DON'T BOTHER

I really should have checked them out before instructing, but almost 3 months in, it seems others have had similar issues to mine.

My partner and I are first time buyers (still in the process by the way), and although we knew buying can be complicated, this is another level all together.

Its brought out an aggressive side to me I never knew I had. You'd think your solicitor would have your corner and will be pushing to get things over the line - alas!

To start with, and despite numerous requests, no one has taken the time to explain the process or even given a courtesy call to explain the process or set timelines with us. Like many others, this should be a really happy time, but this company have just made it incredibly stressful with their "we will see kinda approach'.

We just want the process to be over, so everyone can move on!

BUT PLEASE, SAVE YOURSELF THE HUSSLE

We were very pleased with the way Kirkstall handled our house sale and purchase. We were keen to move as quickly as possible in the few weeks between the lockdowns and Kirkstall’s conveyancing team managed keep the momentum going so everything went very quickly. It was also useful to have an online tracker and to be able to send documents and messages securely so in a way they were easier to work with than a traditional solicitors.

Kirkstall Property Lawyers were excellent throughout the whole process of our house sale. We have used their services on two occasions now and would advise them highly to anybody that was going to sell a property!
They were always quick to respond to any enquiry we had and kept us in the loop with constant feedback and support!

They were very good in the unusual circumstances of covid and us being in lockdown so things took longer than expected. They helped in every way they could. Thing were a little harder as I did not have a printer and had to rely on someone going into the office.

Very professional service. Nothing was too much trouble for my conveyancer, took time to explain things to me when I wasn't sure. Would definitely recommend.

Avoid!
I had to use Kirkstall Lawyers as they were the recommended solicitors through my estate agent (I was strictly told I could not change solicitor, although I now know this was a lie, and I could infact change).

I was quoted £2,500 for both the buying and selling side and its taken A LOT longer than the average 3 months. I received the final bill and found it to be £1,800 more than I was originally quoted.

Do not get caught out, they have hidden fees! They do not quote you for everything, which makes their fees look appealing. They have 'extra fees that may arise' and I was charged for ALL EXTRA fees without prior notice.

I would avoid using if you can. Go to a solicitor that clearly details all your fees so you don't get an unexpected LARGE bill at the end like I did. An expensive lesson learnt.

I'm reading some of the recent reviews and wished I had checked them before I started the process with Kirkstall; it seems that the company has gone from getting good reviews to horrible ones and I'm sad I have to add to the stress.

I'm a first time buyer and I'm actually still in this process and I've just been finding the entire process horrendous. They don't answer the phones, they've only ever responded to e-mails once my financial advisor got involved and contacted his contact directly. I don't understand any part of the process and no one is taking the time to go through it with me. I have all the money and evidence, I just need someone to actually bring me through the process. This should be a really happy time but this company have just made it incredibly stressful and getting through to them is a nightmare. I don't even know whom is in charge of my case as they've never bothered to contact me.

I just want the process over so I can be done with this.

Honestly I could write a list of why you should not go with this company. But please just don’t waste your time or money with them seriously. They will let you down during your sale. I wasn’t going to even write a review I just wanted to move on with my life but a year on I have once again come across something that was not done properly during the sale that is now causing me issues.

Hi Emma: To your response . I called a year ago when My case was open and was subjected to over an hour on the phone of being told over and over that I was wrong and no mistakes where made and that I pretty much had not idea what I was talking about. A year later errors from my sale are still comming out. So no I do not want to be subjected to that again thank you.

Wouldn't recommend this company to anyone. Proper time wasters. Case handler rude, replays to emails once every 2 weeks . Names been written incorrect 3 times, and doesn't bother to change it. Worst experience ever. Save your money and look for another layers to deal with your sale.

