My experience with a Greystar-managed property has been consistently disappointing, and I believe it reflects larger issues within the company’s management approach. I’m currently a resident at a Greystar property in Hammond, Louisiana, and what I’ve experienced goes beyond one location — it shows problems with communication, responsiveness, and follow-through that seem to stem from corporate procedures, not just onsite staff.
Safety issues, such as a non-functional front gate, went unaddressed for months, leaving the property open and unsecured. Each time I asked for updates, I received vague responses, shifting explanations, or no timeline at all. When I finally filed written complaints and referenced Louisiana Residential Tenant Laws, repairs suddenly became a priority. That made it clear the capability to address these issues existed all along — it simply wasn’t acted on until pressure was applied.
Maintenance communication has been equally inconsistent. I’ve experienced long delays, minimal updates, and instances where concerns seemed to disappear unless I followed up repeatedly. No resident should have to escalate issues or cite state statutes to receive basic safety and habitability standards.
What I find most concerning is the lack of transparency and proactivity. Greystar is a large, well-funded company, yet the resident experience often feels like the burden is on tenants to monitor, request, remind, and escalate — instead of management taking ownership and communicating clearly.
I’m posting this review in hopes that Greystar reevaluates its communication systems, accountability processes, and attention to resident safety. The quality of the apartments themselves is not the issue — it’s the management structure and the way concerns are handled.
Residents deserve timely responses, clear communication, and a management company that acts before problems escalate, not after.
Greystar wont even respond
My experience with Greystar — specifically the River North property management team — has been nothing short of deplorable, dishonest, and predatory. If I could give zero stars, I would.
Over the span of one month, we received multiple baseless and completely false notices taped to our door. On September 4th, they falsely claimed we owed $331.50 for renters insurance and a late fee — despite the fact that our insurance was on file and our rent was paid on time. Their “pay or vacate” demand was nothing more than intimidation backed by misinformation.
Then, on September 23rd, we received a second false notice accusing us of failing to clean up after our pet. This was categorically untrue. At the bottom of this notice, in bold print, they explicitly stated that failure to “remedy within seven days” would result in lease termination and mandatory vacancy.
So we did exactly what they demanded: we vacated the apartment within the seven-day timeframe.
And then — unbelievably — on October 6th, Greystar attempted to charge us $5,511.50 for “abruptly ending the lease.” This is despite the fact that their own notice threatened termination and demanded that we leave. It is impossible to “abruptly break” a lease that the management explicitly terminated in writing.
This tactic is predatory, coercive, and absolutely unacceptable.
On top of all this, the unit itself was a disaster. The apartment was unclean on move-in, in violation of Florida Statute 83.51(1), which requires landlords to provide a safe and habitable living space. We dealt with a roach infestation, a non-functional refrigerator, and a broken microwave, all of which required replacement. This is the result of negligence, not “wear and tear.”
Add to that the unsafe environment — including residents pulling on our patrol car door handle and repeatedly photographing our Tesla — and it became clear that Greystar had absolutely no control or concern for tenant safety or comfort.
Between the false notices, the unsafe and unsanitary conditions, and the fabricated $5,511.50 bill after they themselves forced us out, this has been the most unprofessional and distressing rental experience we have ever dealt with.
I am calling on Greystar to:
Formally retract all false notices,
Remove the fabricated $5,511.50 charge,
Acknowledge their own written termination of the lease,
And take responsibility for the condition of the unit they placed us in.
To anyone considering renting from a Greystar-managed property: be extremely careful. Document everything. And know your rights.
This experience was unacceptable, avoidable, and entirely caused by their mismanagement.
Blatant Retaliation via Harassment and Notice of Denied Entry -to- Notice Of Fire Inspection
Following is the letter written to Greystar...which explains far better than I can summarize, why I am in fear of my life, due to Greystar's retaliation.
Hello Mr. Lemper,
I have just been notified by my mover(s) that agent(s) of your managed property have accosted and verbally assaulted my mover(s) apparently in an attempt to gain reactions to justify false allegations of some alleged incident involving the moving vehicle.
Fortunately for me, the movers were intelligent enough to take live footage of the vehicle, which clearly indicates, there is no such damage, which there would have been some evidence of such had the mover hit anything.
As I understand it, apparently agent(s) of Greystar’s property along with onlookers staged a scene to provoke reactions.
There was no reaction or action by the mover(s) other than their continued work and recording of the scene.
In the recording that I heard, the Greystar agent says, “He doesn’t look like a resident here so if not I’d like to get him trespassed as well.”
That statement is clearly discriminating, to imply that the Greystar agent is able by sight to identify every resident of said, property; further, to trespass any mover, aide, or otherwise in effect blockade my supportive staff, which is yet another Federal offense, and offense(s), is clearly bias since said agent obviously cannot and does not accost every moving vehicle and or its agent(s).
Clearly, this constitutes retaliation by Greystar in Greystar’s attempt to not allow me to move my things from said storage, related to the pretense of a Storage Unit Audit, in which I identified my garage number to Greystar.
It also further supports my allegations to the Department of Justice that the alleged Storage Audit, was designed and implemented to target me, as retaliation.
Evidence is still incoming.
Not only will I be updating the Department of Justice about this recent harassment, I will also encourage the movers to do the same.

