LANDLORDS AND BUYERS BEWARE! IF YOU BUY A RENTED PROPERTY LOOKED AFTER BY KNIGHT KNOXLEY DON’T BELIEVE IT TO BE WELL MAINTAINED. I BOUGHT ONE RECENTLY TO FIND THAT RECURRENT MOULD THAT COULDN’T BE REMOVED HAD NOT BEEN INVESTIGATED EVEN AFTER PROFESSIONAL DEEP CLEANS AND IT WAS STILL THERE. WHEN THE TILES WERE REMOVED WE FOUND THE REASON IT WAS SODDEN AND ROTTEN. THE DIRECTOR DOESN’T BELIEVE THAT IF MOULD HASN’T BEEN REMOVED AFTER A DEEP CLEAN NO QUESTIONS SHOULD BE ASKED IT COULDN’T BE CLASSED AS A RED FLAG BECAUSE THE NEW TENANTS WERE OK WITH IT I WAS TOLD. LANDLORDS WE ARE GOING TO BE HELD MORE AND MORE ACCOUNTABLE FOR THE CONDITIONS OF OUR PROPERTIES SO IF YOU USE K&K DON’T THINK THEY ARE DOING THEIR JOB PROPERLY. THEY HAD MANAGED THE PROPERTY FOR 7 YEARS AND HAVE STATED THEY WEREN’T AWARE OF ANYTHING SO IVE INCLUDED THE PICTURES WHICH RESULTED FROM SOME MOULD THAT COULDN’T BE REMOVED BEING SO INGRAINED A MOULD SPECIALIST COULD NOT GET IT OFF. K&K SUGGESTED TO ME THAT I WAS LIED TO AND THE SPECIALIST WAS INCREASING BILL. I WAS ALSO TOLD THE SURVEYOR SHOULDN’T HAVE SAID THE BATHROOM WAS DIRTY WITH MOULD BUT SHOULD HAVE IDENTIFIED ISSUE WHICH IN 7 YEARS OF MANAGEMENT THEY HAVEN’T IDENTIFIED. SO BUYERS DON’T BE LIKE ME AND PRESUME BUYING OF THE MANAGEMENT AGENT MEANS ITS BEEN WELL MAINTAINED BECAUSE NO MATTER WHAT SURVEY YOU HAVE MOULD IS SEEN AS A CLEANLINESS ISSUE AND MY MANAGEMENT AGENT HIGHLIGHTED THE FACT THE CLEANING COMPANY COULDN’T REMOVE MOULD SO THE SPECIALIST WAS CALLED IN.
ALSO BEWARE K&K DON’T AGREE THAT IT SHOULD HAVE BEEN CHECKED AFTER DEEP CLEAN AS THEY THINK THE INVENTORY SHOULD HIGHLIGHT IT WHAT YOU PAY THEM TO DO GOD ONLY KNOWS.
