Don't use this agency

Rude and unhelpful staff.
Speak with a superior tone and lie about the property.
While i was renting from them took they took pictures at the property with my furniture and stuff in it, even after i told them that I'm not feeling comfortable to do it , they said is mandatory to proof that nothing is damage.

Renting with Edward ground is draining

Renting with Edward ground is draining.
Emails get ignored, jobs get wrongly ticked off until you ring them and they act dumb. Nothing counts as an emergency in their opinion. A lot of the time when asking for maintenance they say “have you thought about moving out”. When you ring up more than once they laugh at you in the phone before attempting to pass you on.
No urgency what so ever unless upping the rent from landlord. Rude when communicating.
A 5 bedroom, 5 bathroom house for £100pcm I would avoid if rented by these. For Tenants 1 Star. For Landlord probably 5 stars!

BEWARE!!!

BEWARE!!!

Thanks for your non-existent courtesy call to say that the property we had an offer accepted on, is now no longer going ahead.

You told me that the buyer would remove the property from the market as soon as a survey was instructed on the property we were selling. We kept you regularly up to date about this and notified you when the survey happened.

9 days later, the property was still being marketed and it appears viewings have taken place after an offer has been accepted a memorandum of sale issued. Edwards Grounds declined to answer my questions about why the property had not been taken off the market.

I went to visit the vendor to get a better understanding of the mess caused. Edwards Grounds painted this picture of myself as a single man wishing to buy a 4 bedroom property and that I am happy to rent if this transaction didn’t go through. Where on earth did this rubbish come from? Clearly damaging to the trust the vendor had in the sale.

I am even more frustrated about being pushed to amend the mortgage offer and proceeding with the purchase as if the property was sold (I was instructed to do this to continue with the sale even though an agreement in principle was shown).

I am really disappointed with the service I have received as no doubt it has cost us our dream home, time and money.

Appalling service and charges

This is my honest experience with Edwards grounds .

Having previously rented a property , which somehow my deposit was supposed to be secured with tenancy deposit scheme yet somehow the remainder of the deposit didn't make its way back to me. Roll on 12 months.

Despite this in the middle of selling a property I approached Edwards grounds to rent a 3 bed property. The rent was 800pcm, about 1/5th of my current salary. The process went smooth until the high charges for references and admin fees kicked in.

To be clear, prior to paying a deposit you are expected to pay a whopping £150 for a reference which uses a shoddy company known as legalforlandlords based in Birchwood. I recommend avoiding these if you are a public sector worker, government contractor​ or other high earner as they request too much information and frankly it's irrelevant.

While the shoddy reference service was underway, I received the statement of charges / monies owed prior to entering the property. To my horror Edwards grounds were trying to charge a whopping £250 in admin fees? That's a total of £400 before you give the first month's rent and deposit. How they justify £250 for something that's signed digitally and they charge the landlord for doing various other things as well?

The sooner the UK government scrap these unfair charges the sooner companies like this will go out of business and for the better of society.
