Greedy... I sacked them as a landlord.

I am a landlord and I contracted with a nice local company in Edinburgh that got bought ovet by another then soon after by Braemore. I am in the process of moving my properties to Burgh Property as they are far more on the ball and look after my tennants.

I feel sorry for the staff at Braemore as they openly admit they have too much work and too little experience... Nice individuals who are being overworked and not trained....

What a horrible company

What a horrible company , we had the misfortune to be dealing with Kjartan Behm . He was a lying condesending horrible little man. We did consider legal action but decided to just walk away and end the nightmare .

Frustrating waste of my time!

After searching for properties in Edinburgh for over a month having found over 2 dozen ideal properties I have spend over 15 hours on hold attempting to apply.
I have yet to actual speak to anyone at this letting agency despite them boasting awards which seem entirely fictitious based on my experience. It feel impossible to actual secure any properties offered by this letting agency and they host no platform to contact them by other means. Utterly Frustrated.

They will trick you with the deposit, give you disgusting properties unclean, and will treat you like cattle.

I am a property owner who unfortunately…

I am a property owner who unfortunately let Braemore manage my property.
I am now constantly chasing them for money owed by the previous tenants; rent arrears, 'specialist cleaning costs of GBP 600+for the mess left by the previous tenants.

Response to requests for information, clarification are not forthcoming and the constant turnover of staff means you are always dealing with someone new who blames the previous incumbent.

I am in a position where I no longer trust this company .

Where can I get assistance from in getting money owed back from them ? I read somewhere that Safe Scotland can assist ?

Wish I had thought to check trust pilot…

Wish I had thought to check trust pilot before spending 4 hours on hold "1st in line". I know their on hold message patting themselves on the back for being arla certified off by heart now, can't see from these reviews how you get such a stamp of approval, can't be through customer service.

Had to move because I couldn't deal with them anymore

Braemore were an absolute nightmare to work with from day one. We arrived in our new flat on moving day and the place was in total disarray. There was stuff everywhere, left behind by previous tenants, and the place was filthy-not just messy but dirty, with grime all over the kitchen doors, lino in the bathroom peeling up, mould growing on the wood around the bath, I could go on.

A guy called Michael was assigned to us as our property manager. We contacted him immediately to sort out the state of the place, and it took 4 weeks to have the boxes and boxes of stuff removed. Cleaners were never sent so we ended up just having to clean the previous renters grime off the place.

So ensues 6 months of further issues with little to no help from Michael, and at one point we waited 3 months for a response to an email about rotting floor under the bathroom lino, and after repeated attempts to chase a response by phone and eventually in person, we were told that Michael hadn't worked there for months, and our emails were just going to no one. You would think that management would contact any tenants in Michael's caseload and reassign them, but not with Braemore, as they seem to enjoy avoiding any and all responsibility.

The nightmare continued after that, and we were assigned to another person, who was as incompetent and unhelpful as Michael when he wasn't even in the office, and she continuously claimed the reason for her inaction was that she couldn't get hold of the landlord to solve the problems we were having. In her defnese, she claimed to have 100 flats on her caseload, which is an insane amount. No doubt if Braemore had an issue with our landlord's payments, they would have found a way to get in touch with him. It became such a joke that we were forced to find somewhere else to live and move.

In future flat-hunting endeavours, if I happened to find the most beautiful flat that ticked all our boxes, was within budget and in the perfect location, I would still avoid if it meant having to deal with Braemore ever again.

Would be zero stars if allowed

Would be zero stars if allowed. On hold for absolutely hours to be told properties aren’t available. And not just today, tried yesterday and was the same. It’s v disrespectful

Shambles to say the least!!

Shambles to say the least!!! 4.5 hours waiting on hold on the phone to arrange a viewing!! Sent emails for 2 days, nobody calls back. Then 2 days later, they email to say sorry viewings are full!!! No apology for waiting on hold for literally half of my day, never mind that I may have a job and need to work!!! How is this fair?? They treat you like a number and don't care how urgently you may need to find a home. No respect for their customers at all!! Will rather go somewhere where I am treated as a human being!

A shambles from a landlord’s perspective.

My flat was transferred to their “management” when my previous agency sold to them. Issues during my time with Braemore include no flat inspections at all (virtual or otherwise) during their period of “management”, a month whether they failed to send me any rent (despite collecting it from the tenants), and the piece de resistance…. negating to inform me that my tenants had given notice for a 6wk period, leaving me with only 5d notice of their imminent departure! Total failure in terms of offering any type of property management.

Impossible to reach by phone. Poor response rates/ times by email. Would avoid at all costs.

Be very very very careful around this lot I got my house reposed recintly for holding back rent till jobs were done and my cleaning bill for a one bedroom flat was wait exactly my deposit amount .....and they don't care what you think or wright they told me that

Stay away from Braemore

Stay away from Braemore. They are the worst people in the world. No need to comment what issues I had to deal with in the flat, it’s unbelievable what level of ignorance I have experienced. They have no respect.

Awh Braemore

Awh Braemore, what a disappointment you've been. I was a tenant for one year.. and to keep this short; blocked sink in the kitchen for 3 weeks (we had to wash our dishes in bathtub! And begged for help), rotting bathroom floor for 3 months, lack of extractor fan for 3 months, lack of working washing machine for 2 weeks, and there's more.

Me and my flatmate decided that we were just done. As we were moving out, we cleaned the flat so well. As a cleaner (from teens) I know how to clean well. We even showered carpets and everything was bleached. The girl who inspected our flat said that it was dirty and needed a clean (it was the same girl - Leighvi- who I spoke to on numerous occasions about problems in the flat).. she clearly was upset about the way I spoke to her and decided to be an a**.

Anyways, cleaner's were hired and apparently spent 7 hours there!! £150 out of our pocket!! No offence, but two cleaners over 7 hours cleaning a tiny 2 bedroom flat is am absolute joke, in that time I would have cleaned 2 office buildings all by myself.

Not only me, my flatmate and the flat were severely neglected, we were also tipped off.

Be careful when you speak to Leighvi, be kind as she takes things personally .. but jts okay if you have a falling apart flat.. as long as she goes home with a smile.

Never again will I rent from Braemore again.

This company is an absolute joke

This company is an absolute joke, we were with them for a number of years hoping they would get better, big mistake, massive mistake, it just got worse. Trying to recover the tenants deposit has taken 7 months and still counting. The tenants left £1500 rent arrears to say nothing what the tenants stole and destroyed. We have been in contact with the safe deposit Scotland who agree the deposit has been awarded to us in full, but again Braemore still dragging their heals saying we don’t have a full recollection of what’s been going on. Please do not touch this shower of people below average intelligence, with your property. You have been warned!

Illegal practices

There isn't a single positive thing you can say about Braemore. They regularly breach the Letting Agent Code of Practice. I recommend any 'victims' of Braemore to reach out to Living Rent.

Can't speak as a renter,but can as a…

Can't speak as a renter,but can as a clients Mum. Cleaned more houses than you can imagine for them to say it was not up to their standard!!! Wasn't that clean when rented originally. Would love to give them my old Landlords number and see what he would say about my cleaning skills!!! Check of them. Ex army should say enough about handing over excellent quarters. Keeping a deposit for cleaning. Out of order.
