Last minute hidden lump sum upfront payment?!

I spoke to Josh about renting a unit to store a vehicle in over the winter time. It was £150 per month. I viewed it and was happy with it all. The site was under construction at the time so the paving wasn’t laid yet. I had no concerns about that. He messaged me a day later offering me an upfront 12 month deal for half price of which I politely declined as I wish to only have my vehicle stored over the winter. The next day, we spoke over text and on the phone saying I’m happy with the unit and I’d take it, he then informed me that there was a £250 refundable deposit and I had to pay 3 months upfront for £700 total! It's clear that the business needs liquid cash in order to help them expand the number of containers they have on site, but this is outright extortion at the cost of their own customers! I have a friend who rents a unit in a different branch also owned by the same owner as this site and there was no lump sum upfront front payment! Seems VERY fishy to me. I’d highly recommend that anyone looking at this place steers clear.
