APW Cobham are an agent to avoid..…

APW Cobham in our experience are an agent to avoid. There are many fantastic and caring ones in Cobham to choose from. In my opinion as tenants, APW have let us down. 1) During the tenancy, they forgot to inform us of a rent increase and then 6 months later tried to back date the increase and sent us an enormous bill. 2) The house had structural repairs with huge cracks in one room that were noted but never fixed. 3) Now we are stuck in a wrangle to get our deposit back from the landlord who refuses to cooperate and release the deposit from the TDS. We have now passed that deadline for his submission, yet still sadly we observe or receive progress. The agents in APW pass us around and demonstrate very little will to help - just repeating that the landlord is collecting quotes and 'will get back to us ASAP'. Its 11 weeks since we left the property and its the same message. Avoid, avoid, avoid

Disapointing at best

A truly poor service from what was delivered as a premium letting service from what seemed an established agency in Cobham. Shocking due diligence, once the tenants were found were left as landlords to deliver the service to our tenants. No regard for the landlord, happy to extract as much from the landlord with ridiculously high charges for no real service. Please do not use this agency.

Have gone from a lovely local agent to…

Have gone from a lovely local agent to absolutely shocking service. Withhold rental payments every month and give a variety of different excuses. Tell you there is nothing they can do and make you feel like you are having to beg to have your rent payment on time.
Don't call back, don't pass on messages or communicate correctly.
Avoid.

They basically find you a dodgy…

They basically find you a dodgy newbuild development, take your money and run. There is no follow up service whatsoever. The only xontact you will have is them trying to offer you other newbuild sites. I would really recommend not using them.

Awful

I share the experience of many others here. APW are truly awful. Please don't use them. I complained bitterly about the lack of service - I pretty much ended up managing the property myself. Complete waste of money. It took 9 nine months of absolute hounding, six ‘phone meetings’ and too many e-mails to count. Even after raising 14 significant issues, they - and when I say 'they', I mean APW AND John D Wood, who own APW - I got nowhere. They refused to accept any responsibility, and I received no apology. Truly awful.

Do Not Rent Through APW Weybridge

I rented a home through APW in Weybridge. In the beginning, the team seemed willing to try and ensure the signing on process and experiene was satisfactory, especially as much of it was done when the pandemic first began. Over time, it became clear that the team were not in the least bit competent or interested and we ended up dealing direct with the landlord. The true colours of the team were revealed when I informed them that I would be ending my tenancy early. The lies and the blatant deceitfulness of the team have prompted this review. If I could give them 0 stars or even file an official report requesting their licence to operate be revoked, I would do so. Or at the very least for the licenses of specific individuals to be terminated - this is an avenue I am still exporing. The lies and deceit told by the Weybridge team cost me a fair bit of money in what appeared to be a synchronised act of collusion with the landlord - at the time as there was a risk I would lose my deposit altogther I did not try to aggravate the matter at the time. Now that the ordeal is over, I want other propective tenants or buyers to beware of APW Weybridge. Do not use APW Weybridge if you can avoid it, go with a more professional estate agent. My next step is to also file an official complaint to the MD of John D Wood who own APW. The MD needs to know that the culture of APW Weybridge is unprofessional and has dragged down the entire reputation of APW.

I HAVE BEEN A CLIENT OF APW COBHAM FOR OVER FIFTEEN YEARS,AND HAVE RECENTLY USED THEIR SERVICES.
I FOUND THEM TO BE EXEMPLARY,VERY HELPFUL AND KNOWLEDGEABLE IN THE EVER CHANGING MARKET PLACE.
APW HAVE A WIDE RANGING NETWORK,WHICH HAS BEEN ENHANCED FURTHER UNDER THE UMBRELLA OF JOHN D WOOD.
I WOULD HIGHLY RECOMMEND THEIR SERVICES,AS A KEY AGENT IN SURREY.

APW reached out to me on Linkedin and…

APW reached out to me on Linkedin and set up a call with me. I was interested to learn more, but the advisor I spoke to was condescending, and did not take the time to research my investment needs that were asked of me through email. I took time out of my schedule as I was very busy during the Christmas season, but the advisor upon seeing me did not have much advice or information to give. He said he would email me for more information, and did not. He then ended the call quickly. I learnt nothing about UK property in the time we spoke.

APW: Not the company it once was.

There was a time when APW represented the best in a professional and efficient service, but that time is now long past.
A number of years ago they were purchased by CountryWide, whom set about driving out the original highly efficient and professional staff, replacing them with cheaper, unconscientious staff with the goal of reducing costs by not maintaining the properties whilst simultaneously changing landlords for work which was not completed. Their knowledge of tenancy law is atrocious, with a steadfast refusal to meet the legal requirements of tenancy agreements and failing keeping the landlord informed of issues with properties whilst simultaneously charging landlords for work which has neither been started nor, where started, are never completed. Countrywide sold APW to another consortium a couple of years ago, but unprofessional and, frankly, passive aggressive staff whom have mislead, told-half truths, and outright lied to both tenants and landlords are still in place. Now our documentation of their misdeeds and breaches of tenancy law have been collected, it is our intention to seek redress. Should others wish to join the action, a class action suit may be brought instead. Do not be intimidated by their staff and always pass correspondence to the landlord. Do not accept their request that all dealings be by telephone - written evidence of correspondence is always prudent. Their insistence you should not contact the landlord under any circumstances and that dates should not be added to documents you sign should be ignored. Always pass correspondence to the landlord and always date documents when they are signed.
If considering renting a property through APW or its sister companies, check all details carefully and do not pay fees which are banned by law (such as for renewals). Further, do not expect them to perform proper maintenance on the property since their in house repair team have been replaced by contractors who never complete the tasks. Zero stars.
