I had a very disappointing experience…

I had a very disappointing experience with Artin Properties and would not recommend booking with them.

First, the owner attempted to enter the suite while I was staying there without any notice. I happened to be home and stopped them, but when I reported this to Artin, my message was completely ignored. This alone is a serious breach of privacy and basic professionalism.

Second, my original Airbnb reservation was cancelled last minute by Artin, leaving me with no time or options. They pressured me into booking directly with them instead, which is against Airbnb’s terms of service and felt very unethical. Because of the last-minute cancellation, I had no choice but to proceed.

Now, after my stay, they are withholding my damage deposit and refusing to provide any proof of the alleged damage. I have asked multiple times for time-stamped photos, inspection reports, or any documentation, and they have ignored my messages for over a week. It feels like they are holding my deposit hostage.

Overall, this company has shown unethical business practices, poor communication, and a disregard for basic guest rights and transparency. I would strongly caution anyone considering booking with them.

BEWARE OF ARTIN PROPERTIES
Before the New Year I put a $1000 deposit on a 2 bedroom rental with Artin
Properties. I had family coming for 2 weeks from Europe and they wanted to be within walking distance to my place and with the lack of Airbnb accommodations in Vancouvers westend we agreed to pay $3800 for a 2 week stay.
A few weeks prior to my families arrival I contacted Kyle and requested a walk through of the unit so I could see how it looked and what I may want to bring for the place to be extra special for their stay.
Ryan (a young man from their team) met with me and took me to the unit. I was in shock the moment I walked in!
Because Artin is a rental management company that manages the unit, it has an Airbnb ad stating “Newly Redesigned 2-BR Granville Strip Condo” so I had expected the place to be just that.
It was far from it and I pointed out all of the shortcomings to Ryan.
My list at the time included a broken balcony door handle that was very hard to use to open, the patio was completely filthy and mossy, the white furniture was also stained and dirty, the shower curtain had massive water marks and looked old, the faceplate was missing from an outlet in one of the bedrooms, and there was patches all over the walls with filler prep before painting.
I phoned Kyle immediately and discussed this with him. He said there was still 2 weeks to get things sorted and asked me to send the list with photos, which I did that day. As Ryan and I left I asked who the CEO of Artin Properties was and I was told it was his brother Jordan Deyrmenjian and I asked Ryan to have him call me, which he said he would not.
So I trusted that everything would be completed within those 2 weeks.
A day before my families arrival I picked up the key from Kyle at their office so I could drop off some food, flowers, etc.
I asked Kyle how the place looked and if everything was done and he said yes and that they had spent lots of money fixing it up.
When I got to the unit once again I was shocked! The only things that were taken care of was the cleaning of the balcony and paint touch ups.
The list below and pictures (unfortunately I can’t add them on here) outline all that was not taken care of and frankly unacceptable.
That day and the next morning I had to scramble to get the place looking decent. As a stager myself I did just that and we made the best of it but when you spend $3800 for 2 weeks and the place is not as advertised, in my opinion we should have received some sort of partial refund.
I was ignored regarding this and have not heard from anyone after the final payment was made when I picked up the key.

I have travelled extensively and stayed at countless Airbnbs and this by far was the worst along with the worst customer service. Unanswered calls and messages.
I would proceed with extreme caution if booking with this company and stay far away from suite 506- 1249 Granville street (The Lex).

This was the state of the place upon arrival-
Sofa and chair were still dirty
Balcony door handle was still broken
Kitchen faucet cannot move from side to side without the whole unit shifting
Water stained shower curtain was not replaced
Shower liner was dirty
Bath mat was stained
2nd bedroom did not have pillow cases
Bedroom lamp was broken
Vertical blinds were dirty with spots and one blind was on the floor
There was no face plate for outlet in 2nd bedroom
No key provided for the parking lot door into the elevator
No bathtub plug
Toilet would keep running
Bedroom door would not close completely
No teatowels/facecloths
