Spoke with Sally and it was a terrible service from the get go, she answered the phone yawning and then told me that my soaking wet floor upstairs in my child’s room (nobody has yet bathed or showered) is not an emergency and to rebook it in working hours, in working hours I am also working, what an absolutely terrible service I hope her kids are sleeping in damp rooms too and maybe then she might have showed a little compassion

I have always been disappointed with their management from the very beginning, as they consistently do the bare minimum. It is no surprise that they have earned such a poor reputation.

I'm not allowed my mom to live with me either for support after a psychotic episode and severe depression 😔 they lead you one way they say another thing to knock you back. Never felt as much despair as I have right now
Waste of space
To simply put it the Wrekin housing group only want to know you when you owe them money(which I don’t). They don’t care about tenancy agreements nor enforcing them when other tenants clearly don’t follow it. As long as you pay them do what you want to the property.
If I could give zero, I would.
WHG claim to want to help working families, I have seen no evidence of this, the assumption is that you will be in anytime they want to visit. When you contact them to rearrange you receive veiled threats regarding right to access (I work in a school so find it very difficult to get time off during termtime). I would strongly suggest conducting communication via email, although even then they tell you that you misunderstood or misinterpreted what was written.
13000 houses how about fixing one!
I've been a tenant for nearly 30 years, I've noticed a massive decline in the past 4 years in communication & basic repairs.
In the past 4 years I've lived in 2 WHG properties the first property the roof collapsed & was refused repairs during COVID, the second home was riddled with wood worm & my husband fell through the floor.
We report repairs they are either never dealt with or more recently an appointment was made that we had no knowledge of, we were phoned on holiday demanding access to our property.
On the rare occasion a trades person turns up when you are in, Toxic masculinity is rife often talking down to me even though my family are builders.
A bit like some of the taxi companies with a bad reputation the company has changed it's name a few times.

These people are useless
These people are useless, do not move in to the area. We were happily living in our home for several years until I noticed cracking in the walls externally and internally also the exterior concrete floor looked like the grand canyon. We reported the issues and got every excuse imaginable but after extensive investigation (a year later) it turned out as the house was nearly 100yrs old that the foundations were damp and this was causing the cracks etc as the foundations had absorbed what they could (red ash) and now the damp was seeping through the walls, well this is the reason given. We were given 3 options, live with it, move into temporary accomodation with no time scale of return or move house...all this without any consideration of what we had put into the house and gardens or how happy we were where we were. With reluctance we opted for the move as the other 2 options made no sense. We were offered some absolute dumps that you would not house animals in, 1 of them actually had a 1 inch wide x 2ft long crack internally and externally due to tree root damage. Finally we were offered a new build which we opted for and a £150 increase in rent although it still had 2 bedrooms only! I pointed out that we were moving because we HAD to NOT because we wanted to so why the price hike but that fell on deaf ears. We did not really have a choice as whole bricks were now falling out...SERIOUSLY! The newbuild is shoddy and poorly built, I do not think there is anything done correctly. Bad plastering, rads on the tilt, ceiling line like a rollercoaster, cracks, damp, siliconing/caulking done by a blindman, the list goes on. On the day we moved in the shower popped and leaked in to the living room via the light fitting. Basically we were moved in to a poorly built shoebox and had a massive increase in the rent for the priveledge. We have been in the house for a few years now and in hindsight what a mistake it was. We have lunatics flying around the area in cars and on bikes, neighbours with unkempt gardens and kids playing in the road in the middle of the night swearing, etc. Our next door neighbour has 8ft weeds in the back garden and 4ft ones in the front along with overflowing bins, rubbish, damaged electric box, broken pallets, etc. You know the sort, benefit people. After a year or so of living at this house the whole street was advised that wheelie bins were not allowed to be stored at the front of the house which for us was an issue as it was impossible to get it around the back due to us being the only house in the street with steps in the back garden and it will not go through the gate. We had to get special permission to have them out the front as long as they were screened...we had been doing this regardless since moving in so as it was aesthetically pleasing to the eye. Evidently this was not good enough so to adhere to the (newly introduced) rule I spent a lot of time and money to improve the screening so the bins are not seen at all....job done!! So with this new rule the street should look ok, no it doesnt. We are the only ones to adhere to it and several neighbours STILL have theirs on full show basically we were picked on. Without sounding bigheaded we have the nicest maintained garden in the street and we have been bullied into spending money we do not have while others have done nothing. I have reported this issue several times to WHT also pointed out persecution and again it has fallen on deaf ears. Within the 2 years of us being here, the whole area has quickly slipped in to the same category as the older council estates in Telford.
With regards to above the rent has gone up again a few times, included in the high cost is a service charge for the area....service cost for what?

