Last Saturday (15/03/25) my wife and I viewed a property that our son and his partner wanted to put an offer on. Whilst viewing the property the seller explained they wanted a quick sale and had set a cut off date/time for best offers and at 4:00 pm the following Monday (17/03/25) the highest bid would be accepted. At this point the seller also disclosed she was happy because she currently had offers from two other parties, one at asking price (£175,000) and the other slightly over (£??). We completed the viewing and went home to discuss. Later that day my son and his partner decided that they liked the property so much and had official lender confirmation to make an offer. They contacted the agent and made an offer of £180,000 as their best offer and asked for receipt of offer to which the agent replied 'no need for receipt of offer, verbal is fine'
So, they waited until 4.00 pm on Monday 17/03/25 to see if their bid had been the highest. Monday 4:00 pm came and went, no reply from the agent? Tuesday came and went, no reply from the agent? Wednesday 19/03/25 a text came from my son to say they hadn't won the property. At this point I called the agent as my son was at work and unable to call. I was told by the agent that on Monday morning of the deadline day, one of the other bidders had decided to up their bid considerably and became the highest bidders!! I asked what had made them make such a large last minute increase, to which the agent replied 'people just do that, sometimes up to 30K more' Really?? ok. I then asked why (as the 4:00 pm deadline time hadn't been reached at that point) they didn't contact the other bidders who would still have had time to increase their bids? 'Well, there was a cut off and everyone had their best offers in', the agent replied. I had to leave the call at this point to question my sanity. I'm sorry but who puts a 'best' offer in, to then put a 'bestest' offer in the very day after the highest best offer of £180,000 went in (remembering at that point the best offers were £175,000, slightly over £175,000 and £180,000). Granted, these figures should have been confidential but as I said, the seller mentioned it in conversation.
I find this whole incident unfair, immoral and potentially illegal, but my solicitor will confirm that in due course. I have contacted the seller to say thank you for the viewing but unfortunately our bid of £180,000 wasn't high enough (although given the chance, we would have gone to £190,000). I'm looking forward to their reply!!!
