Belle Property West End
Very disappointing and unprofessional end to my tenancy. After the vacate inspection was completed, the property manager ignored multiple attempts to communicate, forcing me to wait weeks to recover my full bond through the RTA Notice of Claim process unnecessarily. I also attempted contact with one of the principals and received no response.

I recently sold a property through Bells Estate Agents and the experience was amazing. The team was professional and efficient, and a special thanks to Budrul for being so helpful and attentive throughout the whole process. He was very transparent and professional at all times. He ensured all my queries were answered and made the whole jouney very easy and stress free. Couldn’t have asked for better service, highly recommended. 5 Star highly recommended

I have reported urgent safety issues (a broken cooktop and electric shock risk) to Belle Property Adelaide since 17/11 but have received no response. This is a serious health and safety issue and requires urgent action. The property manager, Cathy, has not responded to my emails or returned any communication. This matter relates to Belle Property located on Sturt Street, Adelaide. I request CBS assistance to resolve this matter immediately.

Nick Duchatel - Belle property

I had the pleasure of working with Nick and would like to put to rest the negative comments I heard from other agents That I wouldn't see him after he got the listing, that it wouldn't be him at inspections, that I'd be passed off to a team member and would struggle to reach him. All untrue. Nick attended every inspection on the rare occasions he couldn't take a call , called back promptly His communication was excellent his professionalism faultless and working with him was a genuine joy His entire team reflected the same warmth competence and integrity. Nick sold my property within three weeks (off market!) and achieved an excellent price The entire process was smooth stress-free and better than i could have ever hoped for. I am delighted with the outcome and would have no hesitation in wholeheartedly recommending Nick to anyone considering selling Ignore those negative and inflammatory comments my experience was nothing short of fabulous. Nick is exceptional and in the real estate world, a rare and fantastic find!

HORRIBLE SERVICE and NO OFFERS

I regret choosing Alex Smout as my agent, wasted lots of money and time. He gave an over appraisal to get the property to him and then not even showed up for the inspections. He said he can sell the property over 2.1 mil and then he was trying to negotiate me down to 1.7 mil to sell the property. When I asked why did you gave 2.1 to 2.3 mil appraisal if the market is not the same then he was saying that was the amount what I am expecting but that is not the market value (means he said what I want to hear to have the property).
He also did not show up to inspections and send some people did not know the size of the property to inspections. Also, there was a 2-week period where both the agents which are listed in the add are not even contactable (went oversees) and this happen just before the auction. Finally, he managed to bring only one genuine buyer to the auction and asking me to lower the expectation. I felt like he was working against me as the seller and tried to sell my property cheap to this one buyer. He managed to get only one (very low) offer over the three and half months, which made me feel hopeless.
I went through the reviews and ratings before I choose him but looks like they are not reflecting my experience. I know another property which is nearby had the similar experience, so this seems to be a pattern.

Just want to warn you all what you are signing up for. Be careful you are making an important decision.

Serious Concerns About Belle Property Daylesford

I rate Belle Property Daylesford 0 stars. My experience with this agency has been extremely disappointing, marked by poor communication, factually incorrect information, unprofessional handling of matters, and a lack of responsibility. I don’t recommend engaging with Belle Property Daylesford and encourage others to take their business to more reputable agents. I’ve referred this agency to Consumer Affairs Victoria for further investigation.

