Beware of glossy websites

What can be said about Blocsphere that many others haven't already!
We had been unhappy with the way Blocsphere managed our money and site for some time. It took months to leave due to the small print in the contract. The staff turnover was ridiculous so we were running the site ourselves. Thankfully we were able to get most of our bank balances transferred to our new agent. However, Ashley tried to hold onto the funds unless we dropped all legal proceedings!
We did consider the TPO but that would just involve a slap on the wrist at best. Therefore court action was the chosen route to which we were finally awarded the judgement six months ago (in excess of £30k), however we still haven't seen a penny. The orginal two directors have left after draining sites and seeing the inevitable fallout to come.
Who Mr Goldin is or where he works from seems to be a mystery, we haven't received a reply to any of our communication.
Joy is now a director of levels property management where her bio states 'she has developed a strong reputation for delivering results with integrity'!!!
Action fraud have also been notified.

To all victims of Blocsphere

Update 08/10/2025 - As advised by our Local Trading Standards, a Proposal to Wind up Blocsphere has been published in the London Gazette - if any other resident associations are owned money by this company, you need to object to the winding up on the companies house website or under "gov.uk - Business and Self Employed - Running a limited Company" and in the A-Z list look for a link under "O" called Object to a limited company being struck off. You will need the Company Registration Number (CRN) which is 08459778.
Do this as soon as soon as possible to prevent the company being struck off, as if that were to happen it could make recovering your group’s money more difficult. The more who object the better. We have also reported the company to Action Fraud

To all victims of Blocsphere - I have today reported them to ActionFraud. The Property Ombudsman finally came back and said guess what, they Blocsphere, don't respond so we are expelling them and they also haven't paid previous awards from previous cases! Gee whizz, thanks for your help TPO, so you knew already what a shower they were but prevaricated over getting involved? TPO not fit for purpose in my view.
Meanwhile, I spoke with Menachem Goldin who is now the sole Director of Blocsphere since 19th May - he doesn't want to know so have reported it all to Action Fraud.

Update on reporting them to The Property Ombudsman

This is my 2nd review and for your info. Perhaps if your block is still managed by them you should think about stoping paying your service fee and find another managing agent.

I reported them to The Property Ombudsman. This is the email response I received today:-

I have looked at your complaint against Blocsphere Property Management, and their failure to respond to you with the information you requested. Their lack of response to you was unsatisfactory and must have been frustrating for you.

Unfortunately, this approach and lack of response seems to have been indicative of their dealings with us also on various cases.

I have been informed today that as a result of their failure to communicate with us and pay awards due on other cases, this agent has now been expelled from membership of The Property Ombudsman (our) Scheme. Details of their expulsion have been shared with Trading Standards also.

Consequently, we are notifying other complainants who have submitted complaints with us and were awaiting progress on them.

Unfortunately, in the circumstances, I can't see that we will able to help you in terms of them communicating with you (or your current managing agent) or supporting the complaint and making any compensatory award (which would probably be around £200-£250) for their lack of co-operation for you.

It seems the agent won't respond or pay any award if made, and we cannot take any action against them or force them to deal with you or pay any award.

I am sorry you have been dealt with unsatisfactorily, and I am sorry we can't assist you further here at TPO. I appreciate this is disappointing news.

I hope your current managing agent and/or freeholder can continue to assist.

I will arrange to close our complaint file in the next 7 days. If you wish to come back to me and/or discuss further before then, please do so.

Much brushes you off, nothing has been forthcoming. They never return calls or emails . These people are scammers and we feel they have stolen our £40k which has left us in a very difficult position. Menachem Goldin is the new Md and also runs a company called Northleach . Avoid at all costs. We will be reporting this to the police as fraud.

Where has all our money gone Mr Goldin

We have had the misfortune to be managed by Blocsphere since 2017. They have been horrible since day one .The old directors , husband and wife team Joy and Ashley Davies know just enough leasehold law to make life unpleasant. Every letter had a thinly veiled legal threat included. They pushed the service charges up and up and up and did next to nothing in the way of maintenance. This year we started with £15.000 in our blocks account...Another £11.000 was added so a total balance od around £26.000. In April they raised their management fees by 620%.....Huge money transfers were taken from our account all direct to "Blocsphere" between January and May . On 19th May , Ashley Davies steps down as a director Our account now has around £950 in it. Blocsphere have done nothing this year...Menachem Goldin the new MD of Blocsphere took three months to supply bank statements in response to section 21 and section 22 notices..I still await 2023-4 and 2024-5 accounts....The company has just changed their registered address to a default Cardiff address....I suspect major fraud

Avoid at all costs these cowboys

Since Feb 2025 nobody answers phone calls; nobody deals with issues logged via reporting software. They verbally indicated forthcoming works at our estate, which were /budgeted/paid for in 2025 Service Charge demand, yet no info followed on what will be done. Needless to say, work has not been started yet.
No site visits - they even sacked our property manager. And of course, director Ashley James DAVIES disappeared on 19/05/2025 and new director GOLDIN Menachem got appointed. Since then, things got even worse, so we ended up with a fire in the courtyard of the estate a week ago and all our requests for assistance have been ignored by Blocsphere.
Avoid at all costs!!!!!!!!!!!

