Fraudulent Activity & Terrible Development

I had terrible experiences associated with this construction company when attempting a purchase of a new build flat in Liverpool. Fraudulent EWS1 (cladding) surveys were used and the design was significantly altered from that in the advertised material. It now resembles a prison block strewn with waste, rather than 'luxury apartments'.

Due to the issues created by Crossfield, it became impossible to secure a mortgage on the unit with any mainstream bank/lender and I was left with little choice but to forfeit my reservation fee. However, I am now glad that I made this decision as other purchasers tell me that there are still many issues continuing (and new ones cropping up) now that the development is 'complete', and that Crossfield Construction are trying to sell the freehold.

When viewing the property before it was complete, I witnessed questionable working conditions and construction workers with insufficient PPE on various parts of the site.

Steer well clear !

Couldn’t agree more with the previous review. Absolute cowboys who couldn’t run a bath. Unbelievably poor workmanship all round and a ruthless approach to hard working investors who have lost thousands .

Steer well clear of this ruthless & unethical developer

My experience with Crossfield Group / Crossfield Construction Ltd is one of regret, significant stress, and huge financial expense. I hope this review can save someone else from falling victim to this group.

I was interested in investing within the Baltic Triangle area in Liverpool, and the Baltic View development being built by Crossfield Construction appeared to have strong prospects. The marketing materials and plans of the development were very attractive. I put down a deposit after much research, as this development appeared to offer great investment potential

The first warning sign came when it appeared there were unresolved land/ownership issues which still existed, and appeared to have been overlooked after Crossfield had purchased the site from a previous owner. The problems quickly became progressively worse. While searching for a mortgage, it transpired that Crossfield had sub-contracted the issuance of the EWS1 (fire safety/compliance) form to a consultancy company, which had acted fraudulently. Crossfield appeared to have exercised very little oversight into the activities of this contractor (and i wonder how many other contractors they are failing to oversee). This culminated in a fraudulent EWS1 form, Crossfield eventually issued a legitimate EWS1 form, but the damage was already done. We approached over 12 mortgage companies, all of which were unwilling to lend on the development, and many of those cited the fraudulent EWS1 form as the sole reason for blacklisting the developer/development

Despite the difficulty in obtaining a mortgage caused by the fraudulent activity, Crossfield issued notice to complete while we were still trying to obtain a mortgage, and our solicitors emails were largely ignored. We managed to find a mortgage company willing to lend, and had a valuation on the property booked, when our solicitor received an email to inform us, with no prior warning, that our deposit had been forfeited, and the contract rescinded, despite the many unanswered questions we'd raised with their solicitor. They claimed they had found a cash buyer, despite me receiving several emails from agents within the next few weeks marketing the property as available for sale

Myself, and around 10 other individuals are now exploring routes for legal action on how to recover some of the monies seized by this company.

We have since learnt that the standard contract issued by this company is extremely unfavorable to the customer, it essentially has allowed them to significantly deteriorate the specification that was promised at the outset Indeed, i have spoken to many of those who were able to obtain a mortgage and complete, and they are very disappointed with the finished development which is more akin to a prison block than the focal point of a vibrant, emerging hotspot. The contract also gives no protection to the customer, even in the case of fraudulent activity

It has also become clear that this developer is not part of any sort of ombudsman, which most reputable and established developers are. This is something which i regretfully overlooked, but which i hope will set alarm bells ringing for someone

In summary, this has been a hugely expensive and draining experience, but i hope this review can save someone from falling victim to this developer which has engaged in and overseen fraudulent activity, and in my experience has acted ethically and morally corrupt manner
