Increase from £142 pw to £187 pw!!!!!

Service charges went up over DOUBLE to leave my weekly charges at £187.50 for a s**tty flat in a s**tty rundown high-rise. Heroin addicted neighbour got literally suspended from his outside window on the 6th floor by his drug dealer, there was urinating in communal areas, constant source of chaos, Incommunities did nothing. I was told as Im not on benefits they cant relook at the rent increase from £142 a week to £187 I just have to pay. They do absolutely NOTHING to support tenants who actually work. Ruth House is an absolute HOLE, filthy, full of litter everywhere inside and out, dumpsters left overflowing and they want £187 a week!!!! I managed to find somewhere else (much nicer for £100 a week obviously with a different housing association) or they would have made me homeless. I had heating in both bedrooms that never worked for two years, an extractor that never worked in the bathroom from the day I moved in, repeatedly reported, nothing ever done. They are disinterested, profiteering rogues. Ruth House especially is a dump and not worth almost £200 a week for the "privilege" of living in that s**thole. KEEP AWAY FROM INCOMMUNITIES

My boiler was leaking water

My boiler was leaking water, they told me to contact national grid to make sure there was no gas leak (which national grid came out quickly). There was no gas leak but they informed me my boiler and gas was unsafe to use so they capped it off. Contacted out of hours repair from incommunities again for someone to come out and fix the boiler as I have 4 children including an 11month old and a disabled child, they then proceeded to tell me it would be within 24hrs and upto 20:30pm on an evening which is wild as this would disregulate my disabled child and he has school the next day but as normal the have zero cares in the world about this and basically told me they couldn’t bring the time forward (2hours) that was all I was asking for them not to come after 18:00pm on an evening as this is when I get my disabled child and baby calmed down and ready for there bedtime routine. There is no care or consideration for people’s circumstances and what effect this has on children. I was asking for it done immediately even though it’s freezing just for them to take into consideration that my children have routines and bringing my disabled child out of his routine will cause him not to sleep.

We get a letter saying don't feed the…

We get a letter saying don't feed the birds as there's rat's in gardens people ring you and tell you certain people are still feeding birds yet nothing done. Obviously 1 rule for certain people who are still feeding birds Incommunities you are a joke why do people get away with not abiding by what has been asked this is regarding Seven Oaksmead Allerton Bradford BD157LL.

Absolutely awful.

I have lived in my incommunities flat for 10 years and the flat and area itself are actually perfect for me, that would be if they actually fixed things.

I have had to put up with drafty windows and a broken front door since i lived her.

Everytime its been reported the operative tells me the windows are 30 years old and need replacing but management keep blocking replacements so instead they try to make good windows and door but within weeks, me being generous with that time frame, they are back to being drafty.

I then had an operative come around on the 5th november 2025 and he requested new windows and front door.

I then received a customer service survey asking how they did.

You what? You couldn't fix them so im still left with drafty windows so i made an official complaint.

They then sent out a different operative on the 31st december 2025 and he also requested new windows and front door and then came the customer satisfaction survey again, how did we do?

Again you didnt do a thing because they cant be fixed.

I explained how sleeping in the bedroom was giving me disturbed sleep due to the excessive cold coming into my bedroom.

I started falling asleep in the living room before work and started missing work because im not sleeping during the night due to the drafts.

I explained this to them and there is no urgency.

What happens if i lose my job due to failing to turn up due to lack of sleep on a night time, i cant pay rent if i get sacked and then thats me evicted.

I no longer use the bedroom as its just about warmer in the living room but not by much.

During this process i got bradford councils housing team involved and they emailed incommunities to give them 28 days to put it right.

This never happened so the councils housing team set up an appointment to inspect the windows in this flat for monday 19th jan at 10:00am, nobody turned up.

I currently have binbags taped over my windows that open to try and stop the drafts from coming in.

Meanwhile all my estate is having connolys work done revamping it but after i spoke to incommunities about whether my flat was getting this work done i was told in an abrupt sort of tone that if you are having work done you would receive a letter.

Meanwhile, my sister who had a new back door fitted 4 years ago and new windows are getting them all replaced again while im stuck in a flat with drafty 30 year old windows which were incorrectly installed when they were fitted in the 90s.

