Moved into an apartment managed by Greystar on 11/17. There was a roach problem, the apartment was filthy, and its been like pulling teeth to get anything fixed. THE ROACH PROBLEM IS STILL NOT FIXED. I'd like to point out that failing to provide a insect free living environment is a violation of Arizona statute 9-1303. I have been as patient as possible but if this issue is not RESOLVED by the end of December, I will be hiring a lawyer.

Very bad management.
Residents are bound to over pay rent and they don't do any single work after you sign the contract since now anything happened, residents are bound to follow the rules but the leasing office is not. Would not recommend this to anyone. They just care about money.
There is a high pitching sound coming out of our bathroom which by the way can be heard in the entire house and it affects our sleep. We wake up in the middle of the night and then not able to sleep. But they are not doing anything for this since it is NOT EMERGENCY according to the leasing office and maintenance.
They are asking for much more in the rent but the apartment is not even worth $50.

Overture Buckhead, Overture Barrett and Greystar's Hidden Non-Refundable Fee at their 55+ Communities
This is an update review. In my previous review I mentioned that I was charged two "non-refundable community fees," $1k each from Overture Buckhead South and Overture Barrett, totaling $2k. I had cancelled both applications and requested a refund of both fees but was adamantly refused by all reps from both locations. After a couple emails to upper management I was finally heard, and in all fairness I'm providing this review update to 5 stars because of the professional help I received from Farrah.
The $2k, was fully refunded, and I want to express my most sincere thanks and appreciation to Farrah who worked diligently to facilitate the refund. She was very pleasant, honest, truthful and professional, and followed through to keep me informed until the checks were finally processed and mailed.
Thank you, Farrah!! The 5-star update is because of you!
NOTE: I do hope that the application process is updated to provide more clarity to seniors who wish to live at either location.
Greystar is absolutely terrible…
Greystar is absolutely terrible specifically in the Austin, Texas area. I applied for an apartment at The Bowen in Austin, paid a $300 application fee and a $100 holding fee. AFTER I applied, they changed the price quote, which I have literally never experienced at an apartment.
The apartment was in bad shape when I toured the actual unit, including a huge chip in the marble countertop and it had a big blue accent wall that was not featured in the model. The leasing agent went M.I.A. The whole thing was weird and I decided not to move in and I did not sign a lease.
I requested a refund and was told I would get $100 back. I asked for a full refund. Taylor Rowell, the property manager gave me a snarky reply via email and then stopped responding for weeks.
I initially won a chargeback with my bank for $300, then Greystar challenged the chargeback. At the SAME TIME, Taylor suddenly emailed me and said I would get a full $400 refund.
THEN, I received a $50 invoice out of the blue (not itemized). If you've ever lived an apartment, you know how crucial it is to have accurate invoices/statements to protect your credit. I emailed Tayor Rowell about it and she stopped responding.
To be clear, I contacted the property manager, Taylor Rowell, Mallory Benitez, the Regional Manager, the corporate office including the CEO Bob Faith, Renee Randle in Accounts Receivable, and the property OWNERS Southlake Capital over the course of over TWO MONTHS. NONE OF THESE FOLKS RESPONDED.
THEY LITERALLY IGNORE ALL COMMUNICATIONS.
Mind you, I never moved into this place. I paid them $400 and they are saying I owe them $50 despite me never moving in and them promising me a refund in writing. This is a horrible complex, horrible management, and horrible complex owner.
They have a legal obligation to provide accurate statements but Greystar simply ignores all legal requirements of leasing apartment units. The sad/scary part is they manage MANY complexes around the country. Please steer clear if you can, there are so many better options. If you do end up in a dispute with them, get a lawyer as fast as you can and don't trust anything they say, even if it's in writing.
CRIMINAL AND OUTRAGEOUS
During our stay, we ignored the lack of security (consistently broken front garage gates) and embarrassingly filthy parking garage (cobwebs, litter, and spilled food that eventually dry up). We have, however, made multiple calls in request to PLEASE FIX the garage entry gates since we cannot enter at all. Often times, I am standing outside with baby and groceries, waiting for someone to come out to let me in. Though it was quite frustrating, this wasn’t even the biggest complaint! I can go on and on about how inconvenient our last months were leading up to moving out…but who has the time?
Three weeks prior to the last day of our lease (Aug 2023), we bleached the apartment and moved out. Thank goodness I took photos (to show my husband because he said I’m wasting my time since it only has to be “broom-swept”). We received a bill of $600 for cleaning costs! When they sent us the photos, there was one tissue in the back of a closet, a few sticks on the balcony, and some water stains on the shower door. This is criminal and outrageous. NEVER RENT/LEASE from Greystar!

