Oh apparently I am in arrears with my rent how can I be if I regularly pay my rent and service charge every month. I paid extra every month last year hoping that the extra would be deducted off the rent when I decided to use it as have done it before only to be told in arrears. So what has happened to the extra over payments which all added uo over time? Checked account today 05.01.2023. Phoned again enquiring about the house balance customer told me that customer what you owe really after I paid rent in full a couple of days ago. This needs sorting am considering going to the oudsman or Higher person disgusting how been treated
Absolutely abysmal, been a tenant for the last 12 years and I can't find a good word for this incompetent company .
Goes from bad to worse quite disastrously.
3 years ago, entry codes to our block changed without informing residents. Uncollected bins for a couple of months despite photos, calls etc. One of the neighbours managed to get the council to deal with it directly.
Ongoing issues of contractors being sent on jobs to our block, but never being given entry codes to get in, OR being given the old entry code from 3+ years ago! Despite that we are told not to let in anyone we don't know to the building due to parcels going missing.
Cue to the current situation where we were sent a revised service charge for 2021/22 which included a £49,700 bill for electricity for a block of 16 flats. Clearly not correct, took well over a month for them to admit they'd added a load of other flats to our bill for multiple years and hadn't checked it before send us an additional demand for approx £2,800-£3,500 per flat on top of what we have already paid. Now still trying to check if the remaining service charges are correct and it's been another month of them claiming to have sent all the invoices (some are duplicated, others not relating to the right period).... and still nowhere near fixing the whole mess. After getting most of the invoices (except electricity for which they send us unreadable internal scanned excel files), I found we had several invoices added to our bill more than once, several invoices from the prior service charge year added to the bill and we were also billed for a non-existent invoice. Then came the £2,500 bill to replace 8 lights where they asked us to trust their calculations because apparently no proof of calculation existed. Low and behold when I copied the senior team it miraculously appeared. All residents were also billed collectively for a repair in one specific flat because they have no way to isolate the flat that needs to be billed individually.
Multiple phone calls from residents were passed from pillar to post, not one person ever got a call back from our assigned property manager on this matter or even managed to speak to her directly.
Abysmal, incompetent, utter lack of customer service and minimal communication. Only helpful if you manage to get the complaints team on your side who will actually investigate what is going on, and who in our case upheld our complaint.
Unprofessional, unorganised and dysfunctional company! The balcony door in our apartment has been broken for 3 weeks, instead of ordering the part that needs replacing when the first engineer came, they sent another person without the appropriate part that wasn’t even qualified to do this particular job! Now we’ve been living with the balcony door left open in the freezing cold for 3 weeks and there is no sense of urgency from their side. Avoid like the plague
Called out of hours on Sunday 3pm to alert them I had leak from kitchen sink and was having to empty washing up bowl every 10 minutes to try to contain the water was told someone would be out in 4 hours
No one arrived till 12pm Sunday night, job was too big to finish so had to turn water off from mains leaving me no water but pipe still dripping water, and was told someone would be out in morning to repair the leak
It is now Monday at 4pm and no one has attended
After numerous calls to a2 and pyramid plus have been told a contractor will be out on Tuesday morning between 8-9.30
I live in upstairs maisonette and cannot contain the leak that is still dripping down the back of cupboard and possibly down through ceiling of neighbours kitchen
The service pyramid provide is terrible
No communication from them unless I had called them and then was told they could not do the job till report had been done, so who had the report marked as urgent??!!?? communication within this company is not all that either
The young man that did attend on Sunday night was very nice and too could not understand why from 3pm no one attended till he arrived at 12pm
A2 out of hours had issues getting through to pyramid which I find disturbing as would have thought they would have better communication in this day and age ,
One of the most appalling, disorganised, incompetent companies I have ever dealt with. If you have an issue (any issue, no matter the degree of urgency)- be prepared to either be ignored, put on hold or get transferred to a bored and/or clueless customer service agent. Surprised they have not been shut down sooner.
Crap, crap, crap for the entire five years that I had a flat in one of their buildings. Then I sold it – during which time they were also utter crap to deal with – and paid them a load of service charge money through the sale that they said was in arrears but was actually in dispute. So the new owner had the benefit of starting with a clean slate. *Then*, two years later, they wrote to the new owners saying that they had in fact been wrong about their calculations, so they were reimbursing them £350 for extra service charge payments in 2020. Would they pick up the phone or respond to emails regarding the fact that this is money that *I* overpaid, not the new owner? No. The disdain they show towards their residents and ex-residents is appalling and infuriating. Non-existent customer service, courtesy and general people skills. David Innocent in particular.
