My experience with this agent on a…



My experience with this agent on a property ended very badly. He didn't collect a deposit and tenant absconded and thrashed house leaving me with expenses running into thousands of pounds. I never got account statements for this tenant ever despite requesting more than once. Even for a clean handover, he declined sending one. He said he had lost their ID records. Inspections were said to have been made, but on my own inspection of the house it looked like a horror movie! And on 3 or more separate occasions, rent was not transferred until I requested it, sometimes 2 years when I was doing my accounts. Because i trusted him to transfer rents paid. He was basically rent collecting and collecting his 10% commission for years! And instead of him to oversee the repair of the property, he decided he could no longer be the agent. Especially when I started asking more questions and being more involved due to the mess of the absconded tenant. Too many issues to mention. During handover, more issues started to surface and he became "busy" which was never the case before the handover. So I never got a clean handover. There was no signed agreement between us so he got away with it for now. My advice, sign an agreement with him with terms and conditions and oversee everything yourself! Because you may think its going well, until its not. Only when I started dealing with professionals that I realised! The Property Ombudsman will be contacted so that they can look into this whether there was an agreement or not, they need to know my experience. And for prospective landlords, I felt the need to speak up so they know what they're dealing with according to my painful experience in the end.