CROOKS, DONT EVEN THINK ABOUT USING THEM.

Blocsphere are utterly appalling. They have now done a runner with all our leaseholders money!! We have had months of ignored calls, phone calls, no yearly accounts, tripled their commission without notice, dipped into major works funds to pay themselves then demanded more money form us by issuing interim bills!! Refused to pay contractors and the directors of the RTM had to cough up the money. They use a call answering service to take their calls, their office address is empty, I believe they relocated to Leominster. Ashley Davies the previous owner has now resigned and sold the company to a guy called Menachen Goldin he owns Northleach Property Management, he uses the email Marc @ Northleach.net of marc @ blocsphere.co.uk who I am communication with now to recover over £1800 I am owed! Court proceedings are underway leading to a hearing, solicitors costs are being accrued as well as PI costs and debt recovery costs they will have to pay on top of of the amount I’m owed, they have one further week to pay me or I’ll be proceeding without full legal action without further notice. Let’s hope they take note!

In short, avoid this company!! If you look up Northleach Property Management their repairs are not much better than those of Blocsphere.

Ashley Davies was a previous used car salesman and it shows. I now think Blocsphere have been taken over by an Israeli, having gone through a horrible divorce which forced the sale of my flat from my abuse Jewish ex wife and her so called messianic Jewish family who bullied me and mentally abused me for years I don’t hold much hope in this being resolved but I am happy to be proven wrong!

They don't deserve a star

They don't deserve a star. They don't pay the bills, don't give any evidence of paying them, then you exit the contract and folk come after you for the £ despite Blocksphere having charged you for it.

Done a runner?

Done a runner?

Nobody is answering the phones apart from a call answering service. Nobody answering emails. Have not responded to my complaint with The Property Ombudsman about a missing £5800. And to top it all off the CEO has scrubbed any mention of Blocsphere from his Linkedin. Not a surprise, just the latest in a series of d*ck moves from the dodgy car salesman of the property management sector.

*AVOID ANY DEALINGS*

They are absolutely useless! Have not got a clue what they are doing other than charges circa £200 a month + for managing a ex council block of flats. AVOID AT ALL COSTS!

I wouldn’t give this company any stars! They are crooks. Charges increased without notice, site visits don’t happen. We must have had 6 managers in 2 years. Now they want to charge for terminating despite giving required notice. Beware! Avoid! Avoid!

Overcharging for services not…

Overcharging for services not performed. Non production of annual accounts breaching lease agreements. Not sharing info with freeholder so owners are hassled for charges already paid. Enormous multiple recovery fees they try and charge and I am suspicious they must have some sort of financial relationship with lawyers to rack up huge fees for reminders and threats. Most of which seem to break the various acts. If you are a freeholder please avoid using them...they only antagonise leaseholders, they provide an abysmal service to tenants, and seem only interested in profiting from their position. And try and get a straight answer to a simple question! We have replaced them under RTM and it is amazing what has emerged. If you are leaseholders looking for a management company I wouldn't recommend going near them....just look at the other reviews. The only good ones are from ages ago or employees...enough said. Can we give a minus star rating...they deserve it.

Appalling

Appalling. No upkeep of property. Unwilling to meet to discuss. No transparency of fees. Bills left unpaid. Property run down and constant promises but no action. Extricating ourselves from their management has been a nightmare - finding out holes in payments to suppliers. I can't believe they are legally getting away with how they operate. Stay away from them.

Stay Clear of Blocsphere

My advice would be - do not purchase a flat if Blocsphere is managing the block. My experience with them has been the worst I have ever encountered, for the same reasons as stated by all the other reviewers on Trustpilot.

Fraudulent Company

Fraudulent Company. Not sure how it's legal. You simply cannot get through to anyone. Emails ignored, phones never answered and they don't DO anything.

CCTV doesn't work, don't think it's even turned on. Cleaner never showed up but we were still paying for them. Electricity bill seemed pulled from their ass. They have no paperwork to back anything up. Money is completely mismanaged, there is absolutely no way the budget they give is reflected in their actual spending. Monthly service charge went from £80 to close to £200 in a few years.

I know Property Management companies are often frowned upon but this is genuinely next level bad. There's probably about 50 potential lawsuits waiting to happen with this company if anyone took action.

Poor integrity, profit over leaseholders needs

Lack of transparency over spending of our funds and dismissive when asked questions. I'm considering selling my property as I feel so taken advantage of by mismanagement and there's so little we property owners get to do about it. Fed up of the leasehold system and wish companies like this were regulated. There's no integrity, we are just cows to be milked.

Reading the other reviews makes me sick…

Reading the other reviews makes me sick to my stomach. All of them (bar one, which was written in the early days of their contract) report the same issues: overcharging, charging for services not delivered, shambolic accounting, basically treating their clients with contempt. Avoid like the plague!