NIKALA O BRIEN OF SHERWOOD TERRIBLE

NIKALA O BRIEN OF SHERWOOD IS A MOST TERRIBLE PERSON AND Never Listen to customers. She continue to send through promotional material all the time despite me saying for them to stop. She put promotional material onto top of my mail box. The creepy delivery guy comes into our garden and takes stones from our garden so he can leave material on top of our mailbox. He looks into my children's bedroom. I have asked Nikala O'Brien OVER 100 TIMES FOR THIS TO STOP. SHE PROMISES BUT DOES NOT STOP. I have contacted Peter Hanscomb Director & Shareholder and Nick Boyd CEO and David Holmes Head of QLD, Belle Property Head Office and Jessica McAneney Head of Marketing, Belle Property Head Office. TO STOP POSTING UNWANTED PROMOTIONAL MATERIAL FROM NIKALA O BRIEN AT SHERWOOD BRISBNE. It never does stop. I informed them all that house was broken into when I was away working and the thieves knew house was empty as BELLE PROPERTY SHERWOOD UNDER NIKALA O BRIEN HAD FILLED TO OVER FLOWING MY MAIL BOX AND ON TOP OF MY MAILBOX. Belle property is the only company that does not abide by the NO JUNK MAIL. ONLY ADDRESSED MAIL sign on my mail box. I have phoned them and emailed them and visted them OVER 100 TIMES. NIKALA O BRIEN OPENLY LIES TO MY FACE AND SAYS IT WILL STOP IT NEVER DOES JUST MORE AND MORE. Have video and photo and recording proof of NIKALA AND HER PROMOTIONAL MATERIAL. But in short Belle Property does not listen to customers. BELLE PROPERTY DOES NOT ABIDE BY QLD REGULATIONS

belle property parramatta makes the settlement like a disaster

I am writing to express my disappointment with the service provided by Belle Property Parramatta, particularly regarding the behavior and treatment I received from Julient and Tom leading up to and on the settlement date. Their approach was unprofessional and made the settlement process unnecessarily difficult.

To provide context, my overall purchasing experience was positive initially. From the property inspection to the contract signing, I was satisfied with how things were handled. However, the settlement process was marred by poor communication and inflexibility from Julient and Tom, which could have been avoided.

Here’s a detailed account of the issues I encountered:

Pre-Settlement Inspection:
A pre-settlement inspection was scheduled for Friday at 4:15 PM–5:00 PM, with the settlement set for Monday, March 3rd. At the time of the inspection, the property was not vacant. While I understood that the owner was still in the process of moving out, I expected the property to be fully vacant by the settlement date.

Request for a Final Inspection:
On Monday morning, I contacted Julient at 8:00 AM via call and text, requesting a quick 15-minute inspection before settlement to ensure the property was fully vacant and in the expected condition. I received no response until around 10:00 AM, at which point I was told that my one-off inspection had already occurred on Friday and that it was unreasonable to request another inspection.

What I found particularly concerning was Julient’s statement that the owner had the right to occupy the property right up until the settlement time. This raises significant questions:

If the owner left at 1:59 PM and the settlement was at 2:00 PM, who would be liable for any damages incurred during the move?

Why was it so difficult to accommodate a quick inspection to ensure the property was in the agreed-upon condition before settlement?

Contractual Obligations:
According to the contract, I am entitled to inspect the property when it is fully vacant. It is not my responsibility to bear the consequences of an inspection conducted while the property was still occupied. The refusal to allow a final inspection when the property was vacant was both unreasonable and unprofessional.

Unnecessary Conflict:
I had to spend 25 minutes arguing with Julient and Tom over the phone about this issue. In that time, the inspection could have easily been completed, avoiding unnecessary stress and frustration.

based on this, I would not choose Belle to sell my investment property in the future.

used this company for a refurbishment of my cottage from start tofinish Clint and the lads were fast reliable tidy and very professional. They did an amazing job and i would highly recomend them. Very approachable too which means alot

Buyer beware and warned

Initially Belle Property Daylesford were extremely helpful but once we signed paperwork and a deposit for the land was paid (which wasn't titled), it became harder and harder to get information from them as to how long before titling, etc, often phone calls/text msg weren't answered for days. Finally the property was titled. It was a new sub-division advertised as a perfect place to build your new home. Unfortunately at no point during the 6 months awaiting titling did Belle Property even indicate that a Planning Permit would be required. There was no STCA on any of their advertising for these blocks. When this was discovered by us and mentioned to Angela, the response I got was, "that is why I always say due diligence" Yes we should have checked but other properties we had looked at, either we were informed a planning permit was required or the ad stated STCA or planning permit for........
I think Belle Property also has DUE DILIGENCE to mention this to prospective clients. Good business practice in the very least, requires making sure clients are informed of these things or be like other real estate businesses and include it in the advertising. Not really good enough and I just hope they start informing future clients in the next sub-divide currently being advertised by them.

