Ran into the ground. A big congratulations to Craig S & Co for running what was a relatively nimble and successful block management company who supported us over the years into a quivering wreck of an establishment. If you're still under the illusion that they are looking after your block competently, I'd suggest looking elsewhere asap.

Complete abandoned property. Place is falling apart and another customer unhappy with engagement. They ignore emails.
INCOMPETENT
It is difficult to put into words how I feel about Eight AM. However, I will try!
It is no surprise at all that they have gone into administration, in fact I'm amazed they have stayed in business this long. Sheer incompetence and ignorance led to them losing c£7,000 of our Service Charge fund. They paid it over to a third party for utilities and it was never forwarded to the water and energy companies. Hence we have a serious shortfall of funds. This all happened in 2024, yet Eight AM have not refunded us ANY of that £7,000. I'm deeply upset and stressed about this, I only wish I had known how they operated before they lost our entrusted Service charge funds.

BEWARE - This joke of a company has unsurprisingly gone into ADMININSTRATION - BEWARE!!!
I've had an absolute nightmare with this company - they do not reply TO ANY EMAILS. GET OUT WHILST YOUR SITE HAS CASH

Do not trust
The most useless company who ignore their customers and refuse to fix major structural problems and health hazards. Kamila and Janine have left me living with a major water leak for 27 months and haven’t replied to any emails requesting an update for 2+ months. Criminal incompetence

The team dealing with my tenancy was great. Following up on queries and questions, chasing 3rd parties etc. never had an unreasonable dispute or query from them. Currently awaiting outcomes of final inspection that will inform the release of deposit funds.

Akina at Clifton House
Leaving tenant of Clifton House here. Having dealt with Akina for the past 2/3 years I can safely say she is one of the best in this type of work, renting can be scary and you hear horror stories of bad letting agents and not getting your issues fixed etc but can safely say she would have issues fixed within 24-48 hrs every time, always responded to my emails and always answered the call when I needed help, I have rented in Peterborough with other agencies but her willingness to help and go the extra mile is unmatched. She makes this the best agency in Peterborough, we are sad to be leaving our home but our careers have taken us to another city, we only wish to find a property manager as lovely and brilliant in our new home thank you Akina :)

Since joining EIGHTAM, Ramiro has been consistently helpful, approachable, and quick to respond to leaseholder queries. He takes a proactive approach to resolving issues and communicates clearly and efficiently. One recent example was his support in coordinating with Schindler's Lift to get our lift working again—he was diligent throughout, kept us updated on progress, and made sure leaseholders were informed on the ongoing status. It’s been a noticeable improvement having someone who ensures things are followed up in a timely and professional way. His attention to detail and reliability have been much appreciated.

Great experience
I have been dealing with Andy Goodacre regularly since the middle of 2024, when I became a Company Director and he took over as a Property Manager of Milbey Manor. He has always been very helpful with providing the required information or clarifying issues that were, at the time, beyond my understanding. In late 2024 Andy undertook an almost impossible task of investigating a historic electric bill which had caused a massive debt on our property account. He spent a lot of time and invested a lot of effort trying to get to the bottom of the problem and dealing with both, EDF and angry tenants at the same time. Long story short, he was successful and managed to get us a handsome refund from EDF. This has only proved that he is a right man in the job. Personally, I appreciate Andy’s efficiency, professionalism and communication skills and I hope that we will have a great working relationship in the years to come. Thank you, Andy!