In response to Greystar’s action on November 6, 2025, at 4:04 PM EST and previous , via email sent to Greystar on: November 8, 2025 at 8:00:02 PM EST...
Greystar was duly notified of my intent to move-out, and active move-out; subsequently, Greystar does not have permission to enter my dwelling, until either (after) I have notified Greystar of my complete move-out, and or unless Greystar obtains a Court Order to enter, unless in the event of an active emergency, such as an active flood or fire and there is neither.
A Fire Inspection does not fall under the category of an active emergency; therefore, any attempt by Greystar to forcibly enter my dwelling is unlawful, subsequently, I will take all legal actions available to me, which as I understand it, via the appropriate Federal agencies are unlimited to Greystar being charged with criminal trespassing, breaking and entering, retaliation, physical harm to an ADA protected citizen, etcetera.

I had a horrible experience with the greystar receivable company! They don’t even deserve that 1star at all! They avoid communication at all costs bcz they know they are charging you unfairly for moving out fee! I called them several weeks leaving messages and emails but none of them was answered! I don’t recommend at all! They didn’t give my security deposit back of 500$ and they sent me an email saying that i owe them 900$ for carpet replacement and stove top replacement which i don’t understand why bcz am very sure those had normal wear and tear! Worse place ever
Worse place ever. The first unit here wasn't bad, but the extra fees go up all the time. We transfered to a smaller unit for the second year. They charged us a $1000 fee to move units, then made us pay $191 because we were using both units the day of the move. When we finally got to see the new unit, move in day, it was a dump. Never cleaned, cabinet doors don't close because the doors were hung wrong. The floors are all chewed up. Touch up paint never done. The thermostat didn't work for AC. We are finally able to leave for good, and they lie to try to keep you here, by telling your new possible landlord that you were evicted. We have never been evicted from anywhere. They move you in a unit needing lots of work, never fix the stuff, keep your deposit for what they didn't fix, and start over screwing the next person. I left the first unit we had in perfect shape, better then when we moved in, even steam cleaned the carpets. One of the maintenance men asked me why I did that because they were just going to rip them out, because they were upgrading to tile. Well they stole my deposit saying they replaced the rugs. I asked to see the new rugs they put in and they refused to let me. I found out they put tile, upgraded the appliances from the 1970s one that were there so they could raise the rent on that unit. So I paid for their upgrades. My deposit was $2600. They sent me a letter saying how much they were taking from my $2100 deposit, so they stole $500 off the top. They make you pay a deposit for damages, and add a monthly fee to your rent for possible future damages.That is what the deposit is for. The office staff is very friendly until the lease is signed, then they turn rude and lazy. They schedule inspections, and never show up, when you wait all day. I wouldn't move here unless you have enough in your savings to cover the scam charges. We are getting out of this town all together, because there are no offices here to help renters, only landlords.
The Element in Ewa Beach HI
The Element in Ewa Beach HI, managed by Greystar, was over priced but I was willing to pay the grift upon moving out though was unacceptable. First off, I would say that the accommodations at the Element were nice. The pool and communal spaces top notch no complaints. That being said when I moved out being military, I was not able to leave a forwarding address. The Element had email and telephone numbers to reach me if there were any problems and I didn't hear a peep. When I got to my new duty station, I reached out to leave a forwarding address to receive the remainder of my deposit (600 dollars minus a cleaning fee of approximately 300 dollars according to management). I was informed that my deposit was non-refundable due to cleaning costs (600 dollars?). The management also reported not receiving my apartment keys even though I had placed them in the afterhours box as instructed. I was willing to let this go as just poor management due to expedience. But then today received a call from a collection agency telling me that the Element had turned over my name for an unpaid bill of just over 300 dollars for additional cleaning costs. I could not have left less of an impact on the apartment which I lived in for four years. Now not only was none of my deposit returned but they wanted another 300+ dollars or my credit score would be impacted. Seems nefarious on their part. Not only that but in the time, I lived there not only did my rent increase (to be expected) but they added costs for parking and private security. As part of the rent, they combine utilities with rent which makes it difficult to ascertain how much the cost really was for electric (they add in electricity for communal spaces something I have never seen a management company do before and I have lived in apartments all around the world). I am sorely displeased with these strong-arm tactics which I believe had everything to do with my military service given that I would be thousands of miles away and unable to contest. I would strongly encourage those looking for a well-run complex to consider looking elsewhere especially if you are in uniform or plan to leave island upon moving out of the Element.

