One star is too much for Boydens

One star is too much for Boydens. Rented for 20 years and they are worse estate agents by far. They are incompetent lacking basic knowledge and experience so not doing too well on the selling part, as such their only option of making money is to rob tenants of everything they can get their hands on. I am currently disputing their attempt to withhold £400 from £615 deposit for cleaning charges for tiny 2 bed flat! I spent 4 hrs cleaning it at the end of tenancy and left it in immaculate condition. So if you have absolutely no other options but to rent from them make pictures of everything to built you case if you have to take them to court. If any of past tenants want to join me in joint court claim do let me know, I have plenty of experience in the field to ensure they learn their lesson.

It is understaffed basically

It is understaffed basically. There is not enough staff to follow through with sales, chase potential buyers, call back, follow through on messages. On Monday 22nd September 2025, I left 5 messages over the course of the day and no one rang back. In this industry this is of upmost importance. I could have been a potential buyer. The market is too hard to ignore calls. On that evidence alone I would not use Boydens again.
I personally lost a potential buyer as no one followed it up sufficiently. I would recommend using WILLIAM H BROWN. They have the support, the staff and the knowledge. They back it all up with hard work. Boydens are just winging it, hoping to get lucky.

Great Customer focused service

I rented from Boydens for ten years + They were always going the extra step for me and supporting my needs with my landlord. Patricia was particularly outstanding, she was consistently professional and extremely effective. The end of my tenancy was managed by Mise, who was reliable, personable and kept me informed throughout the process and also ensured my deposit was returned to me in good time. Thankyou Boydens.

Do not rent from this company

I can only describe the rental side of this company as a total scam , please rent from elsewhere.
You will not recieve your deposit back even when they have told you that you left the place immaculate.
Total con artists , do not trust , they put my family through so much stress , thankfully the landlord stepped in and demanded that they paid us what was truly owed.

I was sorry to read your review. You are entirely welcome to use our complaints procedure if you feel you have been wronged. There was a proposed retention to your deposit due to a breach of your tenancy, which we were instructed to withhold by the landlord. Your statement that the landlord demanded we return the same is untrue. Whilst we acknowledge you may not be happy it was proposed some funds should be deducted from your deposit, you were advised on more than one occasion of the options available to you to dispute this claim. We would ask you to contact us if you continue to have a concern rather than make up lies on a review site.

Awful company to deal with

Awful company to deal with. I don't like writing negative reviews but had to make an exception here. Terrible with communication and unprofessional (at best) with some of their responses. As alot of the other reviews suggest - it's not really a holding/security deposit, it's just another payment they will take from you. Would NOT recommend.

Hi Carly, the holding deposit and security deposits are taken and managed in accordance with the law. All tenants have alternative means in which to dispute any payment from the deposit we are instructed by the landlord to take. If you feel there has been an action carried out that contravenes these regulations then you are welcome to raise an official complaint, which will be looked at accordingly, you simply need to email me on paul.buck@boydens.co.uk.

Be very careful if renting through…

Be very careful if renting through these guys they will try everything to keep your deposit !!! Luckily for us we actually got in contact with the home owner who actually agreed with us and we received it back.They mumble on about landlord protection how about look after your amazing tenants!!! Last resort and you have to rent through these take pictures of everything single thing and be prepared to lose your deposit.Out of all the estate agents we have rented through over the years this one has been the worst by far. Hope you guys can avoid kind of what everyone else has said really I can imagine the only positive reviews are the guys that's maybe sold a property through them .

Please note that as a letting agent, we act on behalf of our landlord clients and take instruction from them throughout the tenancy process, including matters relating to the return of deposits. We are not a party to the tenancy agreement, and therefore must follow the landlord's instructions in accordance with the tenancy terms and legal framework in place.

Regarding your comment on deposit returns: all tenancy deposits are handled in line with government legislation and are protected by an approved tenancy deposit protection scheme. Where disputes arise, these are resolved through an impartial adjudication process managed by the deposit scheme to ensure fairness for both landlords and tenants.

Seems everyone saying the same - stay away

Very much same as all the others on here. And notice they reply to all the reviews making out it’s not there fault/problem.
They generally don’t know A to B
No procedures, always passing the buck.
Never missed one payment , place was left immaculate and no one knows when I get my deposit back after leaving property 3 weeks ago.
When was there everything. Weekend problem. There is enough other professional
Companies out there. And there manager joules need to go on a customer service training course. Typical estate agent all the gear no idea.

