Ghosting time wasters

The King's Lynn branch are ghosting time wasters, called about a flat to rent in Hunstanton in April 2023 as we were relocating and they did a last minute viewing which was promising, however when we contacted them by email to express interest they never replied, I called and was told the agent would call back, they never did. We then found an amazing house with another agency shortly afterwards which was good. Fast forward to May 2025 and we have been served notice on this house as the owners want it back to turn it into an air BnB, very sad. Found a lovely bungalow in the same village we live in which seemed ideal as we love the area. Called, and again we were given a last minute viewing which was useful. Property was nice, we said we liked it and would think about it that evening. The next day the agent called and asked what the verdict was, we said we liked it and would like to be considered. We knew we were competing against others as our viewing was delayed by a prior viewing overrunning. We have not heard from them since, and having looked online, I can see it is now set as 'let agreed'. I'm not too upset that we missed out on the house as we've found an even better one since then with another agency, and they have been nothing short of brilliant and professional, and fast! However it's the principal, don't leave people hanging when they are literally trying to find somewhere to live, usually in a short space of time. Looking at my emails from 2023, it was actually the same agent that has ghosted us both times, which is so bad it's almost funny. We always seem to land on our feet thankfully, but that is absolutely no thanks to William H Brown King's Lynn! I would instead recommend Rounce and Evans or Sowerbys instead.

Disappointed

We used Stevenage branch of this company (Steve Allardyce being the agent dealing with the rental) to rent out our house. The tenants stole curtains, painted a bedroom mauve with gloss paint, left the freezer door open which resulted in a solid block of ice which took 3 days to defrost. Whilst all this was happening the letting agent made no inspections to our property to see that it was being respected. After a dispute with this company for 4 months we were given a pittance of the deposit to correct all the breakages and damage caused. I would advise anyone thinking of letting out their property to use a more professional company who will respect the owners property.

No Show

If I could, I would have given no Stars. 2.4 Stars is way too high for this joke of a letting company. They arranged an appointment to show me a property and decided not to show up at all. Pathetic excuse for a company.

How bad are William H Brown

We initially chose William H Brown because we were interested in a property they were marketing and thought it would be convenient to keep everything under one roof.

However, I have to say the service has been extremely disappointing. Communication has been poor throughout, and at no point did we feel included or informed during the buying and selling process. It felt as though minimal effort was put into supporting our sale or providing a quality service.

If you’re looking for a smooth, professional experience with a team that genuinely puts effort into your property journey, I would strongly advise looking elsewhere.

Absolutely shocking levels of communication.

It will soon be 14 days since I have signed a holding deposit form with these people, and since then I have heard absolutely NOTHING in regards to the property I'm apparently moving into, I was originally meant to pick my keys up Tuesday 22nd, that never happened, I've fired across multiple emails, I've tried phoning the branch, NOTHING gets these people to talk, I have no idea what is happening with the property I've been accepted for, no date to pick the keys up, no tenancy agreement, no move in date... Nothing.

Very poor performing estate agent

Have been dealing with the Statham branch of William H Brown and can only suggest that they are best avoided, they have had significant staff turn over and each time the selling staff that come out to visits have been less skilled and less enthusiastic.
They have managed to get a whole 6 people through the door in a year. Which is well below the market standards and even with that when cancelling contract they're immediately reminding of their competition clause that you can't see with anyone else till the notice is done, which while legally correct seems pretty poor form when they have woefully under performed.

Over all very lacklustre, unprofessional staff sent to do viewings and no ideas to help sell a property apart from the relentlessly lazy "Drop the price, drop the price" the battle cry of estate agents who don't really know how to sell.

Very much best avoided, much better options out there.

Would buy and sell via William H Brown

Jason (Jay) Chamberlain the sales progressor at the Ipswich branch was my contact during the purchase process and was extremely helpful, proactive and responsive to my emails and phone calls. Painfully slow and unresponsive vendors conveyancers but he certainly persisted in a friendly and professional manner at all times.

I wouldn't hesitate to use this branch again

Sowerby Bridge Branch Thank you

We have had a really good experience with William H Brown Sowerby Bridge Branch Edward was amazing with the first meeting I was really anxious about selling the house but he made it all easy and was compassionate about our autistic daughter and the impact on her throughout we sold fast and was really happy with the service we received

First Class Hannah @ Sowerby Bridge.

The Huddersfield office are dealing with Selling and buying my properties, but I was in Sowerby Bridge so popped in that office because I had a couple of issues that I wanted some help with. I had been given a Solicitor so completed all the forms and paid £75 up front costs. The Huddersfield Office then said I needed a different solicitor, because the vendor was using that Solicitor. I asked one of the ladies at Browns to request a refund for me, but 4 weeks later i had heard no more about my £75. I also asked 3 times if the Vendor had set a completion date because my Solicitor said he hoped to complete this month. I needed to know if the Vendor required me to complete this month. I was not trying to push them out, I just needed to know if I needed to sort my financial position out.
Hannah Whiteley at Sowerby Bridge was excellent, she phoned the solicitors gave them my bank details and was told it would be in my account within 2 days. Hannah then phoned Huddersfield and told them I was waiting for an update. She was told they had an update for me and they would ring me in 5 mins. So thank you Hannah a well deserved 5 stars and I could relax for the rest of the day because the issues had been resolved.

