This company should be called, “not my fault”
They finally updated their records and cancelled incorrect arrears and penalty charges 2 years after the change of ownership, after I had sent a formal complaint. Even then they assured me that they deal with many transactions efficiently. Well they didn’t with mine.

Freehold is completely unprofessional and unresponsive. They are responsible for the building’s maintenance, yet for a severity-1 roof leak they delivered no action and no communication for 14 days. No updates, no acknowledgment, no timelines. Their behaviour is unacceptable for a managing agent and shows a total failure in basic maintenance responsibility.
Deed of Variation Experience
After reading the reviews on this site, I was absolutely terrified of approaching this company to sort a deed of variation for a property I was selling, where the leasehold was managed by FMPLC. I am only writing this for anyone who has come here to check them out, and has the anxiety I had. My sale was about to fall through. I got through on the phone quickly. My case was supposed to be picked up within 10 working days on email. It was picked up in four. After paying the legal fee (I wasn’t charged for the amendment of an MPC for my lease), the DOV was drafted in 48 hours! I cannot stress enough how everyone I spoke to was actually more reassuring than any solicitor I had dealt with while this was happening. While I can’t say I enjoyed having had a complex lease and having to pay for it, as far as leaseholders go, they have been easy to speak with, easy to pay through the portal, and in general made me life far easier than I thought it was going to be.
So, if you need to discuss anything and are concerned I would definitely recommend calling them as they were very helpful, empathetic and efficient. And no I don’t work for them, or are affiliated in any way - I am just hoping if reading this soothes the anxiety of one person, I’ve paid it forward.

You cannot contact them. Online portal does not work, they do not answer their telephone number so how are you supposed to sell your property when you need a sales pack?? Totally non-responsive and they have been like this whenever I have tried to contact them over the years

I rarely leave negative reviews, but the ongoing mismanagement surrounding our communal garage door demands public accountability.
For months, residents have faced:
• 🚪 A non operative garage door for over one year with no clear repair timeline
• 💡 Poor lighting that compromises safety, especially at night
• 📭 Repeated delays and evasive responses to formal, documented complaints
• 💰 Zero compensation despite prolonged disruption and diminished service value
Despite multiple escalations and clearly outlined concerns, the management company continues to deflect responsibility and stall progress. Their lack of transparency and urgency reflects a troubling disregard for tenant safety and contractual obligations.
If you’re considering a property managed by this company, be prepared for bureaucratic runarounds and a serious lack of accountability.

At least bank robbers wear masks. Between them and JB Leitch they increase charges for their own error. I have in writing from JB leitch that FMPLC have made an error but are unwilling to discuss.
Absolutely shocking customer service
Unfortunately the decision makers behind putting contracts their way are not the poor end users that have to deal with this organisation. Hence why there is no incentive to actually provide any sort of half-decent customer service.
My father came down with quite signficant dementia, and as a result had not paid his ground rent to FM PLC for 18 months or so. They thought it was moral to charge him £1k in fee's because of this.
As soon as this came to light, I reached out to FM PLC and paid the full amounts to their solicitors, so we can order a management pack to sell the property. Despite them having the cash in their bank, we now need to wait over 2 weeks for them to update their systems!
Throughout the process they've simply just ignored e-mails, fobbed me off on the phone, and just generally not willing to apply any sort of common sense.
Things they could do to imporve- SLA's around responses, call listening and coaching sessions, better training and empowering agents to use some common sense, applying some empathy for customers in difficult situations
Totally diabolical
I am disappointed that I have to give this company just one star, but my experience with them has been truly diabolical. After paying them for the last 10 years, I finally had the chance to move on, and the way they handled my lease extension left me absolutely shocked.
When I requested a settlement figure for my lease extension, they initially quoted me £34,895.00. Thankfully, my estate agents, who had experience selling similar properties in the same block, challenged the amount. Without any argument, the company suddenly reduced it to £18,995.00—a staggering difference.
This raises serious questions about their transparency and fairness. How can they justify such an inflated initial amount? It feels like they take advantage of leaseholders who don’t know to challenge them.
I am relieved to be free of them, but I strongly believe this kind of practice should not be legal. The leasehold system is outdated and unfair, and experiences like mine only reinforce the need for urgent reform. Avoid dealing with this company if you can.

They failed to comply with fire regs then took twice a long to sort as anyone else would and then instruct the well known as acting for other freeholders that rip off legals @ jbleitch. they made a mistake on urs so off to tribunal to teach them!!

Currently trying to negotiate on a lease extension. They've offered a massively inflated price but sticking to their guns. Won't explain how they've got to that figure. Having dealt with them several times with different properties, I would never buy a leasehold property if FMPlc owned the lease. They want money for literally nothing.

Dear Sirs
I have no idea what is wrong with your administration team and why you insist wasting money employing them because for 5 years now I have received these letters and others demanding money when I have not owned the property for over 5 years!!!!
My Son also has not owned it since 19th May 2023 having sold it using the Solicitors Gorvins. We also keep getting a very disgruntled new owner where you keep sending demands along with First port for money, we have already paid up to date (even paid for decorating that First port have not even started yet)
We could have not completed on the sale and with both you and First port confirming this, “which again money was demanded just to answer the question” had we not met all costs so please go away and stop contributing to the declining mental health of your clients which you surely are doing!!!
Please Please sort your administration out it is appalling and a total embarrassment you should be ashamed of your “set up” I know I would be.
I keep receiving ground rent charges on freehold house
I keep receiving ground rent charges for a house that I have owned for 6 years which is a freehold property. I called them and they said well its only £2.25 invoiced every 6 months or £190+£600.00 legal fees to close this off. Who are thee people to tell me to pay rent on my own house???. Anyone else experienced this and why do we have to pay??

Is this company dodgy?
If this company aren’t dodgy they appear to be going out of their way to appear so. Also they make it as tricky as possible to pay. They won’t allow direct debit payments, won’t disclose bank details to allow that. If you pay via website they don’t save your details on your page so you even have to add name and address every time. I couldn’t find an email address even on their website and all communication from them is from an unattended box.I pay every six months and have incurred extra costs on a few occasions being late because of the payment issue. I have almost everything else on DD these days. Crap company to deal with unfortunately I don’t have a choice but I would avoid buying other properties managed by this bunch.

Quite possibly the worst company I’ve ever been forced to deal with! Their archaic systems and processes that are in place to do nothing more than catch people out and cause them to incur ridiculous fees is an absolute joke! If you have the option to choose this company then you should avoid them like the plague!! If you’re forced into dealing with them as your freehold is already in place, then expect horrendous customer service and prepare to be out of pocket!!!
