Room in disgustingly rough condition

Room in disgustingly rough condition, without usable mattress. Apartment is infested with bugs and black flies.

Customer support is a joke, when you criticize their procedures, they start blaming you and make up accusations, to not take actions on the filthy room and apartment.

I couldn’t stay in the booked room, from the date that was agreed on. I took me over 4 days to deep clean the room, and get the disgustingly stained walls and floors of the room. They claim, to open a ticket through their website, when support is needed, but every ticket I opened, was suspended by an automated message.

I booked through a third party Plattform, housing anywhere- and I thought I was safe, through there tenant protection plan. But also the third party platform, doesn’t feel responsible to act on their promises of tenant protection.

During the registration process they ask you, to register your credit card with Habyt, for them to charge the monthly rent by the authorization they ask for, before providing the contract.

Luckily my REVOLUT, banking app warned me, about Habyt trying to double charge me Rent and another identified charge to my credit card by their company. I blocked every attempt for their company to charge my credit card, I paid the monthly rent to housing anywhere, and still they tried to charge my credit card for the rent. Be aware of this method.

No heating and no keys to apartment

I currently live in one of their accommodation in Düsseldorf, when I arrived the key was not there for pick up for the room I paid for and they gave me a new room without heating, no heating in the room, no heating the bathroom, it been a week now and nothing has been done since I raised a ticket. The temperature is between 0 and 4 degree Celsius . I was told to do my city registration with the address I have no key and access to . I don’t know how I will get my letters. I have sent messages but no one seems to care😢. Please avoid habyt at all cost they have no respect for human life.

I think Habyt is an amazing group

I think Habyt is an amazing group. I stayed at one of their apartments in Berlin for a bit over 2 years and had no issues that was major or unresolved in due time. The online portal and communications were reliable and up to date and I did not loose a hair over deposit refund. As a regular customer acting in good faith during my stay, with no affiliation, I think they have a fantastic service and a standard competitors should offer no less than. Happy to stay at Habyt in the future, thank you Habyt for your service.

During my stay in a Habyt apartment

During my stay in a Habyt apartment, I reported several times about the essential issues of the property, such as the toilet sink, broken furniture, but they didn't care at all. They also use some commercial tricks to stick you in a contract and charge you an extra cost. Furthermore, they usually promote their properties with a considerable discount first, and after transferring the initial deposit and signing the contract, they will let you know the real price of the property, which is predominantly a high price.

Disappointed by Habyt and Spotahome

I didn’t rent the place through Habyt, but through Spotahome. In the listing Habyt published, there was no information about there was ongoing construction on the building. This is misleading to customers. Because of this missing information, nobody took responsibility afterward and I ended up paying for a balcony room for months even though I couldn’t get any sunlight and couldn’t use the balcony at all. Despite being misled as a customer, nobody ever apologized or accepted responsibility, especially Habyt. The whole building was covered with construction scaffolding wrapped in blue construction safety netting. They never offered any reduction on the rent because of that. Neither Habyt nor Spotahome provided any alternative accommodation. As a second, the door handle was broken and the main entrance door wouldn’t lock properly. After days of sending emails, the door was finally fixed. I asked for a different house or room because of these issues, but they didn’t help me with that either. Because the door was broken, I couldn’t stay in the room at first and had to stay elsewhere temporarily. Then after I had to sleep in the room because I didn’t want to pay for another place, but the bed had bugs. They eventually sent someone from the pest service ,but I couldn’t handle my personal tasks during that time. I had to stay at home waiting for them. Another problem was the cleaning service. When I first rented the place, it was clearly stated on the listing that periodic cleaning was included, and that was one of the reasons I chose this room. However, after some time, they suddenly stopped the cleaning service without any explanation. I sent multiple emails explaining that they couldn’t just stop the cleaning in the middle of the contract, and I even sent photos showing years of accumulated maintenance and cleaning issues. Despite this, they kept replying with copy & paste, AI generated messages which is extremely disrespectful. Finding housing in Milan is so difficult, companies know this and they behave how they want. In the end, I had to pay full price for months for a room with a balcony I couldn’t use, no sun light, a broken door, bugs in the bed, and a cleaning service they stopped providing despite it being part of the original agreement. I read about how difficult to get the deposit back also, I hope that at least that thing wont be that problematic.

absolutely freaking horrible

absolutely freaking horrible.imaging you are moving to a different country with all your baggage and stress of the flight just so that when you think you are going to reach your Habyt appatment and relax but NOOOOO you realize the horrible service of Habyt has forgotten to give the keys to the key pickup location and now you have to sleep on the freaking floor and accept your faith. Habyt has reached an unfathomable level of disgust for its Tenants.

It was so fast and so helpful!!!

He helped me only in couple of hours. It was so fast and so helpful!!! The best service I recieved from Habyt so far! I wish he helped me with my previous issues as well. I would appreciate it much more.

Mixed Experience with Strong Recent Improvement

I have been a Habyt resident for over a year, having lived in one of their WGs for 4 months and in a studio apartment for the past 10 months. Overall, Habyt offers high-quality apartments and well-designed living spaces, which is one of the main reasons I initially chose them.

However, my experience with their customer service has been inconsistent.

During my stay in the WG, I was given an apartment with a kitchen in extremely poor condition due to the unhygienic habits of the previous tenant. Despite raising the issue immediately, it took almost a month for Habyt to clean and restore it properly. In the studio apartment, we faced a WiFi issue that persisted for about 3 weeks, during which there was a constant blame game between Habyt and the building management. Other smaller issues also took months to receive responses or solutions, which was frustrating.

