correct “department” an employee looks at your account and tells you it will be 5 to 7 business days, because they need a document to clear, or you are 3 or 4 on the employees list for that day. Understand that I called and talked with one employee that said I was the third person on his list for the day, this was at 9:30 am, the employee told me I would receive an email later that day. Never received that email. Another example of UWM’s incompetency, the VA approved appraiser, UWM reached out once, by email, did not receive a reply, after not receiving the phone call from the appraiser when I should have received it with a week, I called UWM, they said they had not received a reply from the appraiser, I asked the supervisor of that department, Did you follow up with the appraiser, by phone, another email? The answer was NO. I called the appraiser and set the appointment and then called UWM to inform them that the final appraisal would be done and uploaded that week. UWM has told us that some of the delays were due to someone within their company questioning a photo taken during the first final inspection. Our builder is/was very honest with us, our build manager told us the house missed 4 items in the first final inspection, the builder fixed the items, the house was reinspected the next day and we did our final walkthrough the following day. The risk management company has already certified that the house IS MOVEIN READY. No defects, nothing that should prevent us from moving in. Why does UWM feel the need to go back a do repeated work? It really makes you wonder, UWM is the largest wholesale mortgage lender in the U.S. so, if my wife and I are just one loan that they keep delaying, how many others are they doing this to, and much profit is UWM making on the interest? It took over 6 weeks, yes over 6 weeks! and us filling formal complaints with them, the VA and several financial protection agencies for UWM to do their job!

Absolutely horrible to deal with

Absolutely horrible to deal with. They ask for things already provided to them. It’s hard to get through to a person, and when we do, it’s a so called human robot who will just “update the notes.” Once a payment is made, something will arrive in the mail over a week later asking for payment. They will ask for insurance that was already provided, then send a letter that they don’t have the insurance. Complete mess of a company. Stay away from using them at all costs!
Been dealing with their crap for approximately two years now.

My nightmare began when I met a…

My nightmare began when I met a so-called expert on Hinge discussing smart contract staking. Anger burned intensely in my chest. They fronted me 18.34 USDC to start. I deposited it, traded, and pulled out 22.15 USDC without a hitch. Hooked by the easy money, I was manipulated into investing $311,304 using my inheritance. The fake profits ballooned to $985,078. When I tried to cash out $934,038, the trap sprang: a mandatory 7% tax clearance ($65,382). Blinded by the sunk cost, I paid it. But when they asked for an additional 21% wallet verification fee, the horrifying reality set in. I was being scammed. A financial advisor recommended a on-chain tracking firm (Fiscop Advisor LLC). They meticulously traced the USDC ledger to Binance P2P, isolated the scammer's fiat off-ramp, and managed to reverse the transaction.

Incompetent company - Avoid

Incompetent company - AVOID!!!
I refinanced my VA home mortgage to United Wholesale Mortgage, which outsources servicing to Cenlar FSB. That decision has been a nightmare I’m still living nearly 3 months later.
From day one, Cenlar claimed my verified bank account was incorrect — the same account I verified through their own system on UWM.

After multiple failed attempts to make a basic payment and useless customer service calls, they froze my account and demanded certified checks. My bank issued them. They were delivered and signed for two weeks ago. Cenlar has still done nothing with them.

In the meantime, they have assessed over $500 in late fees for a delinquency that is entirely their own creation, and they have now reported my account to the credit bureaus as delinquent — for payments I have been actively trying to make since day one. Impacting my credit score SEVERELY.

Customer service has been completely useless at every level. No one takes ownership, no one escalates, and nothing gets resolved.
They also have been making attempts to take down my review (this is the second one).

I have now filed formal complaints with the CFPB, the VA Loan Guaranty Service, and all three credit bureaus, and I have submitted a Qualified Written Request under RESPA.

If you are a veteran considering UWM for a VA loan, understand that Cenlar is who will actually be handling your mortgage — and their track record speaks for itself.
Zero stars. Avoid.

Awnful communication and costumer sercvice

I’ve had an extremely frustrating experience with this company. Communication is consistently poor, important updates arrive late (in one case, I was notified of a service change only 15 days before payments were discontinued), and information is often vague or incomplete.
Customer service has been equally disappointing. After numerous calls, it feels like unhelpful, aggressive, rude and dismissive behavior is not the exception but the norm. It genuinely comes across as a company-wide culture rather than isolated incidents.
Managing escrow and insurance through them has been particularly difficult, confusing, inefficient, and unnecessarily stressful. At times, it feels like you are chasing them for basic support while being treated as if you are an inconvenience.
The only positive note is that the servicing of the mortgage has been eventually transferred to a different provider, which I see as a much needed improvement.
Overall, I strongly recommend staying away. This has been one of the worst customer service and company experiences I have had.

This company is horrible!!!!!!!!!

I would give this shady company a ZERO star if I could. I have had nothing but problems with them. They ruined my credit score by no processing my loan in a timely manner. In addition when I officially sent them a cancelation and intent to withdraw document they sat on the document the day before Freedom Mortgage was about to pick up my loan they erroneously process my loan and paid my previous lender. I am not kidding when I say it took me months YES months to get a hold of the right person in UWM to fix mortgage. I was force to stay with the company for 6 months. I took legal action to get away from this lender. If you are thinking about using them think twice. Do your research.

Stay away from this mortgage lender

Stay away from this mortgage lender. They are late on sending out insurance escrow and really bad communication. They rely on automation and you can never talk to a real person!!!

Kept trying to raise the loan amount…

Kept trying to raise the loan amount when it was previously agreed on a lower amount. Was supposed to get the 2 first month's with no payment but they lied on that. Then lied about the amount in my escrow so I would sign. Called multiple times to try and get it fixed but never got back to me. Go elsewhere if you want to keep your sanity and money. AVOID SEBASTIAN MALLOIAN

Cheap Rate

I got my mortgage through UWM a year ago and the process was very straightforward.

I went through a broker and they did all the heavy lifting.

The only hiccup I had was the appraisal kept cancelling and with my rate lock expiring, it made things very close to the deadline which I did not appreciate.

That being said, this was the cheapest rate I received by a large amount.

United Wholesale Mortgage makes it out like it is such a great place to work. 18 reviews and a 2.2 star rating should SAY MORE THAN ANYTHING out of 5 star possibly. They are currently hiring but also letting people go like recycling. Just know it is such a dead end job with a half dollar raise which already change people from one department to the other and require a 11am-8pm shift. Make more at McDonald's then employees working on home loans as they sell mortgages with owner building a mansion on a lake and purchasing the Phoenix Suns. Brother has plans to purchase a baseball team and security escorts employees out.

these guys are crooks simple as that

these guys are crooks simple as that. they will pretend to not receive important documents you send them. they will pretend to start processes and not actually start them. they have massive disconnects between different departments, and generally speaking they WILL NOT have your best interest in mind.

I just recently closed the docs with my refinance mortgage from Loan Depot. They offered me with zero closing cost and fee. First at started working with Lock it Lending ( broker) which use UWM as the lender. The process was about 3 weeks all work through online and electronic signatures. It is very convenient plus they used the Online Notary for CD. I saved 5.85 APR from 6.99 APR.
