Horrible Letting Agent

I was with the Belvoir Glasgow North branch for two years. When I attended the flat viewing led by Gillian, she was initially very pleasant in person and answered any questions I had about the flat. Although the contract was originally meant to start in July, it was delayed until August.
The problems began after I moved in. To summarise, there were numerous issues with the property that were never fully resolved. The dryer was not repaired during the entire two years I lived there, and my emails about it were ignored. The wooden cabinet above the toilet fell on me. There were also delays with contracts and a general lack of communication.
In addition, they significantly delayed returning deposits to my two former flatmates. The lack of professionalism was also evident in the spelling mistakes and passive-aggressive tone of their emails. On many occasions, I felt distressed by the way this letting agency operated, and eventually I stopped chasing them about the constant delays and lack of responses.
I moved out because I could not rely on this letting agent and I was tired of getting ignored regarding my concerns.

Please avoid the Doncaster branch.

We knew from the day we moved in that Belvoir would try to keep our deposit, and here we are fighting to get our money back.
When we moved in, in the words of Chris the branch manager it does need decorating but if you're happy to move in with it like it is then we won't decorate. Guess what we are being charged for?
When I went to the office to hand in our notice Chris immediately started talking about replacing carpets, he hadn't even been in the property.

Belvoir Doncaster are very happy and helpful to get you into the property and quick to sort any issues. We never had an issue whilst in the property.
On departure, they've tried to claim from our bond for things that were already an issue when we moved in. Patches of dead grass in the garden that were from the previous tenant, carpets cleaned which we have already done. A donation towards the painting even though it needed decorating before we even moved in. Mould in the property which there isn't any apart from painted over stains in the bathroom that were there when we moved in.

As soon as we accepted the Keys from Chris he started talking about our bond covering any issues when we move out, when questioned on this his response was "it's normal that there will be some issues".
They supposedly had a professional cleaner in before we moved in, but I spent 2 days cleaning grease off the kitchen tiles, and the filter in the dishwasher. When we used the shower, the water wouldn't drain away, the reason? It was the previous tenants hair blocking the drain.

I'll be honest if we'd been more thorough in our research of Belvoir Doncaster I would have avoided them.

Belvoir Perth are the worst letting…

Belvoir Perth are the worst letting agency we've ever used. AVOID. Extremely poor communication, very rarely answer the phone or emails. They paid a contractor for work that was never carried out and didn't notice until tenant left and we got into the flat. Still waiting for a refund even after a solicitors letter, now taking them to court. We ended up sorting out the tenant's deposit ourselves after they failed to do so. Our complaints have been ignored, their complaints procedure appears to be on their website for the sake of it so we are in the process of complaining to The Property Ombudsman. Wouldn't even give one star if it wasn't necessary.

Belvoir failed to rent out our property

Initially Nicola from the Belvoir Paisley branch was good at giving some advice about registration as we were about to become landlords; however at the point of handing over keys a month later there were holdups that could easily have been dealt with beforehand had she given better advice...and it was 4 weeks after we handed in the keys that they finally put it on the market! The photos were terrible and I had to ask them to replace them with my own photos. The description was incorrect and had to be changed. They also put it on for a far higher price than I had said I hoped to get but I assumed they knew better than I did. However I believe that what they were asking was unrealistic and probably why there were no viewings a month down the line. Nicola also emailed to say that other than "students and foreigners" there had been no interest and would I accept these type of applicants (which I obviously had no objection to and found the question quite distasteful to be honest). After 4 weeks with no viewings and so many issues, I had lost all confidence in the company. They also only use a smaller website as well as their own website so I felt there was insufficient advertising. After careful consideration I decided to leave them. Had to pay money to leave them which wasn't great considering I feel they lost us in the region of 6-7 weeks rental income but I paid it to keep myself right. I then called Slater Hogg and Howison on the Friday and arranged a meeting at the house on the Monday and we agreed on a more realistic price in comparison to other, similar properties. It went live on Rightmove and Zoopla websites on Wednesday at close of day and by Thursday morning there were three separate viewings and the new tenant is moving in tomorrow..so..the whole prices took less than two weeks! I assumed that SHH would charge more commission but they met the price I had with Belvoir. What more can I say ..

Belvoir Long Eaton

Belvoir Long Eaton. A property we were purchasing. Dealt with Libby in the office. Positives: excellent communication and always came back with answers after a short time, kept promises - second viewing we requested, removal of old fridge. Overall a very smooth transaction and professional.
Marking down to four stars as the pictures were not from 2025 but 2016 as they had acted as the letting agent since then. Remarkable how much the hedge had grown since then.
Overall though a good experience as a buyer, which is unusual.

Have been dealing with Libby in…

Have been dealing with Libby in long‑eaton branch who has been progressing a chain for us.

I wanted to express how incredibly helpful Libby has been. She is consistently polite, knowledgeable, and always returns my calls promptly. She never makes us feel like a bother, even when I know we can be!