Worst Housing Association ever!!! I live in the Forge building and have been waiting to speak to the Housing Manager of that bloc for nearly 3 years!!! I have left hundreds of messages and emails, yet no response, clowns!!!
You make a complaint via customer service. They log it but no one comes back to you
A2 is in charge of several keyworker properties meant for NHS staff, prison staff, teachers, firefighters, police and sometimes also students.
I had the bad luck of living in one of these cheap, but certainly not cheerful, shared properties.
From the first day i noticed an issue with the sink in my bedroom which was expelling sewage water up the plug which, from simple googling, was easy to figure out was a structural issue with the drains but A2's own Pyramid Plus company just poured bleach down the unblocked sink until 2 months after i complained the noisy sink was waking me up at night and making me almost vomit as the smell from the brown water was filling my bedroom.
They finally got a drainage specialist out on a Friday evening and recommended i move to a different flat 'as a precaution'. Queue the sink overflowing after pyramid plus operatives touched it and sprayed black gunk all over the walls. The brown water filled half of my carpet and as the staff failed to give the drainage specialist a key to the drain cupboard over the weekend, every single time tenant living on a higher floor than me would use their toilets or sinks water would suddenly gush up my own sink and flood the carpet. Interestingly, A2 refused to change my soiled carpet and forced me to sleep in the room with a damp carpet.
Then ensued harassment from a violent flatmate presumably going through steroid rage, along with racist views. So , as A2 says in its posters, 'please contact us if you are experiencing anitsocial or harassing behaviour'. This set of a chain of A2 staff bullying myself in revenge for me complaining and leaving me in a vulnerable situation alone with a violent flatmate at the start of the covid pandemic just when the NHS needed my work expertise most. I had to move to a different flat for my safety then found the same staff kicked the flatmate out after I moved!
Next up was the 4 years of continous noise and unannounced visits to private bedrooms by the building staff Mitie. (One other tenant told me a Mitie builder had actually stolen his watch frok his bedroom. )The result of which was a refurbishment that actually made the interiors of the flat more prone to damage and breakdown- broken oven after one month, faulty shower door, faulty extractor and glued down squares of carpet along with very low volume fire alarms!
The first fire started in a tenant's bedroom less than 100metres from my own. Only half of the tenants evacuated as the fire alarms were not audible over the noise of televisions and regular false alarms put tenants in a state of ease. The perpetrator of the fire who had dropped a spliff was moved to a different flat but never evicted. the repair took a stretched out 4 months to complete and new international student tenants moved in. This event was followed up by A2 who sent all tenants an email telling us they would not do a fire drill, they would not come and rescue disabled tenants as it was 'each tenant's own responsibility to evacuate a 15 floor building with the lifts turned off'!
9 months later the second fire in a bin right under the kitchen windows of15 floors. Again nobody evicted for arson.
Even the regular outage of hot water did not put me off. Tenants in a separate 15 floor block across the road from mine who were left without electricity in November for 3 days- meaning no water to flush the toilet, no tap water, no heating, no lights, no lifts and having to burn candles to see were refunded a measley £50 for the stress they went through.
But the final straw came when i complained about nightclub level volume of dance music being played on subwoofer speakers pressed up against my wall continuously by a student for 9 months. Even upon providing audio evidence the A2 ableist staff instead set upon a campaign of abelism and bullying hoping that I wouldnt leave them a 'bad review'.
A2 staff never came in person to the flat to listen to the music and so, after being told I could move to a different residence owned by them that was 4 times the price and located 10 ableist miles from my workplace i told them to stick their cockroach and mouse infested blocked drainage flats that consisted of one small bedroom in a shared flat (where tenants left blood soaked tampons and diarrhoea on the bathroom floor) with no living room, not being allowed to store even an umbrella in the hallway cupboard and i took the contents of bank account to an overpriced estate agents in a safe building complex with a swiming pool!
This company is absolutely terrible. If you are considering an apartment managed by them, I would strongly recommend that you think again!