I’ve ALWAYS paid rent on-time & been a pro, quiet, non-pet, non-smoking resident. $1800/mo 1 bedroom?! That's more than a HOUSE PAYMENT!!!!! This is UNFAIR PRACTICE and TERMS, & INFLATION! I will higher a LAWYER if this is not handled PROPERLY. FINANCIAL COSTS:Security Deposit: I paid $1,800 Security Dep Note: Does NOT offer subsidized housing. NEW "LOCK-LEASE" (I’m NOT on this - Thank GOD) PLAN EVERYONE will be charged the moving out: Con's: -No Central Air (other rooms, ie, both bedrooms and bathrooms besides the main living room remain hot / cold - zero airflow) -ZERO electrical outlets in large walk-in closet -ZERO outlets in laundry room (ie, for an ironing board, etc). -Garage is separate from unit and apartment -Garage VERY narrow and hard to fit into -No outside dead-bolt for added security -No extra security lock on main unit door entrance -Multiple change / High turnover in Property Manager’s (Just to name a FEW, ie, Kristy, April, Sam, Carli, Laura in a a little over 4 years) -Cheaply Built (Mention 2 diff resident’s units completely caught on fire & burnt down in the middle of the winter in the 1st 6-months, due to what I believe to be POOR / CHEAPLY BUILT CONSTRUCTION - The TOWEL RACK in EVERY unit, is literally placed / positioned / built 6” inches (from where the bottom of bath towel sits) right on top of the BASE HEATER!) BEWARE!!!!!!!
Stay far away!
I wish this company could improve their management. In the past, I moved into an apartment, and before my lease was up, some properties switched to Greystar. It’s been my experience that things tend to go downhill when they take over. They often bring in their own staff who, in my experience, have not been as attentive because a lease is a contract! Not much you can do to break it without penalties.
I’ve learned from firsthand experience that if it’s Greystar, I avoid renting there. Regardless of how great the exterior and interior may appear, it’s not worth it to me.