My pvc windowsills are stuck straight over the cavity, no wooden windowsill underneath it. I found this out after i accidentally broke a windowsill and had it replaced out of my own pocket.

Meanwhile, i have an official complaint lodged against them for these windows and in their letter of acknowledgement they admit the windows can no longer be fixed and they are waiting for a response from the asset team manager who deals with replacements but guess what? Hes currently on holiday and nobody else can sign it off.

The poor tradespeople who have dealt with me are getting all the stick while all the new management team are sat behind their cosy desk in their multimillion pound offices in shipley and people like me freeze to death year after year.

Why has the power been taken from the tradespeople when it comes to replacements and been given to a pen pusher sat behind a desk who most likely has never stepped foot in a hardware store let alone worked on building sites and done the trades?

As of this evening i came home from work and the thumb turn on the lock of my front door which by the way is the only way in my flat has fallen off and now i cant unlock the door from the inside and im currently trapped in my flat.

My front door leads to outside so no shared entrance.

Thank god the windows are massive cos if i have a fire (i dont plan to but nobody does) at least i can smash the window and throw a mattress on the grass below to escape.

The insult in all this is their insincere apology for the length of time its taking to sort this problem.

Thats all well and good but i cant take your apology and stick it on the gas meter, i cant take your apology and use it to seal my windows. If you were truly sorry for the delay youd get your finger out and actually fix things.

They treat you like you are stupid.

Ive worked on enough building sites to know when something isnt right and this flat isn't right.

This is the latest in a long list of issues with repairs here.

The biggest one was removing the tiles from my bathroom walls, disconnected the shower and in the process of clearing out the tiles that fell in my bath when they took them off, they threw away my bath plug and this is the best part, they left me with no functioning bathroom for a year and this was just before the pandemic and i had to strip wash for a year and at that time i was a cleaner at a gp surgery who saw covid positive patients!

The incompetence is astounding. They r awful

I was living in a nightmare where…

I was living in a nightmare where neighbour below me and his surrounding gang of neighbours were physically and verbally abusive from moment I moved in to the day I left stating I was to posh because I tended to garden and had new car and complained about the noise, weed smoking and damaging my garden in spite. Ive had my car vandalised fencing ripped down hit over head with a bar. At first Incommunities took interest with even one of the senior housing officers viewing my cctv saying worst she’s ever seen in the 15 years of job and it’s criminal not just anti social. Police were useless even with cctv of criminal damage, threats and assault. Was promised the ring leader was going to be served an eviction order but to this day what I can gather he’s still there. The main anti social officer was in constant contact with me about the main offender and was disgusted with his higher up boss and Incommunities as a whole. In end he got them to offer an emergency move with promise of cost for removal, compensation of the money I spent (£1000) carpeting and promise as soon as I left proceeding with eviction of neighbour. Non of them promises came to fruition and I was left out of pocket and feeling like they took the easy option instead of protecting the victim. Oh and I forgot to mention police and Incommunities strongly advised me not to live in property until they finally offered me a emergency move, so for 6 months out of the year I was there I only visited to collect post and even when I did that my car was subject to eggs and threats and abuse. All in all the flat they moved me to is no where near as spacious or up to the standard of where I moved from. Incommunities has has a nerve to have a cut out slogan in their main reception that states and I’m generalising here as can’t fully remember “here to serve and make you feel safe in your home” I pointed this out to Neil Powel the anti social officer and he agreed and all he could do was apologise for the mental and physical torture I was left to deal with alone. Tbf Neil was the only one who pushed and fought my corner but was blocked at numerous turns, the guy even helped me pack in his own time and came to visit me to see how I was settling in again in his own time and I’m grateful for his empathy. I wish I had of contacted my mp and highlighted all the failures and neglect Incommunities and police did but mentally I was exhausted.