If I could give 0 stars, I totally would. I really loved living at the M and their management team, even though our closets literally fell out of the walls, I still admired how the M team and their maintenance staff handled it. It wasn't until I moved out and they decided to charge me a $210 cleaning fee did I have a problem with them (did not charge my roommate, but given they haven't returned her security deposit...). I called them the day these charges came out and was told to email their management who can provide me the detailed responses, which was fine by me. It took me 17 days, ~10 emails, and 4 phone calls to finally reach someone, and they told me to "calm down" after I expressed my frustrations. Also, does it even make sense for me to email Greystar if it was the M team who conducted the inspection?
I am giving Greystar a chance to make things right by holding off on pursuing legal recourse. Thank god I documented all of the floor damages (on my resident portal) prior to move in and closet issues that caused paint damages, because unless they have clear proof that these offences were caused by us, then we have a lawsuit on our hands! Keep in mind, there were damages to other parts of the wall in my room because the maintenance team and I literally had to move my entire closet out and scatter it across various parts of my room, causing wall scuffs but I was assured that I wouldn't be charged given the circumstances! Also, the dust from the closets falling damaged a lot of my roommate's clothes, yet we were nice enough to give them leniency and not pursue action then...

DO NOT DEAL ON THIS COMPANY
I rarely leave reviews, but I feel compelled to share my experience with the Adagio apartment complex and the management company, Graystar. Unfortunately, I can't even give them a one-star rating. Their services and promises are unbelievable.
My partner and I have lived here for about a year, only using the apartment to sleep at night since we run a business 24/7. However, we consistently come home to an overpowering smell of marijuana in the master bedroom that wafts in from the living room. Given the amount of money we pay for rent, this is simply unacceptable. If you're sensitive to the smell of pot or just want a peaceful place to rest after a long day, this apartment is not for you!
We have raised multiple complaints and even identified the source of the problem, but management has taken no action to address it. It feels like they are solely interested in collecting rent rather than providing a quality living environment. I've requested documentation from the manager regarding a waived bill, but she has not followed through. Yet, Graystar continues to send me bills via email, making it feel like a scam.
I do not recommend living here. There are better apartment options available!

