Truly abysmal, incompetency that boggles the mind. Issues that any competent property manager would have proactively dealt with, kicked so far down the road that it's hard to comprehend. A complete lack of foresight, due diligence or care, to the extent that the health and safety of those in their managed building is now compromised.

horrible cannot even get broken lifts fixed for a year on a tall building !

For almost 20 years having owned multiple properties in a large Manchester block managed by Hadrian the level of service has gone from poor to abysmal.
Unfortunately Hadrian just seem incapable of managing a block this size.
Just a few of the issues:

Contractor selection is woeful. They don't appear to have any knowledge of good local contractors with a proven track record, they seem to simply invite quotes from a few companies and run with it.

Implementation of adequate block security is ridiculous, parcels stolen every day, people easily accessing the building and sleeping in communal areas.

Lifts constantly out of order for days on end (20 story building), they can't even manage to have ONE of the lifts operating.

No option to call and speak to anyone on the phone at Hadrian, a message must be left and they will return your call at some stage!

And with this level of service they still manage to present service charges significantly higher than most well management blocks in the area!!

Overall it is just appalling.