I highly recommend belvoir had no…

I highly recommend belvoir had no problems doing a chain sale went smoothly with the team in Wolverhampton well done to Harvey he went up and above and found me a buyer and offer was accepted and turned house move around and complete within weeks not a fuss the team were amazing throughout after I’d been with other estate agents I would use them again also kept me in contact with everything couldn’t have asked for more

Belvoir Basingstoke - Lettings Team

Belvoir Basingstoke have managed our property for a few years now and have been great throughout. Rachel Thorpe is just brilliant - thoroughly efficient and professional, exactly what you want. She reacted promptly whenever there has been an issue giving us options, prices and timelines for us to make informed choices and then just gets on with it. We could not be more pleased with the service we have received.

Good, honest caring professionals.

We recently sold our house and dealt with the Tilehurst office in Reading, Berkshire. Everyone we dealt with within the office, was friendly, helpful and supportive.
Gary Bishop helped us from the valuation stage to the completion of our sale. He was friendly, very helpful and always on hand to give us good, sound advice. We had a very good and positive experience whenever we dealt with Jason Bishop and Jessica Welford too.
Thank you to all who helped us, but especially to Gary Bishop, who was honest, caring, professional and helped us through many stressful times with good, sound advice. We would recommend the great service of the Tilehurst team at Belvoir to anyone who wants to sell a house.

Belvoir Sheffield - amazing!

I recently rented a property through Belvoir Sheffield and had an outstanding experience from start to finish. I was viewing several properties with different agents across the city, and Belvoir stood out as the most professional and helpful by far.

Isaac supported me during the viewing process and was always punctual, professional, and easy to communicate with. Once I agreed to take the property, Dawn took over — and her service was exceptional. It’s clear she’s highly experienced and genuinely cares about what she does. She made sure everything was in perfect condition before I moved in and took the time to go through all the details with me on move-in day.

Dawn really went above and beyond, which is rare in the current rental market. I’m so grateful for the care and support I received, and I’m absolutely loving my new flat!

Completely Disorganised and Unprofessional – Avoid at All Costs

I would not recommend this agency to anyone. We had a 1-year tenancy with them, and the experience was consistently poor. When we received the keys, the property was not properly cleaned, and several things were broken or unfixed. From the start, we had to constantly chase them for everything. Their processes are disorganised, and the landlords they manage seem no better.

Repairs were a nightmare - waited 3–4 months to fix the water heating system and 2 months to replace a broken bathtub panel. It only got sorted after we involved the council. There appear to be no proper policies in place to protect tenants’ rights, and their inventory reporting is just formality.

It has been more than 10 days since we moved out, and I still haven’t received my deposit. When I called, I was told there would be a cleaning deduction, yet no end-of-tenancy or handover report has been sent to me.

Even after moving out a month ago, I am still receiving invoices to pay the rent LOL. Overall, it has been a completely disorganised and frustrating experience, and I fully expect a template or defensive reply rather than any accountability.

DONT USE BELVOIR

Called and organised a viewing for a property on the 30th of July that is still up on their website as of the 1st of August. No confirmation for the viewing slot after 2 days and property still “available” on their website, I called to confirm and apparently it’s just not available anymore. I had already bought a train ticket and moved plans around to accommodate what seemed like a tight schedule to view this property. No reason given other than it’s not available despite the website saying no one can move in until the 18th of August, cheers Belvoir, absolutely abysmal service and communication!

I am beyond disappointed with Belvoir…

I am beyond disappointed with Belvoir and feel completely let down by their service. They accused me of lying about my rent payments, even though I had my rent set up via direct debit from an American bank. For seven months, they failed to inform me there were any delays, only to confront me much later in a rude and demeaning way. Had they communicated sooner, I would have resolved the issue immediately.

That’s just the beginning.

I’ve been reporting black mold and severe water damage for nearly two months, and nothing has been done. This is not just inconvenient—it’s a serious health hazard. My husband has now been out of work for four days due to respiratory issues, and we even had to go to A&E. Despite repeatedly reaching out, they’ve offered no timeline, no updates, and zero compassion. The lack of communication is not only unprofessional, it's negligent.

To make matters worse, their tone throughout this experience has been rude, dismissive, and gaslighting. I’ve never felt so disrespected by a company I am paying to manage the home I live in.

Tenants deserve better. We deserve to be heard, respected, and to live in safe, healthy conditions. I do not recommend Belvoir to anyone.

Do not bother trying to sell with Belvoir

Do not bother listing a property for sale with Belvoir Saltash & Plymouth. I started trying to book a viewing with them on 26 July. No response. I called them on 28 July at 10:30. No-one available. They finally called back at 5pm. Can you fit a viewing in on 29 July? No. 30 July? No. 1 August? No. Not until 2 August!! OK I am working until 6pm. “Our last booking is 5pm”. I doubt they are selling many houses with only one person & their dog doing accompanied viewings! What a useless bunch. I feel sorry for the vendor.

Belvoir doncaster

0 stars do not use Belvoir Lettings, I was a tenant for just over a year, I got the property professionally cleaned at end of tennacy, at precheck out they said everything was ok but I was then charged £200 on top of my £1000 deposit for ridiculous things which I did not do, I took this to DPS and got the majority of my deposit back! Don't use they will take all of your deposit! Poor communication, and rude manager

Terrible estate agents

Terrible estate agents, Terrible customer service, they would always be out of office or on annual leave and leave inquiries unanswered for long periods of time. Will not use belvoir again for either renting or purchasing a property.