Warning to renters and parents: Greystar Holdings LLP is exploitative, misleading, and unaccountable.
As the parent company behind Chapter Kings Cross, Greystar marketed and charged me for a “newly refurbished” apartment. What I actually received was the opposite: a flat with broken appliances, unhygienic and stained furniture, leaks and wall damage, and missing furnishings that had been promised. Photographs shown to me prior to moving in did not match the actual unit — a textbook case of misrepresentation.
On top of this, their staff were unresponsive and, in some cases, openly rude and harassing to my family when we tried to seek help. Despite paying thousands of pounds in deposits and rent, I was met with silence, delays, and a total lack of accountability.
Greystar has grown into one of the largest student housing operators globally, but their business model seems built on extracting maximum rent while providing minimum standards. They hide behind glossy marketing, while in reality, students are handed defective, substandard accommodation with little recourse.
If you are a student, parent, or university considering Greystar’s properties: proceed with extreme caution.
Do Not Recommend
I have never lived in a Greystar community, and yet I now have a collections notice for a $150 application fee that was already refunded to me in 2021.
Here’s what happened: In 2021, my mother and I applied to Watermark at Buzzard Point. By the time our application was processed, the unit we wanted was no longer available. The resident manager assured us — in writing — that if we did not get the apartment, our application fees would be refunded. True to their word, we received a refund check for the full amount that year.
Fast forward four years to May 2025, and I was shocked to receive a bill for the same $150, claiming it was still owed. I immediately reached out to Greystar’s Accounts Payable department and spoke multiple times with a representative named Cristina Olvera. I even emailed her the written proof I had from the resident manager. She assured me the issue would be escalated to a manager for review. Months went by with no resolution before receiving a collections notice this month.
When I followed up again, I learned nothing had been done with my case despite having already provided proof that the charge was invalid. Christina then informed me very rudely, she could no longer discuss the matter with me, and was hung up on.
This has now put an unnecessary and stressful burden on me to protect my excellent credit rating over a fee that I was never legally required to pay — and that was already refunded years ago. I take my credit history very seriously, and it is unacceptable that a company of this size would mishandle something so simple, ignore clear documentation, and allow such a small and baseless charge to escalate to collections.
If this is how Greystar manages its accounting, I can only imagine the headaches actual residents must face when they have real billing disputes or need timely assistance.
Fraudulent Practices
GreyStar Property Management, Stone Oak Apartments, San Antonio Texas presented deceptive and misrepresented themselves as an Active 55+ Community. Instead, it was a Senior Retirement and Hospice Care facility. I personally found a dementia patient lost in the halls, observed Hospice Care Nurses comings and goings, and spoke with several other tenants who validated my suspicions.

The maintenance staff here works hard and does their best, but management and office supervision are failing residents. In fact, Jencyn ends up conducting the front office more than the actual property manager, which shows where the accountability gap really is. The supervisor is rarely present, pushes accountability onto others, and leaves serious concerns unaddressed. Cameras are installed but not actually monitored, which has led to ongoing package theft. Many doors remain unsafe, putting both children and disabled adults at risk. Staff is often unavailable during emergencies like power outages, and phone calls go unanswered. These are not small inconveniences — they are safety and quality-of-life problems.
We’ve tried to voice our concerns, but nothing changes. At this point, inspections should be conducted, and the state commission needs to step in and evaluate the conditions of these buildings. Residents were told improvements would be made, but instead, our time is being wasted while problems continue. We want proper accountability, safety, and real solutions — not empty promises.
Poor training of Personnel - Abuse of power!!!
Greystar, Inc. apartment management teams are untrained in civil rights of residents, appropriate and professional communication skills, management staff awareness/knowledge of the situations and problems in the complexes they manage, consequences when their Property Managers have screaming tirades against senior residents in front of other residents and staff, etc...

It used to be good here years ago, but slowly declined. It’s still nice place and maintenance guys are great but management is dropping the ball.. Our unit has been without Internet or television for three weeks now because of a mixup between spectrum and Greystar management. I’m thinking they’re not paying their bills in bulk payments for service. I’ve Email corporate about this three times and talk to the manager and management at the office over a dozen times to no avail. It seems like they’re catering to the new lease. Renters making sure everything’s good but not taking care of long-term renters who pay their monthly bill when it’s due.. It’s so frustrating not to be heard not to get help just to be overlooked. We have a handicap girl that lives above me. All she has is Internet and television. She can’t get out and do things like a normal person. She was just having bad bad thoughts that she conveyed to me, and I reported in a police and firefighters came and took her away for four days to value her And make sure she’s OK. Well guess what she just came home again to no Internet or television spectrum Internet told me when I called them. It’s for noncompliance on management side. People are moving out because of this I don’t know what to do. I’m done.

