Sam @ Kingsman property is a thief

Sam @ Kingsman property is a thief. He has not paid my rent for the past several months and my tenants have lost their deposits. No sign of him. No calls are going through or have gone through for the past 10/14 days. Its absurd and all involved have seriously been conned into something by this career thief / criminal.

Lets all come together and make this happen to return our rent, deposits and investments.

Somethings happened at some point which…

Somethings happened at some point which we don’t about!
My partner and I, also a friend who asked us about the investment model invested a combined £17.5k plus when Kingsman first started before they got bigger! No issues and money back. This year he started delaying payments and he showed signs of becoming slack but we didn’t think too much into it, as payments did eventually come in. However Kingsman (Sam) seems to have taken a massive nose dive with all these long strange emails!
Now our greatest mistake and regret is all 3 of us re invested (beginning of this year) even mentioned it to a associate of ours last October who asked about the investment!
He need to gets his act together and raise this money to buy us out!
Sam is not being honest and something severe has happened in his business over these last few months which he is keeping quiet.
Will keep trying call him, email him.

Deposit embezzled?

Hey,

I'm an ex-tenant also waiting for my deposit money back. Apparently, the company did not put the deposit into the schemes it said it did. I'm currently in the process of taking legal measures.

Kingsman Has Disappeared with up to £10 Million

I am in the same situation myself, invested £5k and now there has been no communication from Kingsman regarding where my money has gone.

A Whatsapp group has been formed for landlords and investors, to join you will need to demonstrate you have an agreement between you and Kingsman.

Finally, there are individuals looking to make financial gain from this situation, do not be tempted to pay up to £2K to an individual who claims to be able to assist you.

We have all the forms, resources and process in place, free of charge. All we ask from you is evidence and for you to follow the process in order to seek justice and hopefully one day, our money.

I cannot believe it

I have dealt with this company a few times, I have heard they may have been liquidised, if so that is very disappointing and I will look to take legal action.

DO NOT TRUST SAM EUSTACE and KINGSMAN PROPERTY

A year ago I signed a contract with him to manage my property in London as HMO. He started being late in payments since October and he now owes me 4 months of rent. He has taken deposit from one of my tenants and has not secured it with myDeposit Scheme. He added 2 more rooms in my property but they have not been done as per council safety regulations and did not put an HMO license in place. For months he was not responding to emails and phone calls. Now I am taking legal action against him to recover arrears, deposit and cost to reinstate my property to its original state. Worst professional I have come across in my life.

TERRIBLE.

Kingsman were disorganised from the beginning of my move, not providing me with my tenancy agreement until way after I moved in. Living there was actually fine and the maintenance issues always sorted. Less than 3 months into the tenancy, we were told over Whatsapp text message that the landlord had decided to end the tenancy with immediate effect. This caused me to panic and they never even gave me proper written notice with a date in which I had to move out by. I eventually found a new place to live in 3 weeks and gave them MY notice to leave. I wonder if they ever would have given me the proper notice period and official letter confirming the end date of the tenancy? The check-out process was fine, and I was told I would receive my deposit back in 10 working days. I had to call them and email EVERY DAY after this date passed, and they always said the accounts department was handling it and that they could only email them, they couldn't call. I was passed off to several people or told people were in meetings and would ring me back, and they never did. I found the whole thing bizarre and decided to have a look at my assured shorthold tenancy agreement, to find out which scheme my deposit was held with. So I rang all 3 of them up, only to find they had never heard of me, the property nor Kingsman. I started speaking to other people who gave bad reviews here on Facebook, only to find the same thing happened to them. They lied about protecting my deposit, which is illegal. After I found this out, I threatened legal action against them. The next day I spoke to Sam, the managing director, who told me the money would be in my account the next working day and they were having staffing issues, etc. Utter madness. Lo and behold, the money wasn't in my account by the time he said, so AGAIN I threatened legal action and then MAGICALLY my deposit returned that evening, 26 days after I moved out. DO NOT USE, AVOID, AND IF THEY DO NOT GIVE YOU A CERTIFICATE OF YOUR DEPOSIT OR DEPOSIT ID NUMBER, ASK FOR IT! Legally, they have to give this to you as proof your deposit is protected. Who knows how many countless number of people this has happened to, don't be one of them.

Pathetic staff and service

Pathetic staff, pathetic agents and on top of that highly unqualified and unprofessional manager. Agent Ellie is so disgusting with her behavior that she doesn’t even have manners to talk including her manager. They are bigger looters and will only know how to take money from you, when it comes time to return your deposit they will start making deductions from no where and their staff accuse and blame people to get money. Really disgusting way of working. No professional s are working there. Just random bunch of unprofessional people. I have had my worst experience of Renting property with them and would suggest everyone not to go to Kingsman property. They are money looters.

They DO NOT want to give you your money back

They DO NOT want to give you your deposit back when you move out. They told me it would take 3-5 working days to get my deposit and it took them over 5 weeks. Hassling them for weeks didn’t work and I kept getting told various reasons as to why I didn’t receive it. It was only when I sought legal advice that they gave it back to me. Shocking. DO NOT USE!

DO NOT USE THIS HMO R2R company

DO NOT USE THIS HMO R2R company, they have no morals and its all about the money, check the guardian articles on this unethical practice in london w w w . theguardian .com/money/2013/jun/29/rent-to-rent-property, THEY WILL NOT HELP YOU IN AN EMERGENCY, the house was not fire safe compliant, they converted the front lounge into a bedroom with no adaptations with the windows painted shut despite there being a gas fireplace so in the event of a fire you would not be able to leave the building, the front door lock was held together with wood screws and subsequently failed and they refused to send an emergency locksmith to secure the door despite vulnerable migrant females in the property, subsequently they said in the event of loss of keys the tenant would have to arrange an emergency locksmith and pay all costs, there was only 1 outdated washing machine that worked on a 6 hour wash and dry cycle between 7 adults. THEY HAVE TO DATE REFUSED TO RETURN MY DEPOSIT.
