Shambles of a company

Shambles of a company. Evicting vulnerable tenants as soon as tenant has revealed they have given birth. I have been shocked at the amount of tenants they have mistreated. Avoid avoid avoid.

The one star reviews paint a very telling picture, take this on board if you’re looking into renting through this company.

disrepaired lettings, unprofessional service.

They let out properties with warped drafty windows, severe damp and leaking problems. They have not fixed these issues over the tenancy period.
They did respond to a malfunctioning boiler in winter in about 2-3 weeks, and plumbed the blocked kitchen drain in the garden after 6 months. When they replaced a broken. Don't be fooled by a few friendly faces because they will be gone in a few months, and when it comes to deposits they always lie and claim cleaning fee when we have left it cleaner than we moved in.

Waste of time and ongoing lies

Waste of time and ongoing lies - that is what you will get from this agency. They didn't manage to let my flat (empty, clean in perfect location) for 6 weeks!!! In this time:
• they were wasting time showing the flat to people who could not afford them anyway!!!
• they included wrong photos in the flat advert and didn't change them even after a few requests
• they didn’t answer calls, didn’t call back
• they didn’t reply to emails
• if they eventually call you, they tell you sweet lies about potential renters, who never materialize

undervalue to make a quick sell

got valuations from various agents ( 5 of them in total, 3 local highstreet and 2 online ones) for our end of tarrace house, they all valued the hosue at offer in excess of 475k and only B&W gaved us a valuation at market value 425k, it's crazy and a joke. our house is in a fab condition, large kitchen extension, stair alternation, fitted a bathroom upstairs and a downstair wc, a fantastic garden and garden office in brick with bi folds door. BUT they compared us and printed all properties around us that's not renovated and looking in bed shape to convience us to put the property to sell at the same price. It's rediculous, I understand they try to market us low to make a quick sell, but nope!

“Pile them high and sell them cheap”

If you know the phrase “Pile them high and sell them cheap” you will understand how Burn and Warne work.

They boast of selling more properties than any other estate agent in Sutton, though their statistics show that they tend to sell below asking price. I did worry a little about this figure, when we signed up with them to sell our flat, and I made it clear that we were not looking for a quick sale but had plenty of time to find the right buyer. The lady we first dealt with assured us that they were “working for us” and would go to great lengths to match us up with the right buyer. She seemed to have a good knowledge of the local market, and was keen to tell us what a good negotiator she was, so we signed up.

In the event, that was almost the last we heard from her, she did not answer any of my emails, and left any negotiating that was to be done, to the people in the sales office. We had a few viewings of the flat in the first couple of weeks, but as soon as an offer was made by a potential buyer, albeit £15,000 below the suggested price, we were being badgered to accept it. They seemed desperate to make a sale, whether the price was what we wanted or not.

We were eventually persuaded to accept an offer £10,000 below the price we were asking, only to have the “buyer” come back a few weeks later asking us to knock a *further* £25,000 off the agreed price. We refused that offer, withdrew the flat from the market, and parted company with B&W. So much for matching us up with the right buyer!

In a subsequent telephone conversation with the (somewhat desperate sounding) company owner, I was told that the lady we thought we were dealing with was a valuer, and had nothing to do with negotiating with buyers!

The agent was rude!

A neighbour of mine experienced a leak affecting the downstairs flat where 2 elderly ladies were having to paddle around in foul water. On contacting the agent and explaining that an emergency plumber was needed, I was told that I was being rude! I would and will never use Burne and Warne now, out of principle.

5* Service

Elliott was so friendly and extremely helpful! I had been searching for a property for months and months and had just about given up!
Within 24 hours of initial contact I had viewed, offered and got the place with Burn and Warne! They absolutely put other agencies to shame
I highly recommend them!

Quick turn around jocks!

Burn & Warne are old school estate agents, they'll want to market the your property low to get a quick turnaround to release their money with minimal hours spent by their staff. Had a legal issue with the buyer, B&W where absolutely useless and didn't want to help. I eventually got the answer myself after 15 minutes of research on the internet, which beggers the question why B&W coudn't have answered the query as this is their area of "expertise" (buying and selling property). As the vendor i did not feel they had my best interests. Their after sales liason was also poor and obvilously didn't have the personality for the role. Shop elsewhere or use an online agent- you will begrudge giving this lot their commission.