I just had a meeting with Sarah Martin from Wrekin Housing Trust to display and ultimately install an alarm for my 90 year old mother in case of emergency.
The whole experience could not have been smoother, from an initial enquiry with her colleague to making an appointment and then Sarah demonstrating the facility and installing it in a friendly and efficient way. This has given my mother and my family peace of mind.
We are confident that we are in good hands and cannot praise the service enough.
Congratulations to Sarah and her team for a professional, friendly and efficient service.

In a lovely new house that Wrekin has posted all over social media. How brilliant the house are and affordable.
The fact is, my garden has a pool of water in, I’m paying £625 for rent when I can’t use my garden… to be told by Wrekin to put some grass seed on… grass with not grown in water.
Shame I can’t attach photos!
I’m not working with a ombudsman to get this matter resolved after being told time and time again ‘it’s okay’ or it’s due to the garden furniture (that’s on slabs the other end of the garden)

WHT a nightmare for disabled tenants
Been a nightmare for some time, we're both over 60, disabled and in poor health. The property has major problems with damp and mould, largely from repairs not being done. They've been blackmailing us, lose all clutter half the furniture and all the books and they'll allow repairs. They were meant to come do yet another inspection yesterday, I was ill with headaches, blurred vision, general out of sorts. Turned out my BP was 201/101 and GP said avoid all stress. Advised them of thios and asked to postpone till next week, response we are in breach of tenancy conditions and will be served a Notice of Seeking Possession.

Roof is leaking
I've had a leaking roof for about 4 months now. I have reported the issue several times to the Housing Trust. The first time it happened, i reported it they come out, isolated the electrics and made the area safe. He knew exactly what he was doing and he immediately reported it his manager via email and promised to get the bottom of it.
The next day another man arrived and took a look in my loft and found water as it had been raining and told me that it potentially could be the roof and that it would need to be sorted ASAP.
I received a letter in the post with a date to repair the roof. So a month later, 2 more housing trust workers come out and ask about the leak. I told them what the last man had told me, that it was the roof that needs repairing. They asked to have a look in my loft and after looking around came to the same conclusion. They said, it's the roof, we will speak to our manager. We can't fix it as we need scaffolding. I said OK no problem and they left.
I get another letter saying that they were coming out to repair the roof in a months time. It rained quite a lot in that month. A day before they were due to come out to fix the roof, I receive a text saying that due to sickness the roofer couldn't come out. This was fine as I understand Covid is serious stuff.
I receive another letter saying that once again in a few weeks the roofers would come out to repair the roof. So the day comes. I let the Housing Trust workers in fully expecting them to put scaffolding up. They said
"we've had reports of a leak"
I say yes, it's the roof and that I've had a few Housing Trust workers come out and they all concurred it was the roof. The man asks to look in my loft which I'm happy to do. He says he can't see where it is coming from as it was dry. I said OK. They said they would ring their manager. So, I waited an hour whilst they were outside. Then, it started raining. The man sitting outside phones me and asks if he could see where the leak is coming from. I say yes. He goes up and tells me where the leak is coming from and how the water is getting in. He says, "I need scaffolding as I can't go on the roof without it and I don't have enough with me"
He apologises and says it will be sorted. So, I receive another letter a few days later saying The roof repair will take place in a months time. The letter actually had roof repair on it. I was assured that scaffolding would be set up and the roof would be repaired
I wait a month. Thankfully the rain wasn't to bad. The day came and 2 new Housing Trust workers arrive. They said "we've come about a leak"
I told them that yes this is correct and the leak is coming from the roof as this is what I'd been told by previous workers. They ask to take a look. I show them where the leak is coming through the kitchen with the stains. They ask to have a look in the loft. After 10 minutes, one of the men says he can't find a leak at all or where it's coming from. I tell him what I was told before from the last man. The water is sliding on the roof through a cracked tile and coming in at an angle in the loft. He kind of ignored me. To their credit they did put some sealer on the patches. Which was great, but the roof will still leak. I ask them, to tell me what's happening. They tell me that we can't get up their without scaffolding. Then, the same man who put sealer on the stains told me he can't see a leak despite me telling him what I d been told by the other man.