3 years and still mothing done to sort…

3 years and still mothing done to sort out the door that leaks when it rains and the windows that are done its a joke house is freezing and all you get told but the rude people there is put your heatimg on loke i aint done that and what is the point as the house hold no heat so iff there gonna pay my heating then how can i keep it on all the time becouse as soon as its off is freezing in seconds there so useless and just want to take money and not sort anythink out well you will be getting a big shock when your getting billed fir new windows and doors you shoul off replace on the 1st place and nobody at this company want to help mot even the builders csn do there jobs proplu useless the lot off them

A major investigation, benefit fraud

Back again guys!! after 3 whole years of garbage.
I hate politics , I tend to avoid it like the plague as its just as corrupt IMO, as this association. What really niggles me is that the Government take away or cut back on Benefit care for honest or ill people who really need it. I will tell all you honest people out there, the ones who work for a living who pay their rent on time, the ones who scrimp and save, pinch and scrape for that one holiday a year for your family. As long as this company get their rent payment from Housing benefit they do not care who is defrauding the Government. They are aware that tenants are committing Housing benefit fraud, do they act? no chance! A massive crackdown and investigation of this association is needed. There was a youtuber( Forget his name) who brought this to other tenants attention. He had only a snippet of legitimate footage of how this association investigated his complaints and yes i agree 100% with this person. Unfortunately, this evidence appears to have been removed from you tube (what a shame), however, If that person reads this, Thank you so much for attempting to highlight the TRUTH to unsuspecting people considering putting their signature to a piece of loo roll. If you ever consider being an advocate for us to publicly support us in getting an investigation going, I will be first in the queue.

Incommunities takes in ASB tenants and…

Incommunities takes in ASB tenants and seems to just enable them in doing more ASB. When you complain about ASB tenants they first say they will help you, then they ignore you, and if you keep complaining they start lying and making excuses. Oh we didn't respond for 3 months because this staff member was ill - well why didn't someone else do it then? And when they respond, they ignore all of the evidence (CCTV) and refuse to do anything.

Incommunites needs investigating there shocking from there houseing officers to houseing managers they can't seem to tell the truth nearly 4 years I've had problems with a neighbour they do nothing they even mocked my heath issues there shameful

Beware of Incommunities!

Beware of Incommunities!! they're a criminal company who partner with the authorities to go in your home without your knowledge or consent! If you see evidence that someone has been in your home while you're out then put secret cameras up around your home to catch them in carrying out illegal acts against you in your home. They will also put racist antisocial neighbours to live nextdoor to you to make your life hell and shorten your life expectancy with all the stress and distress, if you complain be prepared for them to take the neighbour's side. And don't be mistaken into thinking that once you flee for your life that that'll be the end of it, no, they'll pursue you after you've left and years later when your children are grown up then they'll go after them too. And they'll find ways around international laws there to protect citizens by displaying a fake ads for your adult child to apply for thus giving up their personal details for them to use to target them in their home and in their job. Oh and don't bother changing your locks, they'll still manage to get a copy using all sorts of tactics including going in the house while your 15yo is upstairs play on his PlayStation if he hasn't followed your instructions to lock the door behind him when he gets in from school. Other tactics could be to go in your workplace/college and wait for the fire drill then go in your bag, or they'll pickpocket your keys

‼THEY WANT ASB & DRUG USERS ONLY‼

I Honestly Don't Know What To Say. Just Incase I Accidentally Make Incommunities Look Almost Decent.
IF YOU'RE NOT A DRUGGY THEN THIS HOUSING ASSOCIATION ISN'T FOR YOU. IF YOU ARE YOU ARE THE KIND OF TENANTS THEY WANT THEY LOVE ASB TENANTS PROBABLY BECAUSE THEY MAKE EXTRA MONEY FROM THEM WITH THE DAMAGES THEY CAUSE.
Even Though Incommunities Says Illegal Substances Are Not Allowed Anywhere On Incommunities Properties When Reported They Do Nothing But They Make Out They Do To West Yorkshire Police. I've Also Had A Housing Officer Say Smokers Have The Right To Smoke In Their Homes So They Do As Well ‼One Is Currently Legal For Now & The Other Is Illegal‼
So My Advice Is Don't Rent From Incommunities Unless You Want To Feel Like Committing Suicide Like I'm Feeling Every Day.
Anyone Who Is Suffering Because Of Incommunities incompetence Try HOUSING OMBUDSMAN. Hopefully They'll Save Lives.

I Do Feel Like They Are Using ASB Tenants To Drive Us Out Because We Moved Here BEFORE They Started Asking For One Month Rent Upfront. Unfortunately For Us We Can't Afford To Move So It Looks Like It'll ⚰ Me To Get Me OUT.

