Ghosted, laughed at and misled.

Was ghosted for two viewings. Made to believe the viewings would happen, cleared my schedules. Upon calling up offices was laughed at and ridiculed, highly unprofessional with enormous delays. Absolutely crazy moving in fees/conditions for the abysmal service and misleading communication they provide.

Fantastic with tenants. Went above and beyond!

Me and my partner were tenants with LHW and after having rented with multiple different estate agents for 5 years, I can safely say that LHW is one of the best estate agents to rent with! They are helpful, responsive and they get repairs and requests done. Everything from signing documents to inventory to repairs and finally getting our deposit back was done online and was very quick and easy, with plenty of help if we needed it, and estate agents that would actually give us a call to see how things were moving along, which we very much appreciated.

2020 in lockdown, (me and my partner are both healthcare workers), we received a lovely gift of some brownies from the Truro office at LHW, which was an incredibly kind and surprising gesture!

Special mentions are Robin from the maintenance team as well as Sophie.

LHW were efficient and very helpful…

LHW were efficient and very helpful during my entire tenancy, from the initial move in to when I (sadly) moved on from the property.

The little details made a difference and everything was taken care of with little hassle, I would happily rent from them in the future if the situation arose.

Great service.

Great service.
Lewis Haughton moved myself from one property to another, whilst tying in with a new Landlord refurbishment, a house sale and a purchase.
The staff were amazing and really helped with the process from start to finish. Would highly recommend.
As a former Lettings manager myself, I recognise the attention to detail that was present throughout and made every party involved feel they were were a priority.

Just avoid

It pains me to write this review, but as a warning to future tenants I would highly recommend avoiding LHW as Letting Agents for Falmouth and Penryn unless you have no other choice. Clueless, unprofessional and will try and rip you off at the end with your deposit. They care only about the money, not the tenant.

As you are aware deposits are protected within a government scheme and as an agency we are unable to deduct any funds unless we have full evidence to justify any claim. It is also worth noting that as agents we do not receive any money from deposits as these funds will either go directly to the landlord or direct to the contractor to pay an invoice.

Rents all Paid

Covid threatened the spectre of mass non payment by tenants across our portfolio. The LHW team ensured that any whiff of this was extinguished at source and have done a fantastic job of collecting all of our rent due to date.

Highly professional organisation

I have 2 let properties fully serviced by LHW. I live some distance away so have to rely on their advice. I want to be a responsible landlord. I can say that over the last 10 years they have been utterly professional protecting my tenants and my interests.

Very helpful service

Very helpful service, anything that needed fixing was usually done with 24 hours. No matter how big the job was.

They gave us our full deposits back, which is really, REALLY not usual when regarding student letting. I don't think that there is another student letting company out there that will treat you like LHW do. Made everything easy while there. Would definitely recommend.

Could do better

Fee was quite high, but staff were friendly.They did find a buyer for our house - which they said they would, so I can not fault them for that. However, after agreeing to drop our price and having it accepted, from that moment on they seemed to be working for the buyers and not for us. Every request that the buyers made they insisted that we should meet the cost of despite having dropped the price. Firstly they insisted on an asbestos check, from what I can understand this was because the buyer had to pay for one on the property that he was selling, when I suggested that he should pay for it, their response was why should he pay for both? - so, we agree to pay to maintain good will and get things moving. There was no asbestos found and as far as I can tell, no reason to suspect that there would be. Another issue was with a loft convertion that was done at lease 10 years before we moved in - (no records of planning was available - which is not a problem if it is over ten years old) despite me telling them that it was there 21 years before when we moved in and providing photographic evidence from the 1980s they insisted that I legally swear that this was the case and meet the cost of that also. Again it felt like LHW were working for the buyers rather than for us. I understand that they obviously need to keep the buyer sweet (It's in their interest- they've secured their fee) but It felt like they were almost afraid to present our point of view. In addition to this, every problem that came up with the chain we were in, we were informed about by the estate agents of the people we were buying from. LHW seemed to be the last to know about anything and when contacted by the other estate agent were basically rude to them. However, LHW were on time to collect their money and then charged full price forgetting that we had negotiated a reduced fee if the full asking price was not achieved. To be fair, this may have been a genuine mistake but it didn't help after everything else.