They seriously know how to under occupie a property when the taxpayer's footing the bill leaving 1000s of rooms empty across Shropshire, as long as the taxpayer's pick up the bill on the bedroom tax it's all gravy to them.....
Eviction of OAP over hedge heights
My mother has been unable to manage her large property for 10 years resulting in an overgrown garden. She is nearly 70 yrs old, cannot get into her bath to wash, struggles with the stairs. WHT have known she needs mobility suited accommodation for the last 10 years. Now they have threatened to evict her over the garden. Myself and my partner have started doing what we can in the garden as they refuse to rehouse her otherwise. The garden and house is dangerous for her but they have said even if she has a fall they will not rehouse her due to the garden. In the meantime they have failed on 3 occasions in the last 4 weeks to fit a handrail so she can get upstairs to the bathroom. She is currently washing in the kitchen sink. They clearly want to evict her and eviscerate themselves of all duty of care to a tenant of 40+ years who now requires additional help and modifications. I am now looking into legal recourse (again, had to go this route before with them for another issue) re a failed duty of care to a vulnerable resident (they refuse after numerous requests to provide a copy of their duty of care policy). In short a thoroughly incompetent organisation who would rather elderly residents die than have to be responsible for the well being of vulnerable tenants. The more WHT annoys me and threaten and intimidate my mother, the more determined I am to hold them to account.

