I leased a commercial unit from Indurent for approximately 10 years, from 2016] to 2026. As a small family business, we prioritized timely payments and proper upkeep of the premises throughout our tenancy. Unfortunately, several aspects of the landlord's management fell short of expectations:
Communication was inconsistent. Rent invoices often did not arrive on time, requiring us to follow up repeatedly to obtain them. However, reminders from indurent about upcoming payments were sent promptly, sometimes with an urgent and demanding tone, even before the due date. of the payment.
Site managers conducted very few visits to the property, ( twice a year if we were lucky), which limited opportunities for direct discussions or timely issue resolution.
Detailed service charge statements were rarely provided to explain service charge calculations, despite increases occurring on multiple occasions without prior notice.
in the last five years, the rent was doubled without willingness to negotiate, despite our record as reliable tenants who always paid on time and maintained the building well. This significant increase placed considerable financial strain on our business, nearly leading to closure, and ultimately forced us to relocate. We have noted that several other tenants on the site have also chosen to leave recently due to price increases.
At the end of the tenancy, the landlord tried to impose requirements, such as repainting the premises in a different color scheme from the original one upon move-in. A surveyor was also engaged to inspect the building, and we were subsequently billed for this service without prior notice.
The rent negotiations were calculated based on square footage, but an error in the measurement resulted in an overcharge for an additional 100 square feet throughout the 10-year period. Despite providing evidence of the miscalculation, no refund was issued.
Finally, the return of our rent deposit was delayed by nearly 3 weeks, even though we had always consistently met our payment obligations promptly.
These issues collectively created operational challenges and unnecessary costs for our business. While we fulfilled our responsibilities as tenants, the lack of reciprocity in communication and fairness impacted our experience negatively.
Based on this, I would not recommend this landlord for commercial leases and suggest potential tenants inquire thoroughly about management practices and charge calculations upfront, along with having a good solicitor check any lease agreement in detail.
