I had to go through the Deposit…



I had to go through the Deposit Protection Service (DPS) adjudication process to recover my deposit from Lion Rock Properties and Letting.

The deposit was initially withheld with what I believed were weak and unjustified reasons. After submitting evidence through the official DPS dispute process, the adjudicator ruled in my favour and I received my money back.

Tenants should make sure everything is documented carefully, including inventory reports, photos, and communication. I would strongly recommend being very thorough and prepared to use the deposit protection scheme if necessary.

Based on my experience, the process was unnecessarily stressful.

Extremely unprofessional service and…

Extremely unprofessional service and ongoing withholding of my deposit.

It has now been 7 weeks since I handed back the keys, and Lion Rock Properties are still withholding my deposit with no explanation and no breakdown of costs. I have repeatedly contacted them by phone, email, and even attended the shop in person, only to be told they “can’t give any answers” and to just keep waiting.

They are claiming deductions for cleaning and repairs, yet the property was said to be professionally cleaned and was actually filthy. There were also pre-existing issues during the tenancy that were not caused by me, including:
• A back door that would not lock
• Broken window locks
• Fly tipping over the garden fence

Despite asking multiple times for a written explanation and itemised costs (which they say are required before releasing the remaining deposit), they have refused to provide anything and show complete disregard when all I am asking for is transparency.

Rude, dismissive, and highly unprofessional throughout. If this is how deposits are handled, I would strongly advise others to be cautious before dealing with this company.

Wong

When I first arrived in the UK, I was very lucky to meet Matthew from Lion Rock Property. Thanks to him, I was able to rent a clean and well-maintained apartment.

The original lease was due to end in April, but due to personal reasons, I needed to extend it for another two months. They kindly helped communicate with the landlord, and the extension was approved — I’m truly grateful!

In the end, the move-out process went smoothly, and I received the full deposit back. 😙

Terrible property rental service

I was in the process of renting a property from Lionrockproperties in Jan 2025, but had a horrible experience.
This company did not support tenants and did not care if they could have a property to move to.
After the Referencing had been completed, 6 working days later, I received the draft Rental Agreement. The review, comments, changes if needed, and bank transfer of rental money must be completed within FOUR working days before moving. Tenants probably have no option and must accept that unfair rental agreement, as they do not have time to start another process of renting other properties before the moving date.
In contrast, this company had spent 6 working with the landlord in adding unfair clauses in the rental agreement.
The added clauses were not fair to tenants and did not appear in the rental agreement as I have seen before from other agencies. Lionrockproperties refused to change any clauses, not even one single word!
Some unfair clauses task Tenants with additional procedures. Tenants will be penalized with money if they do not follow these procedures. Pets must leave the property only on the so-called landlord’s reasonable grounds.
I was not wholly dependent on Lionrockproperties for renting property; therefore, I had options to have another property to move into in time.
Good luck to all potential tenants of Lionrockproperties!!!

I am a new tenant as of 10/01/24

I am a new tenant as of 10/01/24. My apartment is small but cute and Cosy. There are a few things in my apartment that require maintenance to fix them. I made a maintenance request on the website and a new employee in the apartment management team Amber, was very prompt, and professional, and communicated with care and reassurance. She came over to my apartment to assure me these repairs needed are going to be taken care of today. She was very thorough with 1.writing down a list of repairs needed, also a list of supplies to do the repairs. 2. She made sure a team member went to the hardware store right away for the supplies needed. 3.She had maintenance fix the main door so that I could have a key for the building, they took the padlock off of the storage door so that we could use a new one with a key for me to access the storage,4. she made sure I had hot running water, 5. that my toilet got a new ring, then realized it needs to be replaced so she assured me I will be getting a new toilet on Monday,6. Then that my apartment door was fixed so it does not slam shut anymore. 7.Amber stayed with maintenance and myself to look over why the oven is not heating up , she scheduled the replacement for Monday or Tuesday,8. Then the issue why a drawer does not sliding in the cupboards correctly repairs are also scheduled for Monday, 9. she reviewed how the mailboxes are accessed and assured me that the mailbox would be getting a new lock on Monday for me to have a correct key for access,10. she walked down to the office to get me a laundry card to use,11. and she gave me her personal cellphone number to reach her if I need anything.
I was impressed in how well she just kept on going to the next repair needed She's very patient, understanding, and made me feel heard and confident that all this is going to be taken care of. OVERACHIEVER 🏆 I'm glad she is in charge so I know my concerns matter. Thank you, so much Amber!!!

Management, not.

They had foolish rules in example, one parking spot for a two car houshold.This even if the two were roommates.
The grass could have been cut for hay before they mowed it. The parking lot was compacted ice in winter.
They are the most pitiful excuse for an appartment management company. I could go on but I have better things to do like clean a toilet.

DO NOT USE THIS COMPANY

This company is atrocious. As an investor, do not consider this company. As a renter, you can only expect things to be even worse. We hired this company for a property we have. It took over 5 months to get this rented out. It took 2 months to get zillow photos updated!!!! The communication was nonexistent, we had to reach out to the manager to start getting weekly updates. To no ones surprise, we had to start reaching out for an update on missed weekly updates. Finally, 5 months later they found us a tenant. Shockingly, we were hit with $750+ worth of fees for cleaning, additional advertising, supplies etc. without a word of this being communicated to us until our statement showed up. DO NOT consider this property manager we haven't even been with them for half a year and we cannot wait to get out of this contract.

One day later received another $500+ of unexpected & unapproved fees. In terms of revenue we have lost $6K+ by using this company in a matter of 6 months. NEVER USE LION ROCK PROPERTIES. THIS COMPANY IS A SCAM

Do not rent from this “company” …

Do not rent from this “company” they will take a holding fee go through the tenancy progress and then before the tenancy agreement they will add on extra charges that were never explained before hand and then keep your tenancy deposit. Also will not respond to any communication to refund it. Completely rogue company avoid Lions Rock at ALL COSTS

We requested the tenant to submit payment for one month's rent and a security deposit, as is customary and explicitly outlined in the signed tenancy agreement. Unfortunately, there seems to be a misunderstanding on the tenant's part, as they assumed they could secure the property by paying only the deposit without also covering the first month's rent in advance.

Nightmare letting agent.

We're the people living next door to a home managed by Lion Rock and over the past few months have had nothing short of hell. Drug use and dealing, almost constant insanely loud music, verbal and physical abuse and assaults, damage to our property and others in the neighborhood. The home is a small three bedroom but houses 6-8 people regularly not including the stream of people buying and using drugs. Contacting Lion Rock is practically impossible- first they gave us fake names and took a screenshot of each of our messages to them to send on to the tenants, then they gave the tenants our number so they could threaten to kill our pets. They've ignored every request I've made to pay half towards the endless list of damaged property. The home is in incredible disrepair, stinks to high heaven, the back door has been broken into and the garden looks like a dump. Before these people moved in it was a gorgeous home really well looked after. Stay far far away from this joke of a letting agent- if you're renting god help you, if you're letting your property out you could get anyone moving in and your house back in a sorry state.

Shocking!

Words fail me at how awful this company is, they do not follow proper process, procedure or regulations.
They do not reference their tenants adequately and allow anti social behaviour by their tenants to continue, despite council, environmental health and police involvement.
A lovely home has been ruined by Lion Rocks tenants through vandalism and they dont seem to care ... avoid this company if you are looking to rent your property.
