I enjoyed living here, it was fun and I love my room. Sometimes repairs take long, and things don’t get fixed, that would be the only limitation I personally faced.

I was a previous resident at the iQ Sterling Court. I transferred the room to another student through their official website but now they are refusing to refund my balance by not answering any emails at all! What a terrible experience. DO NOT CHOOSE this accommodation cause they are so pathetic to OWE STUDENT'S MONEY!!!

Don’t stay here at all you turn up to your room with it not being cleaned. There was hair on the bed, another person’s bogies on the curtains, human faeces in the toilet and the door to the room doesn’t even lock.
The staff won’t help you at all they are useless all they do is say “sorry we can’t do anything”.
Don’t waste your money.

This is the worst accommodation I've ever been in my whole life iQ fivewayhouse Wolverhampton, the pressure of the water doesn't flush completely, anything I flush comes back. So sad I use more than 1hour in the toilet battling the Water closet to ensure everything goes in, atimes I have to leave it just the way it is. Funny enough I have a duct connecting multiple pipe from the whole building pass through my room, I hear noises at mid-night when people from upper part of the building use the toilet

I had a deeply disappointing experience with iQ Student Accommodation that I feel compelled to share, especially for international students considering booking with them.
Due to a personal loss, I had to cancel my plans to move to the UK. I had booked a room at iQ’s Great Newton House and cancelled it within 24 hours of booking — well within the 7-day cancellation window stated in their policy and before collecting any keys.
Although I gave my father’s name as guarantor but he never accepted it and nor upload any identity proof this makes contact void.
Despite this, I was told I would still be liable for the entire year’s rent unless I found a replacement tenant myself, which, in my situation, was just not possible. As someone dealing with grief and mental health strain, this response felt incredibly cold and rigid.
The lack of compassion and the pressure to either pay up or find a replacement tenant — even after cancelling within the proper timeframe — has made this experience emotionally exhausting. I didn’t even ask for a refund of my booking fee, just a release from the contract I had to cancel under unavoidable and distressing circumstances.
I’m sharing this not out of anger, but to warn other students — especially those booking from abroad — to read the fine print carefully, and be prepared for little flexibility, even in the most difficult of situations.
I genuinely hope iQ considers improving how they handle such sensitive cases in the future. Policies are important, but so is basic human empathy

We recently moved into IQ Hammersmith on August 1st, and our experience has been nothing short of terrible. The condition of our room is unacceptable. There is an overwhelming stench that smells like oil or chemicals, making it impossible for us to stay here.
We've called multiple times to report this issue, and while we were promised that staff would come to check, nothing has been done. We feel sick in this room and urgently need to change to a different one.
This situation is incredibly frustrating, and we would not recommend this place to anyone. If you're considering staying here, think twice!

worst most deceiving highly inadequate accommodation provider in Brighton.
starting with the neighboring tenants, the majority of fellow residents were abusing drugs and alcohol day and night, causing inhumane levels of noise pollution and disruption to my day. I could not sleep, eat or function. Management refused to intervene in any way despite illegal actions taking place, leaving me and my mother to deal with it.
the volume of noise in this accom is further upheld by the paper thin walls and poor security, every door slam and cupboard close could be heard from up to 4 rooms away.
the price is egregious considering the disgusting quality of the room and its contents, with a barely working shower and bed made of nails it was more of a nightmare than anything else
if u make one good decision today, dont choose IQ

1. So hot it’s actually dangerous
By April, it was already too hot to sleep — I was in a tank top and shorts, still sweating through the night. July and August? I can’t even imagine.
Why so hot? Three solid reasons:
• The walls are built extra thick for soundproofing, which traps heat like an oven.
• The windows open maybe 5cm, supposedly for “safety,” which means zero ventilation.
• There is no ventilation system in the entire building. Doors are sealed tight, windows don’t open, and airflow is non-existent.
2. So noisy it feels like a 24/7 IMAX experience
Three different train types give you a rotating schedule of misery:
• High-speed trains – loud, but at least they pass quickly.
• Slow freight trains – truly unbearable. The screeching of metal on metal will make your ears feel physically assaulted.
• Regular passenger trains – they stop at the station below, which means long, grinding, echoing noises — especially fun at 3AM.
If you open the window for air, the noise will keep you up. If you close it, the heat will. A flawless trap.
3. So filthy it should be illegal
• Everyone uses your pans, your salt, your everything.
• No one cleans after cooking — grease, food scraps, overflowing bins everywhere.
• The cleaners show up maybe once every two weeks — it’s basically a ghost service.
• There’s zero oversight or accountability from the building. Cleanliness is optional, apparently.
4. Reception staff do whatever they want, whenever they feel like it
• If it’s an easy task, like replacing a key? No problem.
• If you’re on friendly terms with them? They’ll prioritize you.
• If not? Good luck. You’ll get empty promises like “we’ll sort it tomorrow” — then hear nothing for a month. I haven’t had a single email answered in over four weeks. I guess they’re busier than the Royal Family.
5. Security?
I once reported a lost key. The security guard stared at me blankly and repeated my sentence back in slow motion, like I was speaking ancient Greek. Was he mocking me? Confused? Just bored? Who knows. I had to manage his feelings while mine were ignored. Safety? Don’t count on it.
6. The Finsbury Park neighbourhood is a public health risk
• The streets are covered in dog, bird, and — yes — human feces.
• Shops dump trash bags right outside their storefronts like it’s a festival of waste.
• Theft and muggings are disturbingly common. Just search “Finsbury Park phone stolen” on social media — new posts pop up weekly. It’s a hotspot for petty criminals and worse.
• I was physically mugged outside the train station at 8PM. People saw it happen and walked away. No one helped.
7. So far from everything it’s practically outer London
Sure, it’s close to UCL. But if you need to get to KCL or anywhere central, be ready for 45+ minutes each way. It’s exhausting.
Final verdict:
Overpriced, under-managed, overheated, and overhyped. Unless you enjoy sleepless nights, constant noise, filthy kitchens, and feeling unsafe both inside and outside the building — do yourself a favor and look elsewhere.

I'm currently staying at iQ Student Accommodation Salford and honestly, it’s been a pretty good experience so far. The location is super convenient—close to uni, grocery stores, and transport links, so everything’s within easy reach.
My room is comfortable and has everything I need. The Wi-Fi is mostly reliable, which is important for me since I work and study online. The staff are generally helpful and friendly, and I like that they organise events now and then—it’s a nice way to meet people.
The common areas are clean and well-kept, but sometimes the laundry area and lifts can get a bit busy, especially during peak hours. Also, rent is slightly on the higher side, but I guess you’re paying for the location and amenities.
Overall, I’m happy with my stay here so far. It feels safe, it’s social, and everything works well enough for a student lifestyle.
Loved staying at IQ any issues were dealt with quickly and efficiently, would recommend this place to any uni student
iQ student accommodations locations are always close to university campuses, public transport and city center which makes it highly convenient for students.
iQ also hosts tons of fun events for its students where you can meet new people and have a great time !! The staff working at iQ are also soo welcoming, approachable and helpful. Plus the rooms are structured well with really quick maintenance service if anything goes wrong !
iQ castings has provided me with a great accommodation for my second year at university. The amount of events it provides allows social interaction with people you may not meet otherwise. The staff are friendly and always able to help you no matter what. The price is well worth it!
Everything about IQ is so much like home, as part of the resi influencer scheme also, there is so many opportunities and all of the team just make you feel so welcome, IQ is like one big family. I love them and would 100% recommend any students who are planning to live with IQ, please do, you won’t regret it.