Awful corrupt company which needs shutting down.

Incommunities does NOTHING about anti social behaviour. We have had a terrible few years, we have sent clear cctv evidence showing continued threats of violence but Incommunities side with the abusers. Every incident has been unprovoked on our part. The abuser ALWAYS has an excuse.
My life is hard but I'm not abusive or a bully.
When the abuser is joined to you its impossible to enjoy your home.
We live in a newbuild and were so happy to move in, yet we have not been able to enjoy it.

There is a big problem with lack of sound proofing especially the flooring, which makes lightly walking around sound like stomping from the floors below.
This wouldnt be a problem but the abusive neighbour used this against us, making as much noise as possible whilst continuosly accusing us of deliberately making noise.
We have proof that the sound proofing is inadequate.
We asked incommunities to step in and explain this to their tenants to help stop disputes but they do nothing.

What's more, incommunities are racist against white people and entire white families.
Also Tariq Hussain (and labour councillor in Bradford) is useless, a bully himself, who sides with the abusers.
He accepts the abusers 'counter claims' every time, then gives US tenancy warnings, even though we have sent clear evidence from our home cctv that we did not make noise, which he has viewed.
This disregard for the truth from innocent victims is intolerably stressful and causes high anxiety.
I suffer with pain, have health problems and very stressful family issues, all made more stressful because of the unjust situation.

Their complaints system is designed to cause you extreme stress. They ask for evidence they've already received, they minimise the problem, change dates on correspondence to suit themselves, and generally try to make you give up. The Housing Ombudsman is useless, read their reviews. Incommunities knows this and uses it to their advantage and bully you more.

This company is not fit for purpose the CEO is has much use as a chocolate teapot we have damp and ant infestation they have sent 7 surveys out and they all say the same it's your rendering So what are you going to do about it Usual nothing from incomunties I like to know we're my rent is going Answer your CEO paying to sit on her bottom and drinking fancy coffe or tea and letting her educationally sub normal people deal with it I've had ant infestation for 4 yrs and the answer is we don't come out to ants fly's and now we have pest control out and it's now winter so the ants don't come out and play I've had to get my local councillor involved and environmental health so come this summer they be back unless they don't do job properly The entire avenue are suffering from rendering issues now 1 of the surveyor said on 17/4/2023 that the rendering was signed off to be done in 2020 were now in 2024 and still no joy our housing order came round last Fri the 12/1/24 and 4 residents raised this issue and all she said well the regeration team have been informed and yet again nothing so whats the point of having a housing officer if she doesn't get listened to is it job creation We have had 5 houseing officers in last 5 yrs which to me speaks volume
This morning I received a phone call from a incomunties employee saying this has come from the top we haven't to discuss anything regarding cliffe avenue if we do we lose our job So what's that about??
They seem to waste money again IAM a full rent payer so again where's my rent going I know and this is how daft incomunties are we had a new roof in 2017 and another new roof 2023 I queried this and the answer was well the one in 2017 was a repair So new battens new felting new tiles and new ridge tiles was a repair the woman I spoke to was addiment that it was a repair to cap it all the 2nd roof in 2023 the contractor said were taking off better stuff than we're fitting now your saviour said to me on the 17/4/2023 we shouldn't have done it it's coasted us £18.000 and the contractor in march 2023 should have raised concerns So this is were the rents going paying for stuff that doesn't need doing and incomunties not listening to tennents Were to go incomunties what a joke your contractor has just ripped you off please do it again!!!
The repairs are a joke I reported a water leek from the sink area it was cause for concern it took 4 week for it to be done I reported outside front door light not working 2 week ago got told it be 1st of Feb bearing in mind IAM registered part sighted and scared to go out at night just in case I fall again 2 fingers up IAM ok jack
They sent a outside contractor to do landlord gas safety check he spent 7mins in bungalow 5 of which he told me how good he was at bypassing meters which was a bit silly because I could work for HSE gas safety or police this company is badly run and a CEO who couldn't care about anything but herself no wonder they have bad reviews The answer is incomunties don't like it when tennents fight back they wouldn't fight back if you did your job right
