Appalling service

This is my honest opinion based on true experiences as a landlord with this lettings agent

On 1st October 2025 Ashworth Holme returned the keys to my rented house. On the 4th October 2025 2 large vans arrived full of furniture to put in the house. The house was not inhabitable, it was filthy, holes in walls, with carpets stinking of dog urine. I contacted their letting representative, who said the prospective tenants had not paid any deposit or rent or signed the Rental Agreement. On 10th October their letting representative phoned me The new tenants had signed the Tenancy agreement, had given them the money for the deposit, and the first month's rent. They sent me a bill, they deducted their fee plus £100, no explanation. I knew I did not owe them £100. They sent me an Assured Shorthold tenancy Agreement starting date 10 October 2025. The signatures were dated 4 October 2025! Inside it stated first rental payment 10 October 2025, and 10th every month until last payment 10 September 2026.

The tenant got hold of the keys, moved all their furniture in on the 11th October 2025, but did not move themselves in until 18th October 2025. I then received a second Tenancy Agreement dated 18 October 2025 from Ashworth Holme, stating first rent was on 18 October 2025 and 18th thereafter, which meant I am week's rent short. The tenants signatures signed on 18th October 2025 and their staff's signature 28 October 2025!

ASHWORTH HOLME ARRANGED AN OPEN VIEWING ON 19.8.2025, WHEN HOUSE NOT HABITABLE. INCLUDING THE GARAGE, WHICH HAS NEVER BEEN PART OF THE TENANCY AGREEMENT.ASHWORTH HOLME AND THE TENANTS PUT CONSIDERABLE PRESSURE ON ME TO INCLUDE THE GARAGE IN THE TENANCY AGREEMENT, BUT FRIENDS AND MYSELF HAVE ALWAYS USED IT FOR STORAGE. DID NOT INFORM TENANTS THAT THERE WAS OUTSIDE CCTV CAMERAS. THIS RESULTED IN CONFUSION, CONSTERNATION, AND THE TENANTS REMOVING CCTV WITHOUT MY PERMISSION CAUSING SIGNIFICANT DAMAGE IN THE PROCESS.

ASHWORTH HOLME STAFF HAVE ALWAYS DEALT WITH THE GOVERNMENT DEPOSIT. THEIR STAFF MEMBER WENT AHEAD AS USUAL TO CLAIM THE DEPOSIT. SHE SAID NUMEROUS TIMES "I WILL GET THE DEPOSIT BACK FOR YOU." SHE FAILED TO SUBMIT THE REQUIRED DOCUMENTATION TO THE PROPERTY REDRESS COMPENSATION SCHEME, WHICH RESULTED IN ME BEING UNABLE TO RETAIN TENANTS DEPOSIT FOR EXTENSIVE DAMAGE CAUSED DURING BY TENANTS DURING THEIR TENANCY. IT COST ME OVER £4,000 TO MAKE IT HABITABLE. THE TENANT AGREED I SHOULD HAVE £500 OF THE DEPOSIT, FROM WHICH ASHWORTH HOLME DEDUCTED £180? I ASKED THEM WHY HAD THEY DEDUCTED £180. THEY SENT ME A BILL DATED 3.6.2024 FOR £180 NOTHING TO DO WITH THIS     HOUSE. FORTUNATELY I KEEP BILLS WITH THE BANK TRANSFER RECEIPT DATED 4.6.2024 STAPLED TO THE £180 BILL THEY INFERRED I HAD NOT PAID. I     ALSO HAD A BANK RECEIPT WHICH PROVED I DID NOT OWE THEM £100.

THEY FAILED TO MAINTAIN PROPER ACCOUNTS AND OVERCHARGED MY ACCOUNT, FALSELY CLAIMING THAT IT WAS MONEY I OWED THEM.

ASHWORTH HOLME CLAIMED "WE ARE AN HONEST STRAIGHT FORWARD COMPANY." UNFORTUNATELY THIS IS NOT THE SERVICE I HAVE RECEIVED. NOR HAVE ASHWORTH HOLME HAD THE COURTESY OF APOLOGISING FOR MAKING FALSE ALLEGATIONS AGAINST ME, OR ACKNOWLEDGING THE ERRORS THEY HAVE MADE AND CAUSING STRESS NOT ONLY TO ME BUT TO MY LOYAL WORKMEN, WHO WORKED SEVEN DAYS A WEEK TO GET THE HOUSE FIT FOR HABITATION.
