I love the Glasswater Locks! There’s a variety of rooms and spaces to enjoy, including the cinema, gaming room, meeting room etc, which makes it easy to relax, socialise, or just change up your environment. The concierge team, especially Sukhi, has been incredibly kind and helpful since I arrived, always going out of their way to assist with anything I need. It truly feels like a comfortable and well-managed place to live.

Extortionist's I've been forced to make a large payment that I know is not owed from myself. They've ignored multiple emails from me explaining they have the wrong person, asking them to confirm details and their only response has been to ignore the emails entirely and send me increasingly threatening emails stating they will double the balance owed if I do not make payment within 7 days. Our previous property manager was not perfect, slow to respond and slow to resolve issues but I would give anything to have them back as its still immensely better than being extorted and ignored all at once. They deserve criminal prosecution in my opinion.

Had to issue Encore a Section 24 Preliminary Notice due to Mismanagement, Disproportionate Service charges, Contractor Competence and Governance Failures. Delayed by 3 months, not due to staffing issues, the building manager gave his notice 2 months prior, so in early January 2026, so the response to my review is factually incorrect. The 2026 service charge budget was issued to flats leaseholders with a demand that has effectively doubled compared to the previous year, totalling £7,889.40 annually. Clarification received that Encore overspent the budgeted £1000 on general maintenance for 10 apt block in 2025 and they wrote in fact they spent £15,000 on flats building, no Major or non Major work notices was issued for 2025, so looking forward to clarifying on what such a sum was spent. In the same response, they state the internal painting of 2 corridors (2 flights of stairs each) in our 10-apartment building will cost £13,000! Fire safety major works quoted £80,890-88,330 were brought on us by legislation, however noone asked 10 flats if we need corridors re-painted, Encore just billed us £13,000 for it!
Self-contained flat was removed from the Budget 2026 Schedule, so it's unclear whether we are dividing by 10 or 9 the proposed charges.
Communication with the estate manager has been consistently poor. Phone calls and messages left via reception routinely go unanswered, with responses typically taking 3–4 weeks and only provided after repeated email follow-ups. When responses are received, they are often dismissive and lack substance. For example, the estate manager has been unable to confirm even basic details such as the type of HIU heat meter for which quotes are being requested. It took her 3 weeks to write " m bus wireless heat meter" response, and the fact that my family left with an inconsistent hot water supply in the process didn't bother her.
There have also been serious concerns regarding contractor quality. Residents experienced loss of hot water on three occasions during the winter, attributed to contractors appointed by Encore, namely Primech. On at least one occasion, an inexperienced operative attended an emergency call-out, appeared unfamiliar with the Komo HIU system, and made inappropriate and offensive remarks. Primech guy closed the valve and broke the cap of it in the process of screwing it so tight with a metal instrument. Before his attendance, we had slightly warm water, but as he closed the valve, we were left with ice cold water for upcomimg weekend. " Not to mention his comments that 'people are so soft these days so cant live without hot water for few days” and “it could have been worse, you could have been in Ukraine” . On what I replied “ I am not from Ukraine, so don’t see the analogy”, and such comments to family with young kids he saw with his eyes give you an idea what sort of racist men I was dealing with on Friday afternoon. And that’s what Encore in their response calls “a fully vetted and competent contractor. ”
Attached are images of our storage and bin area with American roaches’ infestation left probably by another Encore’s “a fully vetted and competent contractor. ” and like that literally everything they touch! Anything I look into, I find a massive breach of trust and prolific mismanagement.
There is a continued lack of transparency regarding the reserve fund, including how funds are allocated and spent. Asked them to clarify and got a one liner response with 19k in reserve response, well we paid £300 for 11 yrs to date so at least £33,000 should be there! Lets get some financial statements and documents instead of brush off one liners, shall we!
There is a clear perception that processes are being influenced in favour of wealthier townhouse owners, to the detriment of flat owners. This includes a lack of fair representation in budget discussions and alleged off-record guidance provided by Encore on how to limit flat owner participation in the management board. Furthermore, a Subject Access Request response appeared incomplete, omitting relevant email exchanges that would demonstrate such practices. Encore can deny as much as they like, I have on my hands emails where their legal team provides assistance and asks to take the conversation offline (meeting) to discuss how flat owners can be prevented from joining board of directors by amending the Articles of Association. You cant argue with facts.
As answers we are getting are brush off one liners we will have to proceed with Section 24 Landlord & Tenant Act 1987 Preliminary Notice of Intention to Apply for Appointment of a Manager to formally place the Company and its managing agent, Encore Group, on notice under Section 24 of the Landlord and Tenant Act 1987.
I have also involved the MP's Office of Ben Coleman.

I moved in earlier this year and have been made to feel so welcome, settled and supported ever since. Helen is the absolute star of the show keeping us all informed, ensuring when we need support with visitors, parcels and engineers arriving, she is able to support whether we are near or far. The facilities are kept clean and tidy and when things need maintenance, communication is great and timely.
Its a beautiful location. As a football and cricket fan I am loving it and meeting fellow individuals staying in the apartments because of the socials arranged, is hugely appreciated.

Wanting people to buy fobs when. the service charge are already expensive and they own the property … fobs that aren’t working because their ugly system .
