About Housing 21

Written by the company

Who we are

Housing 21 is a leading not-for-profit provider of Retirement Living and Extra Care properties, We help older people live well, with dignity and autonomy, by providing support or care in quality social rent and shared ownership housing services. We operate in 220+ local authority areas, managing over 24,200 properties and provide over 48,000 hours of in-house care each week (Extra Care).

Our history

Our roots lie with the Royal British Legion (RBL), which in 1921 began to house disabled ex-servicemen and widows and, later, older ex-servicemen and women. In 1964, we became a recognised housing association before separating from the Royal British Legion in 1993 to become Housing 21.

Our guiding principles

Our three guiding principles are: 21, Better and Experience. We seek to apply these to all that we do.

21

We are committed to providing a modern, forward-thinking 21st century service. This includes updating and modernising our existing housing, as well as developing new and innovative property designs and service models for the future. We will challenge ourselves to think differently, embracing the disruptive potential of new technologies and the challenges and opportunities of social change.

Better

We strive for continuous improvement and innovation in all that we do. We will never become complacent and will constantly challenge ourselves to do better and achieve better performance, quality and value for money. We aim to be ‘better than good’ and work hard to provide excellent services we are proud of and our residents deserve.

Experience

We aim to provide a consistently excellent service and a great experience for all the people we serve. We seek to engage and empower residents to make choices and exercise control over the services they receive and to devolve decision making to local employees who are closest to the residents whenever practicable and possible. We are committed to acting ethically and openly in all that we do, questioning whether we are ‘doing the right thing’ and being ready to acknowledge and learn from mistakes. Ultimately the success of Housing 21 rests on the satisfaction we provide to our residents.

Support given

My experience was very good i was supported all the way through with my move to Lime Gardens by the manager Carl and especially the deputy Manager Karen . But i must mention the Housing officer Jolene she was a great help and supported me all the way though kept me informed all the way through . If she said she would do something she did and followed it through with a phone call then backed it up with an email. Her support was excellent it was a very difficult
move and she was more help all the way through more so than my solicitor. Im very pleased with the support i have been given and enjoying living at Lime Gardens .

I have had a problem with a so called…carer

I have had a problem with a so called carer when I first came in here. She made a call and everything was alright nothing needed to be done so she sat down and entered her report in the book and left. She wasn’t in my apartment more than three minutes but she had written that she had washed up and cleaned other things which took her 30 minutes. This was a false statement so I took it down to the office. As far as I am aware nothing was done. Things got worse and she became unstable, she would start shouting on and on,I would discribe as verbal diarrhoea she wouldn’t shut up.She was told not to come into my apartment but she did come in and picked my little dog up I told her to put the dog down and get out of my apartment she put the dog down and gave me the finger sign with both hands.Again nothing was done.Another time I was waiting by the front door for my son to visit I heard the doors open and when I looked round it was her when she saw me she just went hysterical and ran round to the care office where she was taken inside by other carers and later sent home, I had not even spoke to her. Nothing was done. The latest was worse,I had taken my little dog out before six in the morning when I was coming back I saw her get out of a car and started shouting she was about 40 yards away. All I wanted to do was to get inside on my scooter.i got to the front doors and pressed the button, the doors opened and I went forward the next thing was I didn’t see her but she flatted into me and she was hitting me on my chest and face. She ran into the care office screaming and shouting and once again was sent home.I CALLED THE POLICE and when they came to see me they said it was me who caused the problem.I didn’t see her until she went into me and if I meant to drive my scooter into the carer would I call the police? The carer had already been sent home before the police arrived so they wouldn’t have seen her.And she is still off work, She is unstable and shouldn’t be in a place like this. The residents in here pay for caring but sometimes we get abused. I am 85 years old and a Royal Navy War Pensioner who has never been in any trouble in my long life.I know other residents have had trouble with this carer so I am not on my own,the complaints have gone in but nothing was done. The other day some friends of mine whose sister was in this court before she died met just outside the front door. The manager came out and stood a few yards away listening what we were talking about,That is intimidation.Awhile ago I was told to go into the office with the manager and deputy manager where they started telling me not to tell any outsiders what happens in here,I was being “Grilled”Because what had happened to me when I was in the navy the doctors have told me to stay away from any stress because it could cause me to have another stroke or a heart attack and they were putting me under pressure. I have found a bungalow to move into to get out of this place and when I attended a meeting with the manager I was told that I had a months notice to leave and that I would have to be out by the 30th of this month AND NOT TO ENTER FILEY FIELDS AGAIN OR ANY OTHER HOUSING 21 HOMES. I have not been able to put my case forward. All the other carers in Filey Fields have been wonderful and I thank them for all the help they gave me, also many thanks to the restaurant workers for their help and friendship.
There is no way that I want to make one step or one wheel in here when I leave but if Housing 21 carries out this ban I will take further action.Reg Fort

If you are thinking of moving to Robert…

If you are thinking of moving to Robert Wheatman Court, Grangetown, Sunderland I would think again if you want hygienic laundry facilities. The present washers and driers are ancient and beset with problems.
One of the main problems which have been going on for months are the washers do not get rid of the soap that is used leaving residents with skin problems. Management at local level and above are aware of this and refuse to solve the problem leaving residents susceptible to skin problems. Think again any prospective residents.

Unhelpful staff

My dad lived here. After he died, I found staff unhelpful and abrupt in the management of his tenancy. They seemed to care about making things easy for themselves more than the wellbeing of residents. I complained about a few issues and got a response that ignored what I was saying. Disappointing attitudes from staff all round. This was at Carlton Crescent, Stockport.

High praise & standards

I am an external physiotherapist that is employed by one of the residents at Willowfields Bilston. I have witnessed the change from midland heart to housing 21 over the past four years.

I can honestly say the management team (Jo and Sarah)are out standing. Very accommodating and willing to help with any requests i have. I have also supplied fitness classes for residents and can happily state it holds a great community environment.

The gym facilities are always clean and well maintained. Management have also approved wall art to keep the gym users motivated and focused, this was at the request of a resident.

This is without a doubt one of the best assisted accommodation facilities I’ve attended. Keep up the good work.
