I stayed for 3 weeks at 21 Pirandello St, Toronto and I felt at home. The property is well taken care of, clean and with all of the appliances and utilities you will need. Very easy access and at a very convenient location with access to public transportation, restaurants, supermarkets and other stores, it highly recommended.

Love working with these guys. They've been managing my house for a couple of years and I couldn't be happier. Super professional and knowledgeable group of people and what I appreciate most is how personal they make it feel. Would recommend Guestable 10/10!

I’ve been with Guestable since March of 2024, and my experience as a property owner has been excellent!! I waited until now to share my review because I wanted it to be based on consistent experiences - and every one of them has been positive.

The team is always professional, easy to work with, and very organized. They keep everything transparent, from reporting to communication, so I always know what’s happening with my property, which gives me the peace of mind and the opportunity to enjoy the fact that my property is being handled with utmost care and upkeep. Just like what every other property owners want and need!

They are also very prompt - whether it’s responding to my questions, handling issues, or coordinating maintenance, they move quickly and keep me updated. It’s been a smooth and stress‑free partnership!

PROPERTY OWNERS - BEWARE! Plz read all the reviews from property owners before you hire Guestable - don't read reviews from "guests" (likely paid reviews). Any positive property owner reviews are pre-2019; everything since is a 1-star - Guestable has scammed people for years, so paying for fake guest reviews is their only option. You know a company is bad when they don't easily provide their contact info!

As property managers, Guestable CANNOT BE TRUSTED to look after your property. They only care about their own bottom line. They don't care about the hardworking Canadians paying their wages. They will make promises they never keep & treat you - their customer - like fools!

Guestable culture is to talk big but don't follow through with anything. Break every promise must be their motto. Missed deadlines galore. As every owner has said, Guestable will just ignore you, the person paying them thousands of dollars each year. Their DISRESPECT starts with Management and filters its way down to the 'client success team'.

Top takeaways for property owners before you hiore Guestable:

1. Income - If you value the hard-earned money you invested in a property, then you will have to keep tabs on them daily, otherwise Guestable could cheat you like they did to me and other property owners I know.

They pocketed fees from cancelled bookings with no explanation. They "refunded" guests, with no proof of complaints; or if they do, they are small screenshots of conversations that may or may not belong to your property.

They overcharged for repairs - e.g. $150 to change a light bulb! They keep telling me that claims are not being paid by Airbnb, but won't show me why the claim is disallowed. In a few cases, I was told that no claim had ever been made by their team; so once again, I'm out of pocket for their neglect.

You'll be lucky if you breakeven with Guestable managing your property.

2. They are incompetent - I decided not to go with their restocking fee plan, and they assured me that their on-the-ground team would provide regular updates so that I could have items restocked. Yet another broken promise. My unit's stock often went unfilled until the last minute, so then I either had to run out to restock (I live a couple of hours away, so not an option) or you'll have to pay higher prices from local convenience stores when guests complain, and also pay for their staff to go out and pick up the supplies.

Repairs won't get done, so they 'refund guests' for inconvenience. They will not submit damage claims, so you're left replacing items. Everything these people touch turns to garbage.
ROI? Ha! You might as well say goodbye to your hard-earned cash.

3. Guestable will refuse to deal with bad guests, even if they trash your place or if they're a problem. They will not leave a bad review or complain to Airbnb. Instead they've given my bad guests a 'refund' and charged me (not the bad guest) extra to clean the condo.

4. Their cleaners are supposed to take photos and notify Guestable about damage or missing items, but they've never done this. They just ignore it until another guest complains or I have visited the property and pointed it out. And since they often don't submit claims for damage or missing items to Airbnb, so yet another hit to your so-called profit.

So don't buy expensive items, because they won't be there once you've fired Guestable).

And if you try to get answers from them.... as every other property owner has said.... the silence is deafening.

5. They put themselves as Host when setting up accounts - the listing for YOUR property won't belong to you, it will belong to Guestable. Only Guestable can make chances and see interactions with Airbnb and guests. You will have no rights to the listing and data once you decide to fire Guestable. They get the benefits of the good reviews at your expense.

So you'll have to start from scratch if you want to continue offering your property as a rental and will lose your stars and your reviews. They don't mention any of this when they sign you up.

SUMMARY: If after reading this and all of the other property owners' reviews here and elsewhere on the internet and STILL decide to hire Guestable, then I can only surmise that you have zero self-esteem, you like being stonewalled and taken advantage of, and you have so much money that you don't care if your funds are misappropriated.

This property management company had been renting, cleaning and handling all maintenance for my apartment since 2019. I’m still using them and plan to use them for the next 30 years. They have the best customer service and always go out of their way to meet your needs. 10/10

The view of downtown and Mount Rainier from the kitchen and deck is spectacular. On top of that, we got to see the full moon rise over downtown every night. It was amazing. The location is great. Near Fuji, bakery, Queen Anne, and Ballard are just minutes away with all kinds of wonderful food and shopping opportunities. You can walk over the hill to Albertsons and the neighborhood shopping area, where there's coffee and restaurants. The hill above the house has a magnificent view of downtown and Mount Rainier and is also a good place for children to play. The house itself is wonderful with plenty of room for your entire family and friends to hang out. Large enough to be the gathering place for your family if they're staying in different locations in the city. It had a great gym which my sons spent hours every day in working out, and the pinball machine was very popular as well. Bathrooms are great with plenty of water pressure in the shower. Lots of windows and views. Five stars.

Can't express how good we felt. Communication was always quick and helpful. Issues were sorted right away. Great hosts, to say the least.

Will definitely consider them again, next time I am in YTO.

House was perfect for our family of 6! Clean, spacious and in a very safe and quiet neighborhood. Would definitely stay here again!

This condo was the perfect place to stay while attending a concert at the Rodger’s centre. We found all the beds to be very comfortable. The host very responsive and friendly. Would absolutely book here again!

Just want to start off by saying there isn't any other company out there that will give u the comfort and perfect stay in homes / condos for you and ur family , Guestable is very hands on about taking action that needs to be done when anything comes up for ur property , along with making sure everyone has a satisfied stay , I highly recommend Guestable for property management!

I came to Toronto for the film festival, and the apartment was conveniently located close to the festival and the city center. There were plenty of restaurants and bars in the area, which made it easy to explore the local scene.
