Landlords BEWARE

Landlords BEWARE! This is an appalling company to deal with for landlords too. Firstly, they bring in tenants who refuse to pay and do not leave. So I was stranded with a flat I could not move back into because they have relaxed their criteria on checking tenant credentials. The process of getting the tenant out took over 7 months.

Then came the deposit. BAM had taken out very expensive Items out of my flat to "safeguard" them (worth around £2k) and were meant to return them at the end of the tenancy. Instead, they could not locate them and left my flat with disgusting cheap equivalent items as replacement (worth £50). They refused to pay a reasonable amount and this situation continues on. The staff keep moving on, they do not return calls of the agency let alone mine and the directors are no better in helping. The whole company is a cowboy outfit. Do not rent your property out with them - this company needs shutting down and if it has no landlords that will rent the properties through them, they will end up there. Utterly useless company.

Unhelpful and manipulative

They will not provide maintenance support in a reasonable time. We have been left without heating or left with a back door that doesn’t lock for an absurd amount of time. Property Redress helped me to receive compensation for this.

They will also spring hidden costs on you, such as for gardening or for unenforceable Advance Rent increases.

Poor - do not use BAM

I rented a room with BAM in Wimbledon - they were very fast to sign me up but once in, the problem's started.

Dozens of problems arose on an almost weekly basis in the property, as it was an old house. BAM request that everything is logged as a service ticket via an online portal, but still you are required to follow up with numerous calls to their property manager. Even if the problem is obvious, they still insist on photos being sent.
BAM love emailing their tenants, to the point it becomes almost a gross invasion of privacy. I counted over 400 emails in the space of a year.
They are also extremely poor at managing the properties - when I was there two tenants sub-let their rooms and as a result there were two unknown tenants in the property, using the bathroom/kitchen etc without permission.

Their property managers ans property…

Their property managers ans property management system is a joke. You can not get a new mattress after three months of chasing your property manager and explaining to them how your spine is seriously affected by the condition of the decades old mattress. They have this app which you can use to get in touch with relevant people but they reply to you only when they feel like.

If you're a tenant or landlord considering working with Built Asset Management (BAM), THINK TWICE. Their SHADY AND DECEPTIVE PRACTICES have been repeatedly exposed in low-rated reviews, which—if you notice—have all the thumbs up. Meanwhile, the five-star reviews seem suspiciously untouched. Brighten your eyes, people!

Here’s why you should stay away:
🔴 They increase rent shortly after tenants move in.
I rented with BAM in Ealing in June 2024, and by October 2024, I received an email stating they needed to raise the rent—just four months after moving in. At the same time, they changed all contracts to a two-month rolling contract. Then, in December 2024, BAM suddenly served everyone an eviction notice.

The most ridiculous part? They demanded extra rent from me, and I wouldn’t have even known if I hadn’t randomly checked the app. They claimed that unless I had given notice by 9th December 2024, I was obligated to pay. HOW THE FXXK was I supposed to give notice if I didn’t even know I was getting an eviction notice LITERALLY THE NEXT WEEK?

🔴 They HIDE eviction plans to trick tenants into renewing.
When I renewed my rolling contract, they never disclosed that an eviction was imminent. Instead, they changed the contract to a two-month rolling period, and then—exactly two months later—they served eviction notices to everyone in the flat. This was clearly planned to trap tenants in a renewal before kicking them out. Now, I am the victim, forced to pay extra rent just to protect my credit score from this shady company.

🔴 Unreasonable and persistent demands for extra rent.
For a month, they repeatedly requested additional rent, almost to the point of harassment, while ignoring my legal inquiries. Instead of providing a clear legal basis, they pressured me to pay, claiming it would harm my credit score. The only reason I paid was to protect my credit, NOT because I agreed with their baseless charges.

🔴 They enter properties without prior notice.
They send people into properties without warning, and they hold keys to all rooms, meaning they can access private spaces at any time. Proper notice and tenant rights? They don’t care.

🔴 Maintenance issues remain unfixed indefinitely.
From day one, I reported a broken window, and it remained unfixed for my entire tenancy. In the end, the landlord had to hire a private maintenance person to fix it because the agency failed to act. But despite all of this, we were still evicted, and the window remained broken—just as it was the day I moved in.

If you’re a landlord, this is a clear reflection of their ability to manage your property. If they can’t even fix a simple broken window in months, imagine how they’re handling your investment.

🔴 Ongoing and never-ending maintenance issues.
Since the day I moved in, the flat has had countless maintenance problems, and every month, a new issue arises that needs fixing.

🔴 They lie about cleaning fees and fail to send cleaners.
One of their agents told us in writing that we could opt out of cleaning fees if all tenants agreed before signing the contract. When we showed them proof, they ignored it and denied everything.

To make things worse, they failed to send cleaners regularly despite tenants paying for bi-weekly cleaning. We had to chase them repeatedly, and when they skipped cleanings, no refunds were ever issued.

🔴 They use an keybox on a public street.
BAM keeps a keybox in a public area, supposedly for handymen and cleaners. However, anyone could break into that keybox—a huge security risk for tenants.

🚨 FINAL WARNING:
If you still decide to rent with them, GOOD LUCK. Just be prepared for LIES, MANIPULATION, AND CONSTANT FRUSTRATION. Their staff will act friendly until you sign the contract, and then they’ve got you hooked. After that, you’ll spend more time trying to escape their mess than actually enjoying your tenancy.

❌ SAVE YOURSELF THE HEADACHE—AVOID THIS COMPANY AT ALL COSTS❌

Don’t do it

My best advice if you want to rent and you see BAM, trust when I say “Don’t do it”
I rented with them and was given false information at the start of my contract, I was told I’d be able to negotiate my rent at the 6th month marker but on the 6th month I was told a different story stating I was meant to negotiate the month before. One thing I hated the most was them sending random people to the house without prior notice, I woke up one morning only to find some random dude in the living room who said he was sent my BAM. He had an ID but not from BAM. BAM also does this weird thing where they show up every other week for inspections, they are just like helicopter parents/bosses. They are always around for no reason. I loved the house but the BAM team are the worst. When something breaks or requires replacement due to wear and tear they will charge the tenants or make you take the time to go buy it yourself and take weeks to reimburse you. The landlord who owns the house could also just show up without prior notice. The staff are very rude and unprofessional. I constantly had problems with the house manager and this young girl who handled viewings, very rude and very unprofessional. They spoke down on tenants and made one feel like we’d begged to rent at the residence. If you spoke up they would threaten with kicking you out, they kicked out a tenant while I was there because said tenant spoke up about one of their staff who was rude and unprofessional. The day I left that house was the best day of my life. My new place has no landlord showing up out of the blue and inspections are done once every six months. I wish I could type in all the BS but I’ve not got the time. If you do decide to still rent with them, I wish you all the best. Just make sure you’re prepared to be lied to, staff will pretend to be nice until you sign the contract and then boom, they’ve got you hooked and would spend so much trying to get out of the contract.

BAM poor customer service, not honest and no AST!

BAM do not offer AST agreements which protect tenants, be aware of this before viewing any of their properties and signing any agreements! be careful they have a reputation for bad customer service and treating tenants poorly! look at recent reviews on Google either 5* or 1*, they get people to write reviews to make them look better than they are. Only have rooms in Ealing and advertise on Roomshare, they are the same properties with a revolving door of people that they hope don't know enough about how the laws that protect tenants, do they put your deposit with the tenancy deposit scheme, unlikely, be very careful as this is not a letting agency or a landlord they are a 3rd party company that advertises the rooms and that's about it!