i would like to strongly advice anyone who is a wrekin tenant to voice record any telephone calls to wrekin or from wrekin to yourselves so that you have a record of your phone calls,there way of recording phone calls is the wrekin employee types into the computer anything that they want that phone call to have been said and then says that you have said something to them which you have not, and not something that you have said and what they have said to you which they have not and not something that they have said,and each month keep a copy of any phone records that you have so as to verify each and every phone call that has taken place because if you dont they will deny that phone call happened,there treatment to anyone that suffers from mental illness is disgusting,i have had the worst experience i could possibly have off a housing association that proclaims to have compassion and understanding and be a charitable organisation,i had a bad bout of insomnia that lasted 5 days with no sleep whilst suffering with ptsd and it caused me to mistakingly think that id been evicted and took my belongings into a derelict building over a 2 day period and posted my keys through the letter box on the 3rd day,then i realized id not been evicted and was trying to find a way of getting my keys back to take my furniture back into the flat when there housing officer phoned me on the 4thday and told me youve taken your furniture out of the flat and what have you done with the keys to which i said ive posted the keys through the flat letter box and before i could say that im trying to get my keys back and explain what has ahppened and that ive not give the flat up he put the phone down on me,i phoned back numerous amounts of times to say that ive not give the flat up but each time told no you cannot have your keys back and then later on after putting a complaint in to there complaints process i was told that ive phoned wrekin to say that phoned them to give the tenancy up,i did not do that,and it says i phoned 2 weeks later to say that im moving the rest of my belongings out of the flat and sending the keys back to wrekin by recorded delivery, i did not phone to say that to them as the wrekin employee already knew thar all my belongings were out of the flat and that the keys had been posted through the letter box to the flat and then they said that theyve received the keys off me in the post at wrekin,theyve told lies all the way through,,if you make a complaint to them they cover each others back and dont look at the tenants reasons for what happened,please wrekin tenants be very wary of wrekin,it is very difficult to prove that a tenant is telling the truth and the wrekin employee employeeys are lying if you dont have the telephone calls voice recorded on your phone,if you say that youve phoned them on any particular date and if it is going to prove that wrekin are lying they will say they got no record of that phone call or wrekin say anything could have been said on that phone call,but if you the tenant has voice recorded that phone call and keep a copy of dates and times of that phone call from your phone record then wrekin will not be able to lie,if you make any complaints about your neighbours the employee that i spoke to told me if you dont like it then maybe you should move,if your having insomnia been told maybe you should move confuses the mind,and if you the tenant the same as i was have been treated disgustingly by wrekin then please put a review on the website, mistakingly think that youve been evicted but then realize that youve not and try to get back into your flat that you thought that youve been evicted from with wrekin they will say that the phone calls that youve phoned wrekin to say that your complaining about your neighbours is you phoning to say that youve ended your tenancy especially if they want that flat to stay empty and not put any other tenant in the flat,wrekin will say to you anything that they chooses to say to you on there complaints to them as a company process and not what is actuall fact,if they already know that youve posted the keys through the flat letter box they will then post a letter to that empty flat so that they got a paper trail,there reason for saying that they wont allow me to have my tenancy flat back is because i made a few complaint abou the neighbours,i made 3 complaints thats it and that was whilst i was having insomnia which made everything sound louder,and they said i moved because of noise,the flat i went to the derelict building was above 2 shops a lot noiser,figure it out for yourselves wrekin tenants,if id not mistakingly thought that id been evicted from my wrekin flat i would still be in my flat now and it would make no difference if id made 3 complaints or 2 thousand complaints,my actions were based on not being well,try not sleeping for 5 days and see how your thought process is,try to think rationaly on 5 days with no sleep,my insomnia was because of ptsd, not because of noisy neighbours,the flat that i was in with wrekin has been left empty for 15 months since i was in there,so i ask you any wrekin tenant or anyone that reads this be very wary of wrekin and remember the advice that i have given you about voice recording the phone calls with wrekin,what has happened to me could very easily happen to anyone,and if you suffer from insomnia at any time or suffer from ptsd then good luck to you,if id not ansered the phone when the wrekin employee phoned me when i was trying to find a way of getting back into the flat to get the keys so that i could take my furniture back in then i would still be there now,if id not mistakingly thought id been evicted whilst havinsomnia then this would not have happened to me,my actions were based on not being well and i was trying to correct that action,wrekins actions were based on a clear and calculated mind just so that they can keep the flat empty for 15 months so far,i have witnesses to prove what i am saying is the truth,and unfortunatly lie detector tests are not admissible in court or i would take one now and any solicitor that saw the lie detector test results would take it to court for me and wrekin would have a lot of explaining to do and would be in a lot of trouble for fabricating evidence,do you think its fair anyone that reads this for how ive been treated by wrekin,i had more than 4 years left on my tenancy,i never caused any trouble at the flat that i was in with wrekin no missed rent payments no damage to the property and made a garden out of the wood for all the neighbourhood to have something nice to look at because noone got a back garden ,i did that whilst suffereing from depression that took me 6 months to do,shame on you wrekin for how you have treated me,
Take some responsibility
What a load of red tape. I have been told that loud music talking till 2am dogs barking is not anti social behaviour. The response is ridiculous they make out that they are powerless to help and all they suggest is that I private rent if I'm not happy .I moved here when it was adults only they were the ones who changed the policy not me. Why should I be the one stuck here when certain neighbours do what they like when they like.
The worst organisation, in my opinion...
The worst organisation, in my opinion, that I have ever had the misfortune to deal with. From the way that I was spoken to, the way I was spoken about and what was written about me, I found their managers and board to be rude, lacking in basic understanding and highly unprofessional in my opinion. Their policies towards disabled people are, in my opinion, deeply unfair as they do not allocate on medical need. They also have failed spectacularly to address the chronic shortage of fully wheelchair accessible housing in Telford, in my opinion. An organisation that, after 8 years, I gave up on as I have zero trust in them. As someone who passionately believes in equality for all, I would now not touch them with a very large barge pole.
