Disappointing Experience with Communication, Maintenance, and Lease Managementsed a commercial unit from…

I leased a commercial unit from Indurent for approximately 10 years, from 2016] to 2026. As a small family business, we prioritized timely payments and proper upkeep of the premises throughout our tenancy. Unfortunately, several aspects of the landlord's management fell short of expectations:

Communication was inconsistent. Rent invoices often did not arrive on time, requiring us to follow up repeatedly to obtain them. However, reminders from indurent about upcoming payments were sent promptly, sometimes with an urgent and demanding tone, even before the due date. of the payment.

Site managers conducted very few visits to the property, ( twice a year if we were lucky), which limited opportunities for direct discussions or timely issue resolution.

Detailed service charge statements were rarely provided to explain service charge calculations, despite increases occurring on multiple occasions without prior notice.

in the last five years, the rent was doubled without willingness to negotiate, despite our record as reliable tenants who always paid on time and maintained the building well. This significant increase placed considerable financial strain on our business, nearly leading to closure, and ultimately forced us to relocate. We have noted that several other tenants on the site have also chosen to leave recently due to price increases.

At the end of the tenancy, the landlord tried to impose requirements, such as repainting the premises in a different color scheme from the original one upon move-in. A surveyor was also engaged to inspect the building, and we were subsequently billed for this service without prior notice.

The rent negotiations were calculated based on square footage, but an error in the measurement resulted in an overcharge for an additional 100 square feet throughout the 10-year period. Despite providing evidence of the miscalculation, no refund was issued.

Finally, the return of our rent deposit was delayed by nearly 3 weeks, even though we had always consistently met our payment obligations promptly.

These issues collectively created operational challenges and unnecessary costs for our business. While we fulfilled our responsibilities as tenants, the lack of reciprocity in communication and fairness impacted our experience negatively.

Based on this, I would not recommend this landlord for commercial leases and suggest potential tenants inquire thoroughly about management practices and charge calculations upfront, along with having a good solicitor check any lease agreement in detail.

Top quality service

We met Natalie to look at a number of units in Trafford Park, Manchester and she couldn't have been more pleasant to deal with and knowledgable. Ease of transition …

Having been in Anniesland Ind est for 40yrs our lease was coming to an end and we were looking for a smaller unit Heather Graham came to forefront and everything was sorted professionally and with courtesy.

Well maintained estate and units

Indurent have been helpful since we moved in over 12 months ago, and the maintenance charges genuinely go towards the site as we have seen. This is by repainting lines, bollards, replacing lighting etc. They've always been quick to act on requests such as the above, and it's great to have Lauren down to chat through future plans for the estate and our business. Sure, we'd love the rent to be half the price, but wouldn't we all. Overall a good experience so far with Indurent.

A thumbs up from me

I met with Alex Crowther to have a look at a couple of vacant units. Alex was very great in showing me around the units (which definitely have potential). The industrial estate is quite vibrant and has some great tenants. Fingers crossed this is the one

Think Twice Before Investing In This Co!…

Before the company’s rebranding from St. Mowden to Indurent, Liverpool City Council allocated land to St Mowden now Indurent in the County Ward (L4 District) for the purpose of developing affordable housing. Rather than proceeding with the intended housing project, the company sold the plot for £1.2 million. No portion of these proceeds was returned to the local community, which is among the most deprived areas in the United Kingdom.

This outcome is deeply concerning, given the original intent to invest in much-needed housing and regeneration. It is troubling to consider that these funds, intended to benefit a disadvantaged community, have not been reinvested locally.

I have made attempts to contact the Chief Executive Officer by email to discuss this matter; however, my messages have unfortunately been returned as undeliverable.

There is currently a petition by Liberal Dems to do the right thing and give it back.

We believe you are referring to St Modwen Homes, which was a housebuilding division of St Modwen Developments, which was acquired by an alternate asset management company in 2021, and then sold in late 2024 to Miller Homes. We’ve just had our rent increased by…

We’ve just had our rent increased by 25%, supposedly to match the “going rate” in the area—conveniently, they own most of the local properties, so they effectively set the rates themselves. Their website is full of bold claims:-

"We understand that the property itself is just part of the equation and that to help our customers succeed, best-in-class space needs to be matched with best-in-class service."

"We understand that the property itself is just part of the equation and that to help our customers succeed, best-in-class space needs to be matched with best-in-class service."

"Our prime locations and ongoing support ensure that as businesses expand, we’re there to provide the space they need to work, flourish and grow."

But in our experience, these are nothing more than exaggerated marketing. Customer care is clearly not a priority, and businesses like ours have little choice but to accept inflated rents. Our unit is far from premium—no heating, no insulation, no kitchen—yet we’re charged as if it’s a top-tier space. It's deeply disappointing, and we’ll be relocating as soon as we can.