Thank you for your review of LHW sales. I can obviously sympathize with your frustration at the length of time the sale took to proceed and the number of difficulties that had to be over come to achieve he exchange.
I am happy to outline what we did do for you to achieve your sale. We marketed your house from end of June and gave out b147b sets of details as well as the email enquiries from the web sites. We carried out 5 viewings and negotiated an offer from an unacceptable one to the offer you accepted. WE also were instrumental in getting your offer on your purchase accepted through the other agent despite considerable other interest. Your vendors were also buying through us , so we were able to provide some chain reassurance about your calibre as buyers.
The sale was involved because there were 7 parties in the chain and when the sale was chased , this involved speaking to all the solicitors, agents and vendors and purchasers .
The sale was updated to you on the following dates (taken from our office file notes ):
6/08,9/08,14/08,21/08,27/0828/08,,30/08,3/09, 6/09, 10/09, 12/09,07/09, 25/09 x2 26/09, 30/09, 2/10, 8/10, 17/10, 21/10, 22/10x2 ,24/10, 30/10, 5/11, 13/11, 18/11.
Throughout the sale there were 2 main areas of buyer concern , firstly that despite the dormer windows having provably in place for many years , the buyer’s mortgage lender insisted that there be a stat dec and an indemnity policy to cover the historic lack of the original consents. This was a condition of the mortgage therefore there was no other way around this issue. We did try and persuade the buyer to cover the cost of the indemnity buy he was advised by his solicitor that it is something that the vendor needs to cover since it is a planning / building reg breach on your house.
The other main area of concern for your buyer was whether there was any asbestos in the roof space by the dormers. The buyer wanted to carry out extensive renovation works to this area and wanted to ensure that there was no asbestos. We did point out to your buyer that the cost of this is normally a case of “caveat emptor “ and should fall on them to pay. Your buyer , however , said that he had to pay for an asbestos report on the property he was selling and was not prepared to continue with his purchase unless you covered this cost .We took you instructions on this.

I would point out that we spoke to all the agents in the chain throughout this process, , however , the agents dealing with your purchase was in the habit of calling 2 or 3 times a week and we were on one occasion abrupt with them since they phoned us twice on the same day for an update that we had only given them the previous day.
We did , negotiate our fee with you and embarrassingly sent the wrong fee account initially to your solicitor , which was immediately corrected when we discovered our mistake.
I can only again apologize that your sale and purchase were as involved as they were and not as straight forward as most other sales. As you kindly point out , however , we did find you a suitable buyer and steered both your sale and purchase through to completion.

Great service from LHW!

We have been renting out our property with LHW for 4 years now and the service received has been excellent. Everything is taken care of and well organised. They communicate regularly informing us about any new legislation or industry matters that might affect us.
I would not hesitate to recommend them and a special mention to Rhiannon who has been our main contact throughout the whole time and does a great job!

LHW staff were helpful and hardworking, and made for a positive rental experience!

Arranging a rental has been both exciting and unexpectedly challenging at times, but LHW made the process positive and worthwhile! The employees worked very hard on behalf of me and tended to all my needs - I couldn't recommend them more! Very happy in my new home and the supporting services they are providing in the background! Thank you guys!

I have my bungalow rented on a long…

I have my bungalow rented on a long term lease through Lewis, Haughton Wills. I chose them to due to a recommendation from a friend and have not regretted my decision. From first contact I found every member of their team that I dealt with to be professional, knowledgeable and approachable and now, months further on, I have been given no reason to change my original view.

Because I work full-time I decided to opt for their Fully Managed Service wanting my renting experience to be both trouble and stress free. When any questions or issues have arisen with my property or the tenants in the property Lewis Haughton Wills, after consulting with me, have dealt with it effectively and swiftly.