The Arbolada apartments in San Antonio Texas. RENTERS STAY AWAY!!!!! Let’s began with the property manager and staff. I was so excited about moving to this place but it turned out to be a HUGE mistake. The lies and deceptions that followed has been a nightmare. The property manager would not answer the questions I presented to the office staff. Is the Arbolada MILITARY FRIENDLY? NO IT IS NOT! MILITARY BEWARE! Does the Arbolada accommodate special needs (ADA) NO they do NOT! The security in the gym and other common areas are assessable by outsiders. Oh and let’s not forget to mention that you had better read the fine print in your contract have an attorney translate or you will be sorry. They pay $2000 plus for apartment finders (HEAD HUNTER) if they bring you to tour their properties and you decide to sign a 13 plus month lease. This is ridiculous and absurd! Why not give that discount to the pour unfortunate miss guided soul you just suckered into your crappy lease agreement? The staff are hired based on their friendship to the property manager and are untrained and unprofessional. They are not held to a professional standard, if they promise something they should be held accountable to keeping that promise. Instead, they cover up for the lies and make the renter feel as if they miss heard what was said, although they consult with the property manager, she (the property manager) refuses to hold the office staff accountable (Stephanie Saenz). So they do and say whatever they feel to get you to sign a lease that you now cannot get out of. RENTERS BEWARE!!!! GrayStar communities, and what they stand for are not true nor professional.
Greystar will haunt you even years later
The apartment we lived in was very comfortable with beautiful surroundings. I really did enjoy living there. However, I will never rent from a Greystar owned apartment again. Two years after moving out they sent us a bill for $85. They have not replied to any of our attempts to contact them via email or phone regarding what this statement balance is for. It is the exact amount we received back as a security deposit refund over two years ago so something seems off. Even if it is just a clerical error and we do infact owe $85 that's fine. The part that has really ruined Greystar for me is their utter lack of customer service. The least they could do is call us back and explain the charges. If someone from Greystar is reading this please sit Kyle Hale down for job counseling. He never responded to any of our attempts to contact him regarding our case.
Can’t get ahold of anyone
Greystar billed us upon our move out without providing any proof of the charges. We requested proof multiple times, and no one ever got back to us. Then they sent our bill to collections. I have been trying to get ahold of someone so I can pay this bill directly with Greystar and no one answers the phone.
Run away from the greystar communities (park at canyon ridge)
I just got done dealing with a company called park at canyon ridge their manager Leslie illegally removed my renter's insurance and then tried to charge me for it and they locked me out of my portal for the all online accesses and I cannot access my lease and she claims that she is allowed to make any changes she wants to my account without my knowledge. And she claims that they don't have to do any work orders until I move I asked them if I could speak to their higher-ups or the people that run the greystar community she said you could call whoever you want they'll just rerout you back to me so I said okay I will see you in court and she said good luck I'll see you there so now I'm going to have to go to court with park at canyon ridge because they like to do illegal things anyone that is looking for an apartment please stay clear at Park at canyon ridge in Aurora. I also took a video of the whole altercation

Kelly, assistant manager, won’t return calls or get on the phone when she’s standing right there. Faith has no clue what is going on.
Moved out on June 14. Told on June 26 that account was closed out and check would be sent within a week. TWO months later here we sit.
Get it together! DO BETTER!!! Don’t tell me you care. Actions…..or lack there of….speak MUCH louder than words.

Lie. Tell you one thing & deliver another. Watch out for hidden fees. With most companies, if you set-up an auto renew, they discount your payment or at the very least, don't charge you for it. In my case, they would like to charge a $45+ convenience fee for setting up auto payments

Greystar is the management Co. for the second time and I can not believe this nightmare is starting all over again! My lease ended July 8th and I had 2 lease renewal offers sent to me back in April and May. I approved the 12-month lease with the first offer of course it was over 100.00 less than the second offer. I left over a dozen messages, walked into the office, and was told they are working on it and I they did in fact find the first offer I was talking about. The manager emails me asking me to accept the offer before my lease ends! I can not believe what a freaken joke scandalous horrible people. Signed "EXAMPLE" Lease, moved in, & STILL No Online Lease Signing
I've had my apartment for a week and half (signed lease/received keys), moved in this past Monday, and I still have NOT signed my online lease. The airhead people in the apartment office keep saying "try now" or "IT people are working on it"- nothing has been resolved I signed some paper lease with giant stamps on each page of something along the lines of "EXAMPLE"- I would assume my this isn't even a valid lease. Aside from not being able to sign on lease properly, the property where I live is ok. Apartments themselves are well sized but the stairwells are disgusting. Toilet paper strew everywhere, egg shells, dog poop around the property, very rude maintenance guy, and office staff that don't know how to communicate. (I had to contact them asking for an update about the lease a week-7 days- after I signed the printed EXAMPLE pages.) I wouldn't recommend renting anything from this company.

Unless you have no choice in taking housing at a Greystar property it’s best to look elsewhere. Their online rating about their deceptive business practices says it all.
This company has a reputation for keeping security deposits after a renter has moved out and there are numerous online complaints online this issue. Obviously, this is no exception.
After I moved out, I received a letter in writing stating that a refund of few hundred dollars was owed to me as the apartment was rented right after I moved out. A few days later a Greystar representative left a message stating that a refund was due to me and that they were looking into having it processed.
Then about a week later another representative emailed me saying that there was an error and a small balance was due. No letter was ever mailed out so it most likely means they fixed the books to have the numbers go in their favor so they would not have to pay me the funds owed.
The mailboxes for all the apartments use a skeleton key meaning that one mailbox key can open any of the other boxes. The only time in my entire life that I had a USPS mailing ever go missing as at Visconti.
Also, maintenance men on several occasions tried to enter the apartment as early as 6am and a couple of times during a weekend. There were no works orders present, or immediate emergency needs and each time was and outside of normal maintenance hours. Ultimately the lock was temporarily changed to prevent possible theft of property as there was no valid reason for them to enter which is a basic violation of renter’s rights.

