Poor property management

I have been living in a property managed by CJ Hole for 5 years. The property itself is great (and we think the landlord is sound although we have never met them). However, CJ Hole have been consistently horrible at communicating and solving maintenance requests. All projects are done cheaply and have led to more maintenance needing done. They demand things of us rather than collaborating with us, particularly on property inspections and contract renewals. It feels as if they don't consider this our living environment, but rather just a means to profit. Capitalism shocker.

Criminally incompetant. AVOID

If I could give zero stars, I would. AVOID AT ALL COST. CJ Hole is criminally incompetent and cost us thousands in legal fees. Their reputation precedes them! My partner and I rented a property from CJ Hole and our experience was horrific. We viewed the flat while works were still ongoing, promised that issues would be fixed. We entered the tenancy for £1250 PCM to find that the flat was still in a complete state of disrepair. CJ Hole made a pathetic effort to remedy the countless issues with the property and rebutted all of our claims. For 4-5 winter months (Nov-Mar), we were without heating, resulting in significant mould and damp. Our bed frame, mattress, and loads of priceless personal positions were completely ruined by this. The extractor hood above the cooker was poorly fitted and hit my partner on the head when it dethatched from the wall. Several other issues... CJ Hole was continually slow to reply and on occasion, outright refused to our urgent requests to have things fixed. Our property manager Marisha should be struck off for her lack of duty and care. 4-5 months of living in abhorrent conditions, personal positions destroyed - an absolute shambles that ended up in a legal dispute. Utterly disgusting.

Absolutely awful

Absolutely awful, tried to deduct £620 out of our deposit, of course the DPS awarded it all back to us as they tried to claim for blinds that didn't work at the start of our tenancy, incompetent, missed EICR deadline, took over a year to get our holding deposit back when they changed the law, had contractors turn up unannounced & Jess on the phone telling us they left their notepad on the side & asking if he can nip back and grab it, when they didn't show up, wouldn't have minded but he was already in our house! Accused us of smashing the conservatory window & told us if we do not contribute towards the cost we will be evicted. We had our own builders and glaziers inspect it. But cj hole said their report showed we did it due to the shape of the cracks in the window, we asked for this said report to no avail as there wasn't a single crack left. We were blackmailed to pay towards the repair of this window of £250 otherwise we'd be evicted! they are very manipulative & caused us soo much stress while living there!

Brilliant service

C J Hole were there throughout our transaction and responded really quickly to any queries we had. Emily was available by text and responded immediately. A very good service.

The worse experience with the letting…

The worse experience with the letting agency ever. Be aware that they will always shop landlords but not a tenants.
My tenancy agreement stated two months of notice in once section and only one month in another section. After conversation with a person in the office when signing it I was advised only to give one month notice but when I actually wanted to move out I was informed that it is irrelevant and I have to give two months of notice so the landlord will have time to find a new tenants.
Whoever came for any inspections they were all just extremely rude and I was down kind of intruder in the place which I paid a rent for.
I would never recommend them.

Cooperative team

The agent team members are very kind with a positive attitude. They try to have close clear communication and they respond quickly and positively to any request. I do recommend this office for letting issues....

Very poor an unprofessional people

Very poor an unprofessional people
No communication...made numerous calls and emails but hardly you see a response from them especially when there is only 2 people working and they have a tiny office of a size of a nest.
BEN who is one of the agents is very rude and unprofessional , he started swearing at me over the phone and lost his cool and hang the phone up...
Please avoid them at all cost,,,they are the worst in all aspects..
Fake promises,...unprofessional attitude and rude staff, I wonder who is the owner of this company and how is this operating...

awful people with awful responses

awful people with awful responses. cannot even deal with simple maintenance. claimed there was wifi, which was later installed in the winter months, around 4 months after we moved in. cannot even dispute giving back desposits fairly. if you are a student in bristol, do not go with them. give your money to someone else. they are the worst letting agency around.

Worst Letting Agents I've Ever Dealt with.

Genuinely the most incompetent and frankly nasty letting agents I have ever had to deal with. They treated me and my housemates as utter garbage.

We were left without a cooker, after the faulty one they had installed (in which the wiring was illegal!), which to no surprise broke. It took daily emails and calls to try and get them to get us a new one and eventually took almost 2 months without a cooker. 2 MONTHS. We had to go into the branch to finally pin someone down, who was quite literally hiding from us.

These people are beyond scum. They do not care one bit about the properties they manage and certainly not the people living in them. It is utterly disgusting that these people are left in charge of a basic commodity such as housing.

I would recommend not using these people if you are a property owner as they will only make your lives harder and they will try their hardest to make your tenant's lives, frankly miserable. I would also advise any potential tenants to avoid these people (although I'm aware the freedom to do so is less of an option when you're a renter). However, if you can, AVOID AT ALL COSTS.

Very professional and efficient team.

