Exceptional Service
I contacted Pinara to view flats in London. She was exceptional in the service that she provided. As newcomers to the London rental market, Pinara took the time to explain the leasing process. Black Katz is very reliable agent. I am very happy with the service which I received. The house is clean and ready to move in. Letting agent Lauren and Sam, they are very outstanding, helpful and supportive to the rental. The landlord which I met is very nice, too. Currently, I am staying at the tenor place which Black Katz provided the service and I am more than happy.

They don't Respond
Have tried to contact them (email( many times but they never respond, even when I said I couldn't phone - bacause I have a speech problem (cancer)
Eventually, I asked a friend to phone for me but, as soon as the word "retired" was used, the tone immediately changed - goodness knows what the reaction would have been if "disabled" had been mentioned!
All I can say is AVOID!!!!!!!!!!!!!!!!!!!!!

Viewing Properties
Viewing Properties.
The admin team messed up the properties that have been listed online and so there are properties which haven NOT been available for months listed online. We went to view a flat and the agent thought we were viewing a property way out of our budget. My friend who also wanted to view a property on Black Katz also was misled by the listing saying it was available. Don't use this company if you're students, it is a waste of time.

Don’t recommend to anyone
Would strongly advise students to avoid this agency unless you want to be let down at the last minute.
We secured a flat through BlackKatz, had our offer accepted, signed the contract, and each paid £1,700 in deposit—only to be told one day before move-in that we actually couldn’t live there. This left us scrambling for a last-minute alternative, which, of course, ended up being much more expensive.
I understand that the issue came from the landlord’s side, which was out of the agency’s control, but as professionals, this situation should have never reached the contract and deposit stage without full confirmation. It’s completely unacceptable that we were left hanging at the last minute like this.
To make things worse, the deposit refund wasn’t immediate. As students, we don’t have the luxury of spare cash lying around, and waiting over a week to get our money back put me in serious financial strain. This could have been avoided with proper organization and urgency on their part.
The whole process was handled terribly, with little communication, no real apology, and no attempt to fix the situation. If you’re a student looking to rent, think twice—you don’t want to end up in the same position we did.

poor landlords and maintenance
Some okay staff members but terrible landlords and poor maintenance. Took 4 months to get the deposit back and had to go through the independent dispute process due to some dubious claims by the landlord, and a lack of response. The check-in inventory was panned out photos of each room, but the check out inventory was extreme close ups of every tiny mark - advice to tenants is make sure the check-in inventory actually includes detailed photos of every single issue, even if tiny because they will try and charge you for it. Fortunately the dispute process is a more fair assessment.
Had mould/damp and a leak in the property for most of the tenancy that kept getting "someone round to look at it" but nothing was ever done to fix it. All maintenance issues, even if very small need approval from the landlord, which is frustrating when the landlord has a habit of being taking months to reply or is just simply unresponsive. The office staff seemed to want to help, but most of the time they are waiting for the okay from the landlord, who didn't really respond.
Lived in the property for three years. A rent raise of 25% in the third year which was less than ideal, but the cost of moving would have (just) outweighed this. The rent was in line with market rates (just), but you'd think there is some benefit of being a loyal tenant taking good care of the property, them not having to advertise and do showings again, etc.
There was a miscalculation of rent amounts where we almost ended up paying an extra three weeks rent, (due to move in/move out dates) and when I asked to confirm this, it took three months of following up by email and phone call to get a response. This was incredibly frustrating/time-consuming, and if I hadn't spotted this I'm sure we'd have ended up just losing that portion of money.
Overall, would not recommend but, in the London rental market most people can't afford to be particularly fussy. So, be vigilant on your deposit/check in/check out, keep all emails of maintenance reports, and good luck.

Extremely rude, inflexible and pushy behavior towards tenants. They seem unable to even read your emails at all and then mistreat you for their own lack of efficiency. Just awful.

Shame on Black Katz and shame on Jamie their manager. Worst agency in London. Took more than three months to return our deposit. No one responded. Had to call them a million times. No accountability. No apologies, nothing!
Life in London is difficult for everyone and Black Katz made it worse for us for three months.

Bots vs Humans
The agent's behavior was indistinguishable from that of an AI bot—robotic and inflexible. They were pushy about financial matters but resistant to any action, taking a rigid, "my way or the highway" approach.
Won’t be surprised if the agents are replaced by AI. And to be honest won’t make any difference.

I have used Black-Katz as my letting and management agency over a number of properties since 2005. I would not have done so if their service to me, and the tenants they had found, had not been consistently good. I have had a series of property managers over the years, the latest is Ally, who like all the others makes sure what needs to be done is done in a timely manner. prior to 2005, I managed and let the properties myself and only regret not moving to Balck-Katz earlier.
