Everything is wrong with this company

Everything is wrong with this company.
I am not sure how they are in business still.

They will charge you a lot for a management pack when you want to sell your property, but there won't be anyone to attend your call or answer your emails.

They will totally ignore you.
Avoid them.

DO NOT USE!!!

DO NOT USE!!!
If I could I'd give 0 stars, they are a waste of time. They ignore our emails, they lie to us, they say things aren't urgent when quiet clearly they are, especially when its regards to police getting involved with youths damaging the property, fire regulations and general upkeep of the building. We have been dealing with Sarah Miral and Jude Ogilby, both have said the Car Park shutter is not a matter of urgency and not an emergency, youths vandalised the previous shutter and are now using it as a place to smoke weed and take drugs, police have been called out many times and are getting sick and tired of this. Residents have been verbally abused and scared to confront the youths and cars are constant threat of vandalism, my car already has been!

They say that the building is being maintained, windows cleaned and general upkeep maintained, which is a complete lie, we've never had window cleaners come to the building. Sections of the outer wall have chipped away, the internal lift keeps breaking down and again isn't considered an emergency, the shutter as mentioned before is still out of action after weeks of the problems mentioned before.

A fire door was left out of action for weeks as well, which is obviously a breach in fire regulations, after weeks of complaints to Anthem they did come to sort it, but again it took weeks.

Windows and doors are outdated, we've tried to improve them using our own money, because it is starting to become a health issue due to mold, however they are denying us because it doesn't match the general design of the building. Don't know about you, but health is far important than design.

Complete waste of time so anyone considering this company, stay away!

Avoid Anthem and Castleford…

As this company contains Castleford Property Management (formerly in Poole) I urge anyone to avoid them completely.
Castleford took money from residents/families in our block in Bournemouth for years instead of paying the utilities companies.
Then the company folds and tries the approach of just not replying.
Putting households into debt, getting letters to the block threatening to cut off the power when we even paid our bills as requested.
This is essentially criminal and Ombudsman are involved currently.

Do not do business with this property…

Do not do business with this property manager. Have potentially misappropriated funds and done extreme harm to our development. Even getting rid of them isn’t easy as they not able to handover site to a new manager in line with statutory requirements! Local MP, local council and ombudsman all aware and engaged!

Avoid like Plague

As others have said, completely incompetent and don’t seem to understand what a managing agent does. They charge for services that aren’t provided, and waste time for freehold companies. They continually ignore client instructions.

Update. Now struggling to get OUR funds from them or account information, having got rid of them beginning of Jan. It’s now end March. Time to look at making directors personally liable, given the many breaches of codes and law this lot regularly engage in.

A very positive experience with our Property Manager

Since Tony H became our property manager 4 months ago, he has; carried out a fire risk assessment, sorted out flooding in our basement, guttering and downpipes have been cleared, the drains cleared and got a plan together to repair our roof - all with minimal fuss or involvement from us.
We've had more done in the last 4 months with Tony than the last few years with our previous Property Management company.
Tony is always polite, efficient, helpful and knows what he's talking about.
Nothing is too much for him and we'd be lost without him.

One man can make a difference

Lots of negative reviews about the company but our property manager, Tony H, has been a real gem since he took control of our block 4 months ago.
Very proactive, he grasped all the problems facing Watergardens and has set about resolving them. He is always quick to reply to emails and explains his points in plain English.
Tony has been a godsend since he took over, and our block is far more confident about the future with him. So, one man can make a difference.

Awful awful awful

Awful awful awful. Couldn't get anything out of them. I'd still on hold for 40-45mins and then just get cut off. A couple of times I did get through to someone who I assume was working from home and just left me to listen to their family screaming in the background.

Terrible company

Terrible company. They charge exorbitant fees and provide a very low quality of service. Property Manager is always 'on holiday' does not respond to enquires. Communal areas and entrance to our property are a disgrace, filthy, smelly and in need of refurbishment. Councils strapped for cash are able to look after their properties better. The carpark has been unusable for years following a car fire, Anthem extremely unconcerned about the impact on residents and slow to resolve. We are charged for window cleaning, I can't tell you when it was last done. Refuse area is overflowing with rubbish. They really do need to do better or lose the contract.

Can only echo what others have said

Can only echo what others have said. This company have been trying to charge myself and neighbours for the use and upkeep of a security gate which has now been left abandoned for 5 years +. My property is freehold but yet they still send demands for payments for leasehold flats on the same development. Staff are surly, arrogant and condescending.

What the TPO states:

What the TPO states:

Should you have concerns that Anthem Management are not meeting the service expectations of the Freeholder then you should raise those concerns with the Freeholder. Additionally, the level of the service charge is levied by the Freeholder and if you consider that charge to be unreasonable you should refer to the First Tier Tribunal. As such, none of these matters can be considered by TPO as a complaint about our service.

Anthem have failed to respond..........surprise, surprise!

Our building completed an RTM process

Our building completed an RTM process, it only cost £400, and ousted them. However they have served the notice period of 3 months over a week ago and have still not handed over the accounts (no suprise).

Update 11/11/2024 and they have still not handed over paperwork and accounts to our new management company!

Nothing ever gets fixed

Nothing ever gets fixed. Leaky shafts and the water going through the walls causing all the paint and humidity to get in the flats and they could not care less.

The elevator keeps getting broken and they come after God knows how many days to fix it and then get broken again right after they fix it.
