Awful post sales experience. Bullish and unhelpful. Added stress during thr death of a relative , Completely disingenuous and had more loyalty for thd buyer who was paying them nothing despite them earning £11K commission from the sale of my home . Agent Seta disappeared after thr sale and often took days to respond to emails if at all . Suddenly, with no handover whatsoever a new manager appeared from nowhere. Based on my experience who was pretty insincere and stalled the sale of my home until I allowed further entry to buyers again despite my Aunty's dying. Truly awful experience i would I not recommend using them. The people we deal with pre sale were good but the post sale experience was extraordinarily poor and unesscarrilly stressful Based on my experience i can ser why they have s low Trustpilot rating. Had I known this before I would NOT have used them.

Miss sold flat -Chelwood Lodge in North Finchley. What’s worst is that the building is full of anti-social behaviour. Neighbours are extremely nosy, come into the flat and destroy things. Not to be trusted under any circumstances. Do not trust this estate agent and do not make the mistake of renting any flat at Chelwood Lodge!

We have just exchanged on a flat in North Finchley and all the team there have been completely amazing including Ramy El Gamal, who we first viewed the property with, and Seta Ekmali. Our agent, Mina Gadelrab, is an absolute professional - always very responsive to emails and concerns, straightforward, direct, very knowledgeable and advocated brilliantly for us with the seller in relation to the sale and timings. We have seen a lot of properties over the last few months and met a lot of estate agents and I can honestly say that the integral service we have received from Mina has been top-class. If you are looking to buy or sell a property look no further. Absolutely recommend

My company rented a property via Adam Hayes and made the mistake of instructing them to sell our property. I have twenty years experience in renting and selling investment properties and felt compelled to post a review due to my negative experience with Adam Hayes to warn those considering instructing Adam Hayes to look elsewhere.

The onboarding process lacks transparency, neither myself or my associate were spoken to during the onboarding process. This led to an error on our side whereby we did not explicitly understand the fee level on the contract, which is double the typical fee we pay for the same service from other agents in the area. For example, we have used Chancellors and Haart in the area to sell other properties for half the fee charged by Adam Hayes.

In my opinion Yasser Elkaffass represents everything that is wrong with a Director of an independent Agency. Sadly, a lack of accountability means the Agency is not customer focused and instead choose to be litigious and abrasive in how they handle customer feedback.

I was not made aware of any customer complaints procedure and instead received a series of threatening emails with additional fees if I did not pay the unreasonably high fee. Email exurbs are below.

"We also pursue all our legal costs which will amount to £300 + VAT for every hour our solicitor spends on the case and any court fees incurred.

Our company policy is to send 3 reminder letters for unpaid fees. These will be sent at an administrative cost of £75 + VAT per letter. "

Yassar then threatened me in writing with a libel case for slander if I made this experience public.

The fee issue was not the only problem unfortunately. Our buyer reduced the price by a substantial amount at the very end of the transaction. Despite the property being refurbed in the last five years, and the lease being substantially extended by 999 years I felt this price reduction was not handled robustly and we felt pressurised to accept it. Instead I believe Adam Hayes should have been stronger with the buyer or indeed been more inclined to find a better option.

In the N12 8 postcode I suggest you consider one of the several other more appropriate established agents in the area: Including the two already mentioned, our software confirms Martyn Gerard, Barnard Marcus, Jeremy Leaf and KFH all perform well.

I saw an ad of a property online on Rightmove. I was assisted by Adam Hayes Agent Redon. He was super helpful and accommodating! I was running quite late due to an unscheduled meeting and yet he was kind enough to wait for me.

I didnt like that particular place but based on my review, he was quick to suggest several more places. I really liked his proactive approach, and quick responses via mail and phone. It's very hard to reach agents but Redon was always available!

The way they have treated me as client its absolutly unrespectful.

Will never recommend this agent , I rent a flat from Adam Hayes from Aug 2018 , they just come to renew a contract every year , nothing else .
This flat has serious pest problem from couple of months ago , the big rats come out from toilet , kitchen and storage . This really scared my 7 years old daughter and 5 years old son , they are afraid go to toilet at night , always wake me up and let me stay in toilet with them . This incident caused great trauma to my children.
I call council come to do the pest control, before the rat man come , I catched 7 rats by my self . The rats man come to set the poison that killed some rats. But the rat dead and rot underground , this make the room smell like a s**t , hundreds of fly come out from the gap in toilet and cupboard . I need spend an hour to kill the fly before sleep and block the door with cloth .
I report the situration to Adam Hayes , but the answer is this is not their business and judgement my English level . I try to terminate contract and move to another house ,. but the answer is no I can’t ,because I signed the contract . This is why I have to living with rats ?
I have clear evidence to show that different size and color rats I catched in this property that I rent from Adam Hayes .
They don’t care about customers , only thing they care about is the rent fee go to account on time .

Had a terrific experience with Adam Hayes Estate Agents. Far more importantly, however, my wife and I were extremely impressed with Mr. Sawan Shah and the time he invested getting to know us personally so as to identify the most suitable homes and not try to shoehorn us into something just to make a sale. Mr. Shah has extensive local area knowledge and is THE agent for professional, dedicated service that looks after the customer. Adam Hayes is VERY fortunate to have him, as we could not have been happier with him or the superb experience he provided us. Sincerest of thanks!!

I moved back to the area at very short notice and needed a flat very quickly.

At first I was very nervous about this as I had very little time. These guys made my search so easy and guided me from start to finish.

Amir and his team were transparent, knowledgable and very helpful. Not only this, but they were very prompt in dealing with a few maintainance requests during the tenancy.

I gave my property to an online agent to let and i was very disappointed with the level of interest.
