My partner and I went for a property having looked at our finances and being aware of exactly what we could and couldn't afford. Unfortunately the lettings agent Haart use these cowboys for their referencing checks. Lettings Hub are so much worser than a nightmare. They failed my partner for some CCJs she wasn't aware of but were happy to proceed with me due to my wage. This is where Lettings Hub decided to be snakey. It came back that I couldn't afford the property due to being on sick pay for 2 months even though I pay into a insurance policy so my wage stays at full rate. I contacted lettings hub and informed them of this and even offered them access to the bank account the insurance payout goes into but was flat out told "No, there is nothing we can do as we work on a metrics." At this point Haart had also received 15 months worth of my payslips and I had explained to them about pay increases and yearly wage rises I get through my employment. Strangely after this conversation they allowed my application to proceeded to step 5 on Lettings Hub which is labelled Get Ready To Move. I made contact with Haart who contacted Lettings Hub who then decided they wanted access to the bank. I am due to return to work at the end of the month but apparently I can't prove that according to the Lettings Hub agent I spoke to. Lettings Hub decided they wanted documents magically pulled out of thin air and decided what I can and can't afford... didn't realise they were my accountants. We have now been told we cannot move into the property whilst the lettings hub show us as on step 5 get ready to move, the property has now been relisted at a reduced price which is a kick in the teeth. You'd get more joy and less stress by smashing your head off a wall.
Their customer service is majorly lacking and virtually non existent. Wasn’t impressed or helped by any of their staff. Application process is convoluted and pointless and their solution to all of this? Still show us that we can move in but have told the letting agent we can’t.
Never ever again! The next time I move if they’re using lettings hub I’ll find a tent! The most horrendous experience I’ve ever had moving!

I am technically very competent and have moved house several times in the last decade where I've been asked to complete online referencing checks. LettingsHub has to be the most frustrating platform I've ever been asked to use.
I've been sent constant reminders to complete my details, even when I've chosen to "save for later" and set the reminder to "two days from now". Once I had my documents and details gathered, I had to complete and submit all of my details four times because it kept deleting documents I'd uploaded and sections I had completed. It was slow, laggy and overall a frustrating user experience.
For such an important process with such personal and sensitive information I'd expect better. If you are an agency considering using this platform, my advice would be don't.
*Update 17/04/26* I've also unsubscribed several times from their marking emails for their move support service and am still getting repeated emails which is both a nuisance and a breach of GDPR regulations.

Currently undergoing reference process and it’s been one of the most stressful experiences we have ever had in our 20 years of renting properties. If you are self employed good luck! My husband shared his open banking with them ( not sufficient for some reason even though is shows all payments in and out for 12 months. He was asked to provide an accountant letter but once they had it was told it wasn’t sufficient. We ended up sending most recent tax return and 6 months of bank statements and still not sure whether that’s good enough. My husband feels he has proved his earnings in so many different ways yet they keep asking for more. We’ve never known anything like it. Equally the staff who answer the phone seemed thoroughly bored and not keen to help.
Still no update and it’s been over a week now and no indication on how much longer it will be.

As a ceo and owner of a group of multi million £ companies, I find it incredulous that the lettings hub allow staff (on considerably smaller salary than me) to use their wage slips for a reference, but as the company owner not myself. They need access to my private bank accounts and any tax filings I have made which are not publicly available. Apparently because I own this multi million £ company I can fudge my wageslips although we out source our payroll to Bright HR. It is easier to get a house to rent with universal credit than be a business person with a multi million £ company and get a house. Absolutely shocking. Even the company turnover which was shared ia a huge amount. They actually want open banking access to my personal bank account. That has nothing to do with affordability. FUNNILY ENOUGH THEY PROVIDE A PROFFESSIONAL GUARANTOR SERVICE. WHICH PUTS THEM IN CLEAR BREACH OF IMPARTIALITY CHECKS. ESTATE AGENTS ARE OFFERED A £100 FEE TO RECOMMEND THE LETTINGS HUB GUARANTOR SERVICE, this clearly puts a financial benefit for you to FAIL referencing, often at the end of a stressful period when you are vulnerable due to the whole situation. Also the fact we own property with zero mortgage or debt (paid direct with savings and returning 11% PA) and sitting tenants is not proof of affordability or savings?? Our savings running into £250k are sat in that house. Oh and they dont accept crypto as savings. It has to be in a bank account. Absolute nonsense. Apparently qualifications for an accountant are not earned at university or post grad but are according to the lettings hub. A website. Try asking the accountant what their qualifications are. Because last time I looked a website isnt one of them shocking. Absolutely shocking. Having over £46k in an accessible bitcoin and crypto portfolio isnt proof of minimum £5k in savings in 2026. AVOID ANYTHING TO DO WITH THE LETTINGS HUB

The amount of nonsense, misleading and confusion is astonishing!
Application process seems very easy until the point when employees step in. If you apply as a tenant get your email and whatsapp ready to be bombarded with a load of absolutely ridiculous requests and adverts of third party companies trying to sell you something.
It is absolutely doesn’t matter how high is your income/credit score/references, they will find a way to ignore everything you provide and demand something that doesn’t even exist and doesn’t make any sense!
