Bellway Whitehouse Park and Whitehouse Gardens team (Colin, Tania, Kim, Sarah and Emma) have been excellent support to us since first day to moving in to new house. Excellent and timely communication, showing what is right for me when there are decisions to be made. Showed very good empathy to me and my wife when we were inexperienced on many things. Like the new house so far, mostly all excellent fittings and very quality! Big thanks to Colin, Tania, Kim, Sarah and Emma for their great supports to us!

Multiple Damp issues resulting in walls and flooring being removed to rectify.
Although our property is now outside the warranty period, we believe these issues are the result of poor workmanship during the original construction rather than normal wear and tear. As such, we do not feel it is reasonable that we should bear the full cost of putting these defects right.
The first issue involved damp caused by a leak from the upstairs ensuite. Following investigation, it was found that the downpipe had not been properly tightened during installation. Over time, this allowed water to escape into the wall, causing extensive damage. The only way to access and repair the problem was to remove an entire internal wall, resulting in significant disruption to our home as well as considerable repair costs.
Unfortunately, we have now experienced a second plumbing issue, this time affecting the downstairs toilet. After noticing further damp, we had to remove the toilet and lift the flooring to locate the source of the leak. Once again, the issue was traced to defective plumbing installation. We have had to cover the costs of investigating the leak, carrying out the repairs, and replacing the flooring ourselves.
It is deeply concerning that we have experienced two separate plumbing failures in different areas of the property, both attributable to poor workmanship. This demonstrates what appears to be a pattern of substandard installation rather than isolated incidents.

I've lost count the amount of negative reviews I have put about this company.
I have owned my Bellway home for over 4 years now and have not only experienced huge amount of problems such as items missed, gas leaks, unfinished work - the list is endless.
The issue I have now is that birds are entering the walls in the property which is a result of NO BIRD PREVENTION being installed. They are able to do this as the gap between the top of the outside wall and the roof is large enough for this to happen. A bird entered into the wall space and ended up channelling through the walls and the floors/ceiling spaces over a period of a few days. Impossible to get out unless you start ripping out plasterboards, the bird ended up dying.
Now that I am out of the 2 year customer care period I contacted NHBC and after their visit this is the best part, they acknowledged that this is an issue and that bird prevention should have been put in place, however the cost of the work according to NHBC is just under the £2,000 minimum claim amount so they wont cover this and advised me to arrange the work to be done.
I contacted Bellway East Midlands as I strongly feel that this is something they should do even though it's been 4 years since the purchase. They told me to jog on. I then put in a complaint as I really do think that as this was originally missed that they should complete the work as there is no where advertised by Bellway saying that 'When you buy your dream home from us, if there is something we haven't completed which should be there, then you do it yourself'.
After the complaint I was still advised no. I then took it to the next level on their complaint procedure and finally they acknowledged their error and that they will appoint contractors to complete the necessary work. Work is booked in in a few weeks time.
The issue here is that Bellway has made me jump through so many hoops and it was only the threat that I take this further that they finally gave in to correct their mistake.
This whole process and previous ones with Bellway has provided me with a huge amount of unnecessary stress. I have never been dealt with so bad by a company than how Bellway have treated me.
28/07/26 - just read the reply from Bellway to the above and it mentions about any problems to go through their complaints procedure. It's their complaints procedure that also argued with me and didn't want to assist. Don't be fooled by this company, I have no confidence in them acting with any integrity.

Our experience with Bellway has been ongoing since 30 September 2022, when we first reported defects in our ensuite bathroom. Nearly four years later, we are still trying to achieve a satisfactory resolution.
What should have been a straightforward warranty repair has resulted in numerous contractor visits, significant disruption to our family home, and the complete re-tiling of our bathroom after our original tiles became discontinued due to the length of time the issue remained unresolved.
Unfortunately, the replacement tiling was completed to a noticeably poorer standard than the original. We raised concerns about the tile setting-out, chipped tile edges, poor finishing and damage caused to our Amtico flooring during the remedial works. Rather than addressing these concerns, Bellway's initial response was to propose moving the basin and toilet to suit the poorly set-out tiles instead of correcting the workmanship.
As we were unable to reach a resolution, we referred the matter to NHBC for an independent inspection.
Following its inspection, NHBC concluded there was evidence of poor workmanship, found that the setting-out of the tiles was poor and did not match the standard elsewhere in our home, identified chipped tile edges, and also found evidence of scratches to the Amtico flooring, requiring Bellway to carry out further remedial works to bring the installation into compliance with the NHBC Standards.
Despite this independent report, Bellway's first response was to largely repeat the same proposal that had already failed to resolve the issues and to continue disputing responsibility for the flooring damage.
The most disappointing aspect has not been that defects occurred—issues can happen with any new-build home—but the way the matter has been handled. We have spent years chasing updates, arranging repeated visits, living with ongoing disruption, and ultimately having to involve NHBC to obtain an independent assessment.
Based on our experience, we cannot recommend Bellway. If you are considering purchasing one of their homes, I would strongly encourage you to research their aftercare service carefully and understand how warranty issues are managed before making your decision.

From our very first visit in January, our experience with Bellway Homes at Royal Bowland Park has been excellent.
A special thank you goes to Andrew, who has looked after us throughout the entire journey. Buying a new home can be a daunting experience, but Andrew made everything so much easier. He has always been approachable, knowledgeable, and happy to answer any questions we had. His advice, guidance, and support from the beginning right through to completion have been outstanding.
Nothing was ever too much trouble, and he always kept us informed, making the whole process smooth and stress-free. It's clear that he genuinely cares about his customers and wants them to have the best possible experience.
We've thoroughly enjoyed getting to know Andrew and are incredibly grateful for everything he has done for us. He is a real credit to Bellway Homes, and we would highly recommend both Royal Bowland Park and the team there to anyone looking to buy a new home.
One final note for Andrew... while his customer service is first-class, his jokes could do with a little more work! We laughed out of courtesy, of course! 😄 In all seriousness, he should stick to what he knows best looking after customers because he's absolutely brilliant at it.