Andy and the team were very professional and straightforward to deal with when I needed to sell my father's house. I knew the house needed gutting and modernising after being my father's home for over 60 years. Andy suggested a realistic price, found three investors to make offers within a week and then negotiated the best offer for me to accept. He recommended an excellent firm of solicitors and the entire transaction was quick and efficient.Emma was a very reassuring contact when it became necessary to obtain probate during the transaction.

An Honest Review - A Poor Experience

An Honest Review - A Poor Experience

We (three young professionals) rented a house in Lockleaze, Bristol through CJ Hole from September 2017- September 2018, and I would honestly recommend people to avoid using this agency.

From the beginning of our tenancy, we had issues getting the agency to push for things to be fixed at the newly "refurbished" house. As stated in our inventory on the day of move in, there were noticeable issues with the property, such as cupboards broken, dirty kitchen all which the agency said would be sorted. Weeks would go past and these issues we raised had failed to get anywhere. Furthermore, the poor and cheap refurb under taken by our somewhat lazy, ignorant and difficult landlord were apparent from the get go. There was no extractor fan put into the bathroom, this caused mould, the cheaply fitted shower door was leaking just to name a few.

Wanting to live in a clean, tidy and functioning house, we reported these issues to CJ Hole to forward to the landlord. Water was leaking from the shower, something we explained unless was tackled quickly the bill at the end of it would be much worse. This was something that was being sorted as we viewed the property, something I can only think of happening due to the issue previously being ignored.

Weeks would go past with no response and several attempts at phone calls being made. Each time a different member of staff would pick up the phone or email back and inform us they were waiting for the landlord to respond and “approve works” or they were organising quotes. Months had now passed without any work being carried out and both and landlord and lettings agency reluctant to resolve the issue.

We therefore threatened to withhold our rent until the at times, quite dreadful conditions being a flooded bathroom, a broken sink tap for the kitchen and plugs that did not work were fixed. After CJ Hole responded to us, informing us a clause in the contract stated that we would have to pay £90 per day in fees to withhold our rent. This threat of withholding our rent still had no impact on CJ Hole speeding up the process and their understanding our frustration as rent paying tenants. We felt we had no rights so contacted Environmental Health at Bristol City Council.

Just to give you some indication of the time line of getting a response and things sorted, an original email was sent to CJ Hole in early October 2017, and on the 24th of February 2018 we were still explaining to CJ Hole the issues with the property. They were not happy we had gone to the council and told us they were “unaware” of the issues. Once again a different member of staff came back to us on this.

At this point it was the middle of winter and a considerable amount of mould had built in the bathroom to add to the problems. There was no extractor fan in place and one of us suffered some severe asthma. After inspecting the property (and sending us the report) the council contracted the parties to inform them they had visited and reported this. (please see letter from council confirming contact attached).

Only now did CJ Hold decide to contact us. To their discontent at contact from the council did we begin to hear back of some progress being made. We felt neglected and as if we were dirty, loud annoying tenants who did not care for the property. We all worked full time and had to come back to a house that did not function. We felt if this had been a family living here, more notice would be been given.

Each time a issue was reported, a new member of staff would pick up the thread of emails and have no idea to our frustration what was going on!

Towards the end of our tenancy, we ensured the house was left in a tidy and reasonable state. The house was cleaned head to toe, and left in a better condition to when we moved in. The day after we moved out the landlord went round to look at the property. We were then told by a Gareth Murphy that a check out would occur and a list of things doing to the house would need to be paid for out of our deposit. There was a list of 12 items the landlord wanted to charge us for.

We firstly had proof that from the inventory, many of these things had been ignored from original requests such as the kitchen needing a professional clean, but we were trying to be charged for. Other items were just completely made up, and when challenged we had our question ignored and the item removed from the list. Other items being a lampshade that never existed, the entire carpets needing a professional clean (which we already paid for a sent the receipt in) and the wardrobes needing a clean (whatever that is!) were on the list. After much deliberating with CJ Hole we felt again let down, and that the landlord, who knew nothing of the original state of the property had gone in and putting this quite frankly, put a list of lies together to charge us for.

CJ Hole here ignored our questions as to why the same person who undertook the inventory on move in day, did not do this on move out day. Their response was “In terms of your query, I should point out that the inventory is not carried out by CJ Hole, we outsource this. However we do carry out the check in, and accompanying report.” This in our eyes is a system that fails to help its tenants and puts the power in the landlord’s hands, when they know nothing of the previous state of the property.

After relentless battling with CJ Hole and the landlord we were still being charged £65 for gardening at the end because of some overgrown grass and weeds. Again which were there when we moved in. We eventually had enough and gave in to the Landlord for this unwarranted claim. The withholding of our deposit was costing us money every day for unwarranted and false claims made by them. Where we had a door handle that had broken, we provided a new handle at our own expense for someone to come and fit it on. The fee for this was £75 to fit a door handle!! Again we questioned this as it amounted to a half day rate for a contractor in the city (4-5 hours work!). Knowing this was a greedy amount to take we had reduced on our appeal.