We had an absolute shocking experience…

We had an absolute shocking experience with Belle Property Palm Beach. If you want to buy below market price, they are the way to go, you definately you will get a good deal. The Agent was lazy and did not delivered what promised. Cost us a fortune and no result.

False advertising, no windows and black mould

Via booking.com, I booked 4-nights accommodation in the Belle Property Wright Lodge in Adelaide City. The initial automated communication was good as is the location.

On arrival, I found that the room was falsely advertised:
- it was not 32m2 (less than 10m2)
- It did not have facilities like a TV or kitchen in the room as described
- There was no window

More concerning, there was black mould on the ceiling. The air quality was poor and this immediately affected my breathing when I opened the door.

I tried via the general contact number and their emergency contact (text message) without success. On the phone with Booking.com, they attempted several times to contact the property owner.

Because of my health concerns, I didn't stay and left the room without using facilities. I documented the mould and the room (photos and video) showing that was not as was described. I reported to Belle Property via their emergency contact channel that I was not staying and requested a full-refund. (Then in a fully-booked out city at 9pm, I had to find and pay for new accommodation).

I received no responses from Belle Property. Booking.com indicated that I should seek to resolve this through them, the booking.com staff requested a refund on my behalf and the response from Belle Property was "a recent inspection by the residential license governing body has classified the facility as a perfectly safe environment."

I contacted the governing body with the Adelaide City and spoke to the staff member (Senior Building Compliance Officer - Building & Environmental Services) who did the inspection. He confirmed that not every room is checked during inspections and that their inspection covers fire safety and life-safety issues and that their list of fixes had been submitted to the property owners. He confirmed that accommodation requires a fresh-air source (like a window that opens or vent) which I did not see.

BelleProperty claimed "The details about the room lacking a window have been communicated to all our booking website partners." This however was denied by booking.com staff who indicated that the accommodation provide and control the information about their properties.

I paid BelleProperty (directly) for four nights and took all reasonable steps to first seek an immediate solution and then to try to communicate with Belle Property (including via Booking.com) to get a refund. Booking.com offered to refund the fees they collected from this booking.

The accommodation not as described and the property owners were unreachable and didn't offer any solution so I feel it is reasonable to expect a complete refund.

Hi this is Eric I live at Bell properties and I had some Maintenance issues to get fixed I put the call in and the maintenance crew came right over and took care of all of my property repairs. Excelente service

Nataly Fagan from Belle property the has demonstrated professionalism throughout the entire process, including their communication, punctuality, and attention. Her knowledge and expertise in the real estate market was very helpful we discuss the advise of Ashleigh and Natalie to help us achieve the best price for our home in which was sold within 2 weeks .
The agents utilized various marketing strategies to promote our home, such as online listings, professional photography, virtual tours, open house inspections in which resulted on a quick and successful sale of our home.
Also the agent displayed strong negotiation skills, and were able to secure a favorable deal for us.
Natalie went far and beyond she was attentive and responsive to our needs throughout the process, and even after the house was sold I was able to ring her at any time to discuss some of my concerns with items I could not take with me and was able to fix all the issues at hand.
We appreciate all the hard work and their support and how it made our experience of selling our home so easy and stress free.
I would gladly use belle property again .

( hockingstuart) was very unprofessional selling my house. Sold it well disregarding bad advices from the real estate agent Nick Catacre. He was arrogant, rude, made unnecessary comments to me and felt the need to say to potential buyers I had cancer.

Good luck if you ever try to contact Belle Property at Parramatta by phone. I tried over two days and only ever got an answering machine and asked to leave a message. This is not the first time I have experienced this as I had the same problem late last year when I tried to contact them. Vendors and landlords should think twice before engaging this agency to handle their properties.