An offer was made on my apartment on 20th November 2019 from someone who was NOT in a chain (he was renting) Kirkstall Property lawyers were recommended by Jones & Chapman estate agents as someone who was used to dealing with the management company who manage our apartments and could therefore deal quickly with any legal matters etc. However they could not and did not deal quickly with my management company. Not until they finally, weeks later, had the management pack from them, (after numerous phone calls from me) did they begin to apply for information from the Lease company! I had informed Kirkstall and Jones Chapman from the outset that I would be out of the country from Mid February to April and was assured that the transaction could be completed before I left. (i.e. within 12 weeks) This did not happen. Kirkstall made excuses and blamed other people for the delays. A date for Exchange was given at one stage as 31 Jan 2020. I have had to chase them up at every turn and found the whole process very stressful. I signed contracts early on in this process,( in December) It seems there is a further delay in the "chain" (of 3 people) but I have not been informed what this delay is.The house I am buying is vacant and will be a cash sale. I am still waiting for completion and living in an apartment of boxes uncertain of where I will be living, will this move happen at all. This is a dreadful position to be in. I had three or four different people dealing with this. One person was very abrupt and unprofessional and eventually I was told she took sick leave! I hope this whole thing can soon be resolved but I am so uncertain of a good outcome. I wish I had NEVER followed the estate agents recommendation which was based on misinformation. I will not leave contact details on this public forum but Kirkstall should have access to this if they wish to respond.

Very good service, simple, timley and precise.

I used for a simple property transaction hence only four starts as I dont know if they would be a sgood with something more complex but unlike any property solicitors I have used before "ZERO ERRORS" & "HONEST PRICING".

These are a massive positive and I 100 recomed us of their services.

Dealing with this company through our solicitor, they have not been very cooperative and in most cases, our solicitor had been chasing them for information.
Horrible experience and I recommend staying away from them unless you like the "no fee no whatever" they offer. Lazy company. A complete joke.
They have stated that there is a name discrepancy on a document and have requested an update to Land Registry. We found out from our solicitor that nothing has been registered. We will be reporting them to the "Regulating Property and Probate lawyers" as they too have caused several unnecessary delays to this house buying process which has impacted our autistic son's life by now has no school transport as we could not secure the house. Offer on this house was made end Nov 2019 - Today 11 March 2020 we are still waiting to hear from these people via our solicitors who are spending the last three months chasing them.

25 March 2020 - our solicitor is chasing for an exchange/completion date. He explained the urgency and the ongoing Covid-19, they are, as before, passive and have no diligence. We are waiting and no update.

Kirkstall were recommended by Gibbs Gillespie when I sold my house last year and they were great so I decided to instruct them again for the purchase of my flat recently. Once again, I got an excellent service. The app is really useful for messages, sharing documents and tracking progress. Lorraine, Zaynab and Geoff were usually available to take calls and, if not, calls were returned promptly. Throughout the process I felt that the team had my best interests in mind at all times. It is stressful buying a property but it’s clear that the staff at Kirkstall do their best to make it as worry-free as possible. Would definitely recommend them and would use them again.

This is the second time I have used Enact and I am happy with the professionalism and the speed which things were dealt with. I had a long review but started again as i feel fortunate compared to some of these other people's experience with Kirkstall but I never at any point had any confidence they could get to exchange of contracts, the delays were terrible, they could not handle anything, never chased up any of their enquiries (8 weeks they waited once)
They said things then backtracked regularly . Case management system needs replacing i guess and staff must be under so much pressure that they simply cannot perform. Its the directors fault.

Extremely professional all the way. Provided regular updates and communication was excellent. Really good team and handled all my concerns promptly and effectively.

We would definitely recommend Kirkstall Property Lawyers. There are no words to describe their professionalism, patience and friendly approach. Lorraine, Zaynab and Tracey were the main people dealing with our case. Their attention to detail was greatly appreciated and any explanation provided was issued in a way which was simplistic but at the same time informative.

Our aim was to complete before Christmas, which initially seemed impossible but they made it happened! All efforts greatly appreciated. 5 STARS to the team!!!

We recently bought our first property and Gibb Gillespie recommended us using Kirkstall Property Lawyers. I must say what a great choice! the whole process was smooth, everything was managed through the online tracker, where you have all your documents conveniently at hand and all the doubts that you have are answered pretty fast. I think we literally used the phone twice at the very last stages of the purchase to confirm exchange contracts and let us know the house keys were ready to collect at the state agency!