Multiple problems on the estate where I live that have gone unaddressed for years despite multiple complaints, e.g.:
- Car park gates are constantly broken, so the car park is always filled with weed smoking youths, homeless people, and drug dealing
- Bin room doors usually broken, again with homeless people sleeping inside
- Repair requests not being addressed in a timely fashion (I have a "gap" in my apartment wall where rain seeps through, which is still there after reporting it 2 years ago)
- The rain water that does seep through manages to short out lights, so I am concerned about the fire risk
- Repeated hot water outages
- Lack of responsiveness from leasehold managers (who change frequently)
- Cladding issues (which are understandable), but a complete lack of communication or transparency about addressing them (so people wishing to sell or move are left in financial limbo)
The latest "fun" I've had is that they introduced a "parking management" company to patrol the car park. They failed to get me a permit in time, so I now have multiple tickets and potentially hundreds of pounds in fines. However, they are completely refusing to contact the parking management company to get them cancelled.
Amusingly, I phoned the contact centre (several times) to speak to the leasehold manager. The final time, the poor contact centre worker tried to physically find the leasehold manager in the building for me. He succeeded, but then had to tell me that the leasehold manager was point blank refusing to speak to me because parking permit issues had been addressed in a letter (which contained multiple inaccuracies, including a downright lie about all residents having successfully received their permits).
I have young children, an apartment that leaks water, frequent hot water outages, a horrible parking environment, and hundreds of pounds of fines because of their incompetence.
I wouldn't mind if they were responsive, and offered to help, but instead they ignore all communications and take no action. Absolutely disgusting!
I cannot state how highly you should avoid dealing with this company if possible. I am considering legal action.
Horrendous experience with Fabrica. Stay away from professionals who can't spell, don't react to emails, are constantly on holiday, make weird remarks, are racist and generally don't know what they're doing. Been intentionally delayed, just for the property to then be sold to someone else. Thank you, Imran, dodged a bullet by not buying after all.
Was lucky to keep initial mortgage offer and move quickly to another development, where the process was smooth and quick.

Renting and a2dominion never fix any issues, never mind fixing them, it would be a amazing if they even turn up. Probably still up more appointments then turned up. Even if they did turn up they have cowboy workers looking to do as minimal work as possible. Pyramid, A2Dominion. Hope you all go to hell!
Completely useless building managers. I naively thought they'd be better than most landlords since managing buildings is literally their whole purpose. Needless to say, I was very wrong.
We had no hot water in the whole building 5 different times over the past year - twice just this month. They don't let you raise the issue as an emergency so sometimes it takes days to fix. The lift broke once and it took them an entire month to fix it - if you need a property with a lift, this one is unreliable at best. The down button for the lift on our floor is also broken so you can only call it up, which defeats half the purpose of a lift. We complained about it 3 months ago, and they said they'd fix it, but nothing yet, obviously.
On top of that, they do a poor job of keeping the communal areas clean.
Awful. Wont respond to emergency repairs. Dont clean properly. Not contactable. How do we get rid of them?
I rented a flat at one of their buildings and at first when I received my flat I discovered that the bed frame is broken and after reporting it to them they told me I was fully liable for the damages on day 1 and made me pay for them to replace the bed frame and it took 3 weeks for them to do so. It is absolutely awful having to deal or communicate with this company and their terribly rude employees that do not seem to care about customer satisfaction.
Please, please don’t buy from this company. They outright lie, fob you off constantly and cause great amounts of stress. I was handed a faulty home and I have been fighting for 3.5 years to get a resolution. They waste my time with calls and visits, they make promises but never deliver. I’ve contacted the Customer Experience Director who isn’t interested and I’ve been through complaints. Sadly the complaints department don’t actually follow up on the resolution of issues. I have also spoken to 17 other people within the organisation.
Thank you A2D Leasehold and New Homes Teams, I know you have really gone the extra mile, helping everyone move in and trying to resolve the parking problems.
Dreadful! Avoid this company, A2Dominion owns Jigsaw Housing Association and Fabrica too. They lie and deceive tenants and leaseholders. They demand fees that neither in any of the contracts you and solicitor signed, nor you agreed to. When you ask them to explain why, they say it's because the "inflation has gone up and we need to pass on the cost to customers". They demand money for sinking fund despite the fact they never told you about this in the first place, but they choose to charge you under the service charge heading without your knowledge. They charge you for 6-8 hours of cleaning per week, despite the fact their cleaners hardly ever spend 30min doing their job. Never, ever buy or rent a property from this unethical cowboy company. They never reply to your emails on time and if you talk to them on the phone, they always change their position to what suits them best.
This company and all other companies, so called housing association, are not providing affordable housing under the government's housing acts. They choose to threaten tenants and leaseholders with legal action when being challenged.
They always refuse to give you a direct answer, because all they know is to manipulate and deceive people! Avoid, avoid and avoid this awful company!