Dishonest and misleading fee structure

William H Brown Harwich - After looking at the estate agents available in my area we chose William H Brown because they had the shortest sale time with an average of 7 -10 weeks. This did however come at a considerable cost especially looking at what others were charging, but we had seen a property we liked and wanted to get moved.

Unfortunately it did not feel like the property was marketed or shown with enthusiasm and as such it took 6 months to secure a sale with a complete chain during which time we lost the house we were looking at, but found another.

What partly influenced this review was their "recommended" Solicitor/conveyancer PPL, who managed to drag out the sale process for 6 months meaning that from going on the market to moving house took 12 months, after being advised that we had an "in demand and ready to go house that would sell easily"

The main motivator for the feedback however, was the Estate agents fees, We were aiming for 1% of the sale price but the best that could be done was 1.15% however the contract was written out using a "fixed price" option meaning that the fee was the same regardless of the actual sale price! This meant the percentage they get is higher and in addition to this they add on VAT and an additional ID and money laundering check that I thought was part of the original fee. I feel that the original guide price advised was inflated to secure the "fixed fee" then after a few weeks they push to hugely drop the price. I was under the impression that when they pushed us to drop the price it would also drop the commission, BE WARNED THIS IS NOT THE CASE.

I feel this tactic is misleading and has left a bad taste in my mouth! We were looking to negotiate 1% fee, and we believed we had settled on 1.15% but because of the way it was written into the contract we ended up paying 1.47% which given the service we received is very disappointing. In addition William H Brown earned £1,392.60 from the referral of their "recommended" solicitors which was not deducted from the fee that they had already charged and as mentioned earlier the solicitors left a lot to be desired.

When trying to negotiate the move date I did not feel like our needs and wishes were given any weight. We were advised a mid-October move date originally but in the end settled for just trying to be in before Christmas, then the first week in Jan, then the second week in Jan, none of these requests were met or even given any weight and we finally got in towards the end of Jan.

I would not look to use William H Brown again based on this experience, especially given the big difference in cost compared to other Estate Agents locally and the misleading fee setup that is based on the listing price and not the actual sale price.

Their willingness to just accept poor performance from others as the norm and to not push for better tells me it is unlikely to improve in the future. I feel completely ripped off by William H Brown, they made almost 2% of the sale price, this is because of their dishonest and underhand tactic of setting their commission based on the original price rather than the price that actually managed to achieve. I am frustrated with myself for making the mistake of using them. I hope this review stops others from making the same mistake and feeling the same regret I have.

This industry desperately needs more accountability.

Excellent company.

I cannot speak too highly of the professional and first class service offered by this company. Their conditions for sale were very competitive and saved us a lot of money. There were hiccups by the buyers solicitors that caused a delay in the sale of our property but throughout Williamhbrown of Lincoln handled the situation well and kept us informed. Their staff are a breath of fresh air and it is without question that we would recommend and use again.

William H Brown - Great Yarmouth. I spoke with the lovely Terri to arrange two bookings for two properties. She knew the area well and was able to in short notice to go and attend the property for us. She came back to me as soon as she got back to advise she has been and provided all the emails required. Would highly recommend her for her service.

Evil Female Estate Agent

The branch in Barking is scary and sheer evil. Because I didn't sign up with them, they passed false info to the Move Market to trash my property. So, it's a war between estate agents and vendors, believe it or not!

I dealt with William H Brown In Norwich…

I dealt with William H Brown In Norwich (Bank Plain NR24SF) from the very beginning I wish I never got involved with this estate agents. When I went to sign the contract etc at the office I was doing so with a member of staff when one of the managers was openly shouting, humiliating and speaking degradingly as a manager to his staff all in front of myself and the person I had with me. This was clearly something he did often because his staff looked miserable and "anxious/nervous" every time he spoke to them. I should of known by this It was an unprofessional company. Since singing the dotted line I have been the one making EVERY single phone call, email and chasing the company for details of things such as move date, references, checks & collecting keys etc. Such basic information that should be key to keeping communication between the company and their client and building a good reputation as a company. When I did call I was told something completely different and It seemed nobody actually said the same information. Then when I would speak to each person they would say the other person had made a mistake and I should listen to them. Again at this stage I should of known to cancel. After my health depleting and needing an accessible house for my disability I called the office to be told It wouldn't be a problem etc. I was then told something completely different by the next member of staff that could potentially be now leaving me In a huge amount of debt. DO NOT USE THIS BRANCH!! Absolutely terrible customer service, No one knows what they are talking about leaving you the customer being left In a bad situation due to their mistakes. I am now going to have to seek legal advice over this and wish I never became apart of their custom. If you do choose to use this company I advise you to keep every email, call record, name of staff you spoke with etc to cover yourself.