That said, I have noticed a positive improvement recently. We submitted a ticket about a crevice between the kitchen skirt board and the wall, and for the first time, we received a timely and proactive response. Mori, the current Community Manager, handled the issue exceptionally well—she coordinated with the technician, visited our apartment personally to assess the situation, and resolved it within less than a week. Her professionalism and initiative truly stand out.

I genuinely hope Habyt will continue improving its service quality and bring in more proactive employees like Mori, who make a real difference in residents’ experience.

Broken Bed

When I moved in the bed was broken, the electric socket was out, the washing machine did not work properly, the microwave had a while on the side and the stove was broken. According to the German law, they have 14 days to fix urgent issues, such as the bed because the goal of the room is indeed to sleep, they did nothing, I waited 2 months and nothing changed just emails back and forth. When I informed them I would be moving out they refused to terminate even if I had legal reason to do so. Awful company, no costumer service, bad rooms and houses, do not recommend, it’s just a mess and nothing is solved or fixed.

Worst company EVER

Worst company EVER! Have been having problems with them since moving day 1! Terrible customer service (I mean... NO customer service AT ALL!). The latest is: it's been a whole week me and my flatmates opened a ticket for a broken shower head (that was already shitty and leaking everywhere btw) in our apartment in Frankfurt and still NO answers from Habyt! Do yourself a favor and NEVER book with them, it will save you a lot of stress! If I could give 0 stars, that would still be a lot for them.

When I arrived in the room the mattress was full of stains and absolute gross. Took them over a week to get me a new mattress which was smaller than the bed.

I have been renting for 2 months now…

I have been renting for 2 months now and Mori has been nothing but helpful with some troubles i have had and fixed all of them in quick times, answers fast, even at late hours and acts quick. Very good support :)

Avoid Habyt

The apartment at Rauschener Ring, Hamburg was not as advertised. Washing machine was not functioning properly and so was the vacum cleaner. All the sinks were either clogged or not even connected. That entails the bathroom sinks, shower, bathtub and kitchensink. Wifi did not work. There is a letterbox for the apartment, however I did not receive a key for it. Bed linen and the mattress were dirtied and stained by the previous occupants, however Habyt listed in their advertisment that these were clean. I have reached out to Habyt multiple times and everytime I got no reaction. In addition to all that they still haven't refunded me the deposit and it is past the deadline.

Honestly my experience in the beginning…

Honestly my experience with Habyt in Berlin in the beginning wasn't the best at all and there were a lot of concerns until Mori van Haren has come as the new Community Manager. Everything seems to be easier now as Mori does make sure that any problem is solved as soon as possible. I hope this will continue like that. I would have given 5 stars just for Mori but I gave 4 taking everything into consideration. As per the apartment itself, the quality is nice, the neighborhood (Europacity) is amazing. So aside from all the maintenance and support issues - that Mori has helped to solve - our overall experience is good so far.

Community Manager shout-out: Mori van Haren

My experience at Lisa-Fittko Str. 5 Habyt building has been great so far largely thanks to our incredible Community Manager, Mori van Haren. She has been absolutely exceptional: approachable, proactive, and genuinely caring.

Mori went above and beyond to get long-pending issues resolved and made sure maintenance tickets were handled quickly — things that had been stuck for months were finally taken care of thanks to her efforts. Her communication is always clear and friendly, which made it so easy and stress-free to reach out whenever something came up.

Habyt has been the worst rental company…

Habyt has been the worst rental company I have ever used. They are consistently unclear about bills, payments, deposits, contracts, etc. I have been scammed out of money multiple times due to their extreme lack of professionalism and organisation and their complete inability to respond on time. Their rooms are falsely advertised, far too expensive (and this is without the extortionate platform fees and deposit), and often have various problems which take a long time to solve (or do nothing about, as the case may be). When it came to security issues in my building, in spite of many complaints from various inhabitants, nothing was done to change the situation. I strongly advise against using this rental company. It's a complete waste of time and a ridiculous scheme to squeeze as much money out of you as possible.

Absolutely awful. Habyt (Munich) should be sued into oblivion.

Awful, greedy and useless company that is always willing to cut corners to save money, even at the expense of their customers' well-being. Rooms are way too expensive for what they really are, but they often are a last resort for international students/workers.

Extremely poor and slow communication, as tickets are very often dismissed by having them merged with months-old unresolved tickets, or marked as "solved" arbitrarily.
Automated mails and blatant lies, over and over again ("We genuinely appreciate your understanding and patience as we work hard to resolve your concern.", "We are fully dedicated to providing you with the best support possible.). I have been stuck with a dysfunctional hot water heater for months now, and Habyt has made it clear that they did not plan on doing anything about it. Habyt Support will only act quickly and efficiently when the issue concerns rent payment.

Habyt also has a fair amount of disrespectful employees. One of them once barged into my room, completely unannounced, without even asking for my consent.

Please avoid Habyt at all cost, for the sake of your physical and mental well-being.

UPDATE: as of 27/04/2026, absolutely nothing has been done about the aforementioned dysfunctional hot water heater, despite dozens of tickets.

I literally never got a key to the…

I literally never got a key to the building, have been jumping over the neighbor building's fence to get in. Dishwasher and other appliances didn't work from the start. Don't recommend at all.