I ended my lease pm May 31 3023. I was told by management they — the management would inform directTV to end my account. Direct tv is included in rental payment. I just got a notice from directTV dated July 2. Be very careful before to sign a lease with these folks.

I often times do not write reviews unless the experience has significant been detrimental to my experience or super great! If I could give a zero on this review I absolutely would.
We moved to Middletown Landing May of 2022. MJ was very very helpful throughout the process and any concerns we had she attempted to address them-if she didn't know how she always found someone who could help. The neighborhood is nice--other than that I do not have anything positive to say about Middletown Landing and their corporate office, Greystar. A few things that I would recommend if you decide to live here: 1) When you provide your security deposit do not expect to get it back. 2) When you move in you have to provide your own light fixtures, and/or ceiling fans. They leave your apartments without them. 3) Any documentation you have in your account keep track of them because once you move out, they will not give you access to any of the maintenance request that you placed while staying there 4) If you have to make any maintenance request track them outside of the account as well. Our AC unit froze over several times throughout the year to the point we had to turn on our emergency heat...I put in atleast 17 maintenance request since we moved in and it took them until the spring time to get it resolved. Please note that you maybe able withhold your rent if they cannot complete the task in a timely manner or if you've had multiple instances of having to request the same thing to be fixed. 5) When you move in, take full inventory of the apt (i.e., whether it is cleaned, bugs, stains on the floor, water damage) because if you don't they will take your security deposit and charge you more. 6) you will pay for pest control and I've never seen them come out and spray--we constantly had stink bugs and spiders getting into our home. 7) Expect to pay for them to paint after you move out--which is another reason you will not get your security deposit back. You'll also pay a cleaning fee at move out as well (though they already have to clean prior to the next residents moving in 8) You will pay for the smart system they put in the home as well--they placed this in our apartment and told us that if we renew our lease it will be an extra fee each month. 9) you will also pay for valet trash--valet trash is suppose to come daily and they dont. If you have more than two bags on your porch, according to Samantha LePak at Greystar, they will charge you a fee and expect that any extra trash remains in your home until the valet trash that you pay for comes and gets it despite them not upholding their requirements to get the trash 5 days out of the week.
Also, I spoke with their Greystar Specialist, Samantha LePak, who works at corporate--she was absolutely rude and provided the worst customer service I have ever received. We paid over $20k that year staying at Middletown landing and to be treated the way that we were treated and dismissed was the worst. I asked to be provided pictures for the things that we were charged for and the pictures she sent were a collage of screenshots which made it very difficult to view. I asked if she could send them in a format that would best support the viewing of the picture--she stated that she couldn't and that she was doing me a favor by "even providing me with the pictures" and that she did not have to do so. She also would not provide me with my maintenance records, I requested, that I submitted throughout the year and when I asked to speak with someone that was above her, she told me that she is the only person that I can speak to. Greystar is a large company and if she is at the top of the chain, it is best that someone provides her with some professional development and social skills to further help with the customer service that she provides. She talked over me throughout the conversation of me attempting to explain my concerns and I had to briefly stop and note to her that she is talking over me and is not allowing me the opportunity to explain my concerns. She told me I could explain my concerns but there was nothing she could do for me-which to me, felt dismissive. Even if my concerns do not get resolved, I am fine with that. The approach, tone and response that I was provided was the absolute worst and though Greystar and Middletown landing will not miss out on my money solely because I am only one person, I do think it is important for people to take caution with this company when deciding to sign with them. I am hoping that in the future those who do decide to lease will have a better experience than I did.