I've used Boydens for more than 9 years…

I've used Boydens for more than 9 years and they have been professional, courteous, responsive and I would highly recommend them.
In particular, Brian, Pat and Paul have been excellent and have always had a sensible, fair and pragmatic approach.
There are always going to be challenges between landlords and tenants and Boydens seem to have figured out the balance just right.

We have just been successful in buying a house from Boydens. Our Estate agent Grant was fantastic. He was good at communicating and always made sure we had enough time to view the property. He always tried to help answer all our questions and if he wasn’t sure he would get back to us in a timely manner. He was friendly and helpful throughout the process of buying. He was with us every step of the way up until we collected the keys. We can’t thank Boydens enough but especially Thankyou to Grant!

Received follow up call from Chelmsford…

Received follow up call from Chelmsford branch regarding letting our property. Quite properly, they
advised we will benefit from a 15 min general advice telephone conversation.

This was arranged for 11.00am, sadly I missed the call, phoned and another slot arranged. In the second phone call, it soon became clear our property will not comply with the conditions of any rental tenancy.

Debby was very respectful and understood I had never let a property and remained friendly and understanding.

Have no hesitation with taking this companies advice.

Shoddy, unprofessional and bullying

My opinion of this company is much the same as everyone elses - if you must rent via this agent make sure you have good quality dated photos when you move in and move out - although their inventory photos are useful if you have no others, and don't give in to the bullying emails they send out, the TDS process is there to support tenants and should be used. Good luck.

Avoid boydens at all cost

Avoid boydens at all cost. Refusing to give deposit back. Already had a rusty storage heater and old rotten carpet and mould when moved in and boydens knew this and now they saying it's my fault for poor condition of flat. I'm getting stitched up well and truly so going to take this to the small claims court.

Thank you for your review. I was sorry to hear of your dissatisfaction, so have taken the time to look into your situation. I can see that the there was an ingoing inventory carried out by an independent inventory clerk the contents of which you have agreed. I can further see that there was a check out carried out again by an independent inventory clerk. The clerk raised a number of issues which were relayed to you. We have worked between you and the landlord and a final suggestion has been sent to you in terms of a settlement, one which I might add did not include all of the breaches.

If you are not in agreement with this then you are well within your rights to raise a dispute with the TDS which whom your deposit is lodged. This is free of charge to you and the TDS will provide guidance on the process required.

Rented a house for 2 years through this…

Rented a house for 2 years through this company. Paid our rent a year in advance. After moving out they are trying to scam us out of sone of our deposit. Apparently there is is debris in the drain cover (three tiny leaves) and the pole level is lower by one line, well its in three lines amd when we moved in we managed to get 500 litres delivered in the tank so quite how we managed to leave it lower os a bit of a mystery. Spoke to someone called Mise Simmonds who is just really vile and spoke to me like I was a child. So looks like we are going to court. I would avoid this company.

Live with RATS and DON'T COMPLAIN!!

We rented a house through Boydens and shortly after we moved in, we heard RATS moving through the wall cavities and in the loft. My young child had to put up with rat noises in the bedroom wall next to him, crawling and scratching. Bait was put down and nothing further investigated. They refused to do anything further. We had to tolerate DEAD RATS ROTTING in the wall cavities and loft and told to put up with it. The smell was unbearable. Yet after repeatedly asking for an investigation, we were instead given an EVICTION NOTICE and the excuse was "property needed for maintenance". Of course, once myself, my husband and my young child were kicked out on the streets for daring to complain, the house was promptly re-let to some other unsuspecting victim! All of this was orchestrated by a woman called CAROLE ROBERTS. She personally did her utmost to get us kicked out and succeeded. BEWARE! Carole is nasty, rude and abusive. She has no morals and is totally ruthless. Just what Boydens is all about so she fits right in. When we complained to Boydens about her, they closed ranks - no shock there of course. AVOID AT ALL COSTS!

I am also surprised that you have decided to make such allegations when you have been instructed by the local police to not involve yourself with any of my staff or our company following your unacceptable threating and bully like behaviour.

Avoid Boydens if you are not desperate

Avoid Boydens if you are not desperate, and if you are prepare to descend further more in desperation, they will suck your blood, they are absolutely mercenaries and will rob you off, they deduced my tenancy deposit for cleaning charges and the check in photos was nothing like the check out and I offered to hire cleaners or clean it myself to no avail, use them at your own peril.
