Neglect of Apartment Buildings & Harassment/Targeting of Tenants

CAUTION: for anyone wanting to either rent or use this company to manage your properties.

This is for ADR Preferred Business Properties

We are heading into month 4 of continuous nonstop construction (started 11. May 2021 to present) 7:30 am to 2:30 PM, M-F. Going to be half a year of this before its over with.

Due to negligence on part of Property Management in letting our apartment buildings rot, we are now having to endure half a year's of nonstop daily substantial interference.

Due to hammering, banging, blasting, sawing, drilling,etc we are unable to work in our homes & have to get in our cars & drive to a quiet location to do important work, phone calls, interviews, zoom meetings,etc.

We also cannot sleep, and one of us works during night to avoid construction. According to CA law, this is a breach of covenant of quiet enjoyment that comes with every lease. (CA Civil Codde Section 1940.2) According to the law ADR Properties is allowing another person to invade our leasehold interest.

The construction blocks off our entire door, so that we have to ask them to remove the things blocking our doore entrance in order to go to important appointments. They take their time and make us late for appointments.

Since three months, we've been attempting to work out some kind of rent reduction/adjustment with ADR Properties supervisor , Ms. Eleanor Ras and AVOID having to put out reviews like this.

Instead Ms. Eleanor Ras has enlisted a third-rate lawyer with no website, operating out of a PO BOX & a Gmail account to essentially intimidate/threaten us into silence with "I hope you understand our position and I need not communicate with you further regarding this issue."

If it had not been for their negligence in letting the buildings rot, then we would not have to endure months and months of this in the first place.

Ms. Eleanor Ras is not above constantly gaslighting tenants and playing diversion games to deflect and stall tenants from the core issues at hand, at every *single* turn.

Tenants get ignored & dodged most of the time. Somehow, magically, every time we call/email Ms. Eleanor Ras she is in a meeting, on the other line, on break, out of the office , on vacation or flew to the moon.

While I'm at it, I'd like to make mention of their creepy onsite Manager, Mr. Austin Del Castillo, who has a pattern of harassing & tareting tenants by triangulating himself w/ other tenant conflicts, including filming tenants on his personal cellphone without their consent.

This creepy guy has been known to take pictures/filming tenants with his personal cellphone without consent.(See pictures of him caught in the act)

Like I said, I did not want to have to go this far, but I think it's time for the greater public to have a conversation about these experiences and what tenants are having to deal with.

This is by no means everything and just the tip of the ice berg. If you are a tenant or a prospective client looking to have them manager your properties, you've been warned. Feel free to private message me on Yelp, where my review is also. I'd like to speak with others about this since this company has threatened me to essentially "shut up".

Other tenants are afraid to voice their issues for fear of retaliation/wrongful conviction. Also watch out for deceitful ADR employees faking 5-star reviews on Google, Yelp and elsewhere. (See pictures attached)

Just a heads up if you're considering this company to manage your properties or you're considering renting from them. Know what you're getting into and who you are dealing with.