This company, and ALL of their employees, will refuse to communicate with you- especially when they want to charge you double utilities when you move out. Management is severely lacking, and it shows through the whole company. They will scam you. Listen to the reviews and don't trust this company.
Coventry court
Coventry court manager, Melanie D AVANZO totally negates any complaints. I have new Indian neighbors below me. (Not prejudiced but I mention it as a reference to the issue). They have cooked the stinkiest most pungeant food since arriving here 2 months ago. They begin at 6/7am and at night slow cook their fish, Pork or whatever else from 9pm till 4am. I cannot sleep and I am awakened and startled by the pungent smells as their awful strong garlic, onion, curry and other spices invade my apartment. I cannot breathe well. I have to sleep with a mask on. TOTALLY UNACCEPTABLE. I HAVE ON OCCASION GONE DOWN TO SLEEP IN MY CAR IN MY GARAGE at midnight till morning.ITS THAT THAT BAD..I am exhausted from lack of sleep and it’s affecting my health. . MANAGEMENT SAY I MUST CLOSE MY WINDOWS AND DOORS,I AM OT THE CULPRIT HERE CAUSING THE SMELLS. I took the manager to the 2nd floor, it smelt so bad of cooked onions and garlic in the hallway, SHE IMMEDIATELY IN STALLED AN AIR PURIFIER IN THE HALLWAY ON 2nd floor AT THESE NEIGHBORS’ FRONT DOOR. THATS PROOF ENOUGH OF HOW BAD IT SMELT FROM THEIR COOKING. Each time the manager comes to see if I’m lying and says she smells nothing, she gaslights my truth of the situation. SHE REFUSES TO BELIEVE ME. She has checked the air vents which emit smells, but denies it emits smells from others. My bathroom stinks of garlic and onions as there is a vent connecting all apartments in the attic. She denies this….I SMELL IT. SHE IS NOT HERE EVERY TIME THEY COOK. I cannot do this with her anymore and need Greystar management to deal with this now. I have spoken to the neighbors who are rude and ignore the issue. They dont care. THEY MOVED IN TO THE APARTMENTS, HAVE TAKEN OVER WITH THEIR AWFUL STINKING FOOD COOKING SMELLS AND ARE AFFECTING NOT ONLY MYSELF BUT OTHER RESIDENTS TOO. IHAVE A WITNESS NOW WHO CAME TO SMELL MY HOME TODAY. WHEN NEIGHBOR P’S STRONG COOKING UNPLEASANT SMELLS INVADES MY HOME PREVENTING THE ENJOYMENT OF MY HOME,s and doors…I AM NOT THE CULPRIT..IT IS A LEASE VIOLATION AS THESE AWFUL PUNGENT COOKING SMELLS INVADING MY HOME, ARE A SIGNIFICANT NUISANCE.

Unfortunately I didn't listen to the other reviews when booking from this company. They claim I damaged their unit very badly and requested payment, which was disappointing as my wife and I spent hours trying to clean the unit as to make the companies job easier. To make matters worse, they didn't notify us of the 'payment' and sent it straight to collections. This company has nice units and amenities, but they genuinely will try to milk you for every dime. Do not stay at any of these properties.
Money First
After a year at Rosalia Verdae, Greenville SC, we had to leave. Management consistently overpromises and underdelivers. The 55+ community is more like an 85+ community. Management tries to come up with something to do for the elderly, like bingo, or wine or puzzles. Because of inequitable application of decision-making, residents have figured out it's easier to ask forgiveness than ask permission. Political postings and christian religious overtones abound, single resident parties of 30+ are allowed, perpetual reservation of limited tables for activities conducted by a few has not changed in a year, disapproval of attendance to activities by more than 4 nonresidents when requested by a reputible community group, and more. Management never asks or considers what the resident wants. All management decisions are plainly associated with a monetary bottom line and/or a fence erected by Greystar corporate.

An employee of theirs hit my vehicle with a golf cart while going the wrong way on a one-way street. They showed up at the scene and claimed that since we were on private property, they could do whatever they wanted and refused to take responsibility for the $4,000 (and counting) in damages. To make matters worse, they issued a seven-day notice threatening to evict us if we continued bringing up the incident.
