Avoid at any cost

I cannot stress enough how unhappy I am with services provided by this office. They describe themselves as "Property Solicitors - low cost fees" on their webisite, but the costs are not low. There was an additional charge not included in the quote and I was also charged for a sale that could not be completed due to the withdrawal of buyers. I have not been informed by the solicitor that withdrawal just before signing the agreements is even allowable by the low.
I was unemployed and on a small Illness Benefit payment. As a consequence of the withdrawal I went into debt, having to continue paying mortgage for an apartment I no longer lived in. The solicitor, knowing the details of my situation, demanded immediate payment of almost 1k.
In addition, he made the preparation of the contract for the new buyer conditional on the payment of the said amount, i.e. he delayed the sale, knowing how much I needed the funds from the sale of the apartment to pay off the debt that had already accrued.
I negotiated debt rescheduling with two other companies at the time and considering my situation they agreed to do so, but not this solicitor. He showed a complete lack of understanding and empathy. The payment was postponed after the real estate agent intervened. It added an enormous amount of stress to an already stressful situation.
At times, they were no acting promptly. Some of my emails and phone calls were left unanswered. When the solicitor was on holidays or was working from home, the case was barely progressing. I was the person who sent queries to the management company. I was also the person who made sure they stick to the set closing date. To my amazement, after the closing date, I learned that the mortgage had not been paid. Due to the delay I paid mortgage for a few days the following month, when the apartment already belonged to the new buyer!
The sales proceeds were to be paid to my bank account on the following working day and they were not. I insisted that the payment be made without further delay. Only then they queried the format of bank account details provided a week earlier, which further delayed the transfer. After finalising the sale I contacted the bank only to learn that they created an overpayment of over 900 Euro! In order to get it back, I had to make few phone calls send a letter. This should have been all done by the solicitor’s office. I should not be dealing with this. This is what they got paid for. They had one job to do…
Every day of the delay on their side was costing me money and as the sales proceeds were transferred to my bank account after the set date, I am also loosing lots on FX differences. They could have reviewed my bank details on the day I emailed them and request the final figures from the bank as at the closing date. They did not stick to the closing date and repaid a random amount to the bank. This is disgraceful. I still haven’t received the refund cheque from the bank.
They don’t act in the interest of their clients. They act in their own interest only.
The man who should be acting in our interest acted to our detriment.

Second time customers

A great experience and our second time using JF Walsh Solicitor.

John and Mary were excellent keeping us updated and communicating as we navigated both a sale and a purchase.

There were some small issues that arose with the title for the property we were purchasing that were dealt with promptly and to the satisfaction of the bank by John.

Clear and transparent costs from the start.

Would not hesitate to recommend.

A brilliant experience start to finish

Couldn’t have asked for a better experience with John and Mary. They supported us in both selling our primary residence and purchasing our new home. At every step of the process John and Mary kept us informed, and also managed both sides of the sale and purchase to make sure all our timings lined up. They were always exceptionally responsive to emails and rang regularly to keep things moving.

Would highly recommend to anyone requiring support in buying / selling property.

We had the pleasure of working with John (and Mary) for the very recent purchase of our house. It was a very prompt service, no unnecessary delays, very good communication and quick replies to email queries. We felt the price for the quality of service was fair and wouldn't hesitate to recommend JF Walsh to friends and family.

Extremely Professional & Knowledgeable

John (and Mary!) were an absolute pleasure to deal with throughout what was quite a lenghty process of selling our old property and buying our new property.

Both were extremely professional throughout the process, able to provide guidance where needed and were able to ultimately deliver what was a very difficult transaction.

There was never a moment either were not available for the multitude of questions I had, and I would strongly recommend them to anybody looking to go through a purchase/sale in the future!

Repeat customer

I have used John for the purchase and sale of two properties over the past 5 years. Throughout both occasions John was incredibly helpful. He explained every step of the process in a comprehensive manner, diligently going through the paper work with myself and my partner ensuring we understood every aspect. This gave me great trust in John that he was acting in a capacity that was nothing short of being in our best interest. Furthermore, John was always contactable and responsive to any questions we had- same day communication was persistent throughout. I went back to John for the purchase of our second home because our first experience was so seamless and professional. I will be using John for future legal requirements too

Honest, approachable and professional help

Me and my wife went through the process of buying our first house in July 2025. Our experience with John has been very easy and professional. We did not have to go to and fro to get information or to put any pressure to close the purchase timely. It all happened smoothly and without any major hiccup. It is very important for first time home buyers that their solicitor understands them to make the process palatable and John did exactly that. I would highly rate our experience with jfwalsh and would recommend him for any first time buyers.

Horrendous experience when buying a house

JF Walsh represented the vendor during our recent house purchase.
It took them 4 months from Sale agreed to issue contracts.
Upon signing contracts, it emerged the Vendors were not entitled to sell the house due to legacy issues with the deeds, which had either not been checked or disclosed by JF Walsh until the point of exchange. This issue took a further 3 months to resolve.
Throughout the process JF Walsh appeared reluctant to communicate and did not appreciate parties making contact to progress the sale. This has been confirmed by other stakeholders involved.
Overall, JF Walsh were a considerable factor in a house sale taking 10 months to complete.
