agency is embarrassing.

agency is embarrassing.
very unprofessional.
Rita went on holiday with my deposit and they don't respond to my email.After 2 months when I mentioned the court, I received the deposit the same day (not full amount).They invent non-existent penalties.
We had rats problem,bathroom problem.They do not care of it.Deposit is not protected legally.
Think carefully before taking the services of this poor agency.

Proceed with Caution

I recently inquired about a room with Julian & Co Managing Partners Ltd and was sent a Licence to Occupy instead of a proper tenancy agreement. After reviewing the contract and hearing concerns from previous tenants, I decided not to go forward — and I want to warn others.

The licence agreement is heavily one-sided:

Your deposit is not protected in a government-backed scheme like DPS or TDS.

The landlord can enter your room at any time and even move you to a different property with just 7 days’ notice.

You are charged excessive fees (up to £450 for cleaning, £175 for emergency callouts, £150 for missed maintenance access, and more).

There’s very little legal protection for you as a tenant, since it’s not an Assured Shorthold Tenancy (AST).

If you want to leave early, there’s a £450 penalty, even if you find a replacement tenant.

I also received negative feedback from previous tenants warning me about poor communication and questionable practices.

This setup may be “legal” for shared accommodation, but it offers minimal security for renters. If you're looking for a fair and stable rental experience, I’d recommend choosing a landlord or agency that offers proper AST contracts and protects your deposit.

Disappointing agency - Poor communication

I have been renting a flat with Julian&Co from March 2020 to June 2020. The visit was made online and Julian the estate agent was nice and good to promote the place so I took it. However 1 month in I realized the place had mice and they denied knowing about it whereas the space under the kitchen was full of rodents droppings and poison obviously placed here by someone before. The key disappointment was the level of responsiveness and communication with Jules the manager. He never responded in due time. It was a nightmare to get a proper response within a week to the point where me and my neighbor had to start threatening them of not paying rent to get a response. I had to engage some expenditure to get rid of the mouse and buy some appliances that they agreed to pay for on the phone but they ultimately withdrew it from my deposit. Overall a very disappointing experience as all they cared about was filling the space and getting paid. Avoid it if you want a proper agency. This is more like an unprofessional AirBnB agency with a high turnover.
