I had a leak in my extension flat roof caused by the previous roofer neglecting to install the lead flashing to the hanging tiles of the loft conversion dormer. The roof had been converted from cold roof to warm roof causing it to be raised by 125mm and the previous roofer just left the lead flashing lying on the roof. I didn’t want him back, so I did a search for local roofers and came across an ad for E Caldwell Roofing. I contacted him and he estimated two days work and quoted £1,450 for the work. I took him at his word and accepted.
He started on a Monday morning at 8:30 and finished at 2pm saying he had to get some materials before the shops closed. He returned the next morning at 8:30 and left at 9:30, leaving me his “invoice” for £1,450. That was for 6 hours work by himself and a labourer, with no materials other than the usual consumables. I questioned how he could justify that amount for 6 hours work. He said if I didn’t pay him he would undo the work he had done, and he brushed past me with his ladder. Fearing damage to my property, I called 999. While waiting for the police to arrive, I tried to resolve the dispute and offered to pay him £1,200. He accepted and I made the bank transfer. The police came and left after I told them what had happened.
I thought the matter was settled but after the police left, he turned to me and said: “You still owe me £250. It’s going to cost you more than £250, just watch out for your windscreen.” So I paid him the £250 and reported the threat to the police. Avoid this roofer at all costs.
