Reported as a crime by action fraud

Heather will not answer my questions in relation to missing paperwork, the search report, the difference between the draft and final copy of my lease. The legal documents arrived over 6 years later and with my non legal training I can see big mistakes, looks like a negligent claim if she continues to refuse to help.

Update: No NHBC certificate available for myself. The mortgage lender has a company that is not named as Stonewater as my Landlord...conveyancing documents show in my opinion a shambles that looks like fraud. No document to show compliance with Building regulations, however I do have evidence showing I asked for a full property search with Blaby District Council who failed to reject the plans for my property. The search agent Heather used has disappeared of the face of the earth 🌎

Dear Victoria,

We are sorry that you have felt the need to leave such a review. We have been endeavouring to assist you for the last 4 weeks and have exchanged numerous emails to try and assist with your issues with the developer and housing association. All legal documents were routinely sent out at the time of your purchase, 7 years ago. You have confirmed to us that you have a copy of the search report and we are unsure as to why you believe this to be missing. We have explained the difference between a draft and final copy lease. We apologise that we are unable to assist you further.

The knowledge and professionalism we received with HPLC was brilliant. Mary Jarvis who handled our case was so great from start to finish and navigated us through what felt like a turbulent journey with expert advice, patience and understanding. It was a relief to know that she was at the end of the phone and dealt with things so efficiently and effectively and we felt really listened to. We are so pleased we used HPLC and would use them again.

Great service

The experience we had with HPLC Conveyancing was a very good one. Shawnee Oliver was the one who worked on our case. He showed a lot of professionalism, understanding and patience, taking into account that English is not our native language. She answered quickly and efficiently to all the questions we asked, easy to contact by phone or email. We were very pleased with the services provided by Shawnee Oliver.

Why is it assumed all people are computer savvy

My wife and I are pensioners, she is 78 and I am 76 years old. We both have arthritis and have difficulty in typing and using a keyboard.
We decided to use HPLC as they offered a very competitive rate. It transpired very early on why HPLC can offer a low rate. This is because transactions are digital with all information regarding the sale collected online by an agency InfoTrack Care. This presumes the person who inputs the data ie the client/us has an Iphone or Ipad and is computer literate. All I have is an old laptop computer and an old phone. It became very clear that we could not proceed online. I contacted HPLC explaining our problem and asked if we could come into the office for them to help with inputting the information. We were then told that this would cost us an extra £50 with any subsequent visits costing us £50 per hour.
We then said we felt we could not proceed using HPLC as we were not proficient in the use of computers. Had I been made aware that I would have to be computor literate to use HPLC, I would not have used them.
We then received a short email from HPLC acknowledging our cancellation and charging us £140 for the privilege.
Below is our reply
Thank you for the email. In a way, the problem was no fault of yours but more to do with our inability and ignorance of all things digital. As I told the person who took our call we spent nearly 3 hours trying to use the portal and when the person at Info Track could not understand why the form could not be completed and advised us to start again we just thought enough is enough and consequently cancelled the contract with yourselves. The fact that had we come to your offices we would have been charged £50 + vat and any subsequent visit would be charged at £50+vat/hour decided the issue. Also had you advised us that all communications would be remote/digital and required a modern phone and iPad and that any face to face contact would incur an extra cost we would not have proceeded using you.

We did not recieve a reply.

At no time was there any acknowledgement or sympathy for our predicament. I found this arrogant and very ageist. Also, why should I feel I should apologise for my inability to use a computer?
Apparently, HPLC contacts all customers asking for feedback on Trust Pilot. They did not ask us.

I am sorry to hear that you were not happy with the digital onboarding process, and alternative options that we offer. We do offer all of our clients the choice to have the onboarding documents by post or via our portal when we set up the matter to cater to those less digitally able.

Our digital system costs more than sending the documents by post, but we find that the majority of our clients prefer to complete the forms online, and therefore we cover the costs within our fee. This is why there is an administrative charge of £50 if a client requests the forms in paper form after the digital forms have been set up. Obviously, all of our team are very busy and we simply do not have time to complete onboarding forms on behalf of our clients free of charge as this takes us away from other matters.

I have checked your file and you were charged £90 rather than £140, and this was simply to cover our costs in setting up the file, and having to store it in archive for 15 years as per our regulatory requirements.

I am sorry to hear that you were not satisfied with the options that we offered to assist you with your transaction.

We do ask all of our clients for feedback on completion of a transaction, as you opted not to proceed with ourselves and we did not progress to completion, you were not automatically asked for feedback.

We would be happy to discuss this matter with you further to reassure you of our processes and the charges involved. Please email info@hplcconveyancing.co.uk and I will ensure that this is reviewed immediately.

This was the second time I used their service to purchase a property. They always pick up the phone and reply
fairly promptly to emails. Their app is user friendly and keeps you well in the loop of how the purchase/sale is going step by step. I'm sure I will be back I the future.

Bethan's ace

Bethan's ace

We've been through the mill with our house sale with numerous buyers falling through and unresponsive buyers' solicitors which has meant that the sale of the property took 12 months. Despite all this, Bethan remained by our side throughout and was tenacious in getting the deal done. All for a very fair price too!

We were recommended Bethan by a family member and we're glad we went with HPLC as we wouldn't have sold it without them.

Thanks Bethan!

Leashold Flat Purchase

I will recommend HPLC to anyone thinking of purchasing their first home.

The communication has been outstanding. My enquiries have been responded to by Bethan within a day and this made me feel like I was in safe hands and a valued client throughout the whole process up to completion.
When we decided on a completion date, Bethan stuck to it and the morning of completion was seamless.

The online portal was one of the main factors for choosing HPLC over other solicitors.
Filling in the initial documents online was really quick and easy to do.
The progress update page was helpful as a first time buyer in understanding where I was on the timeline of things.

Thank you Bethan for making it a hassle-free experience.

Highly Recommended

We have dealt with HPLC for a couple of small tasks we needed doing on our house deeds, so when we came to sell our house and buy a new one, we knew we could rely on Heather and her team. We were selling two properties and buying one property, and they handled all the transactions simultaneously during the Covid era. Charlotte was in charge of our transactions and was swiftly on the ball at every step of the way. Unlike others, HPLC use an electronic portal system which makes it easier to complete documents, upload ID requirements, and communicate through. This proved to be highly advantageous during difficult trading times, as other solicitors in the chain were no where near as efficient with their document handling or communications. They are reasonably priced, polite, patient and very professional. Heads and shoulders above the rest.
Well done Charlotte and team.

HPLC acted for the sale of my flat and I found them to be excellent. Very prompt responses and updates. Towards the end I was contacting them more regularly and always got a quick response and could reach them on the phone when needed. I would use them again and can recommend to others.
