Don’t waste your time or money on this company

Our experience with Robertson Homes in Stirling has been nothing short of a nightmare. After enduring over a year of delays, we finally moved in, only to find ourselves still dealing with a lack of progress on the site. The development is far from complete, with roads remaining uneven and several houses across from us still sitting empty and builders have been outside our house everyday for three years!

To make matters worse, we’ve had multiple unresolved snags that we’ve been reporting for over a year, yet they remain unfixed. Despite numerous attempts to contact Robertson Homes, our emails and messages are now being blatantly ignored. Their customer service is disgraceful—our complaints have been left unanswered, showing a complete disregard for their customers.

If we had known the level of frustration and poor service we would face, we would have never bought from Robertson Homes. I strongly advise anyone considering them to think twice.

half a job

great houses in style and finish the development should gave been lovely apart from one thing they cant finish the site, all moved in but still waiting a year on the the roads, driveways, signage, surfaces without trip hazards and the rest, promises of work to be done but nothing.
never mind trying to get them back to do snagging items
let us enjoy the property we paid good money with good outlook and not the builder has run out of money look so cant finish
such a shame

Is over 1 year long enough to wait for an entry date?

I write this out of frustration watching my daughter slowly loose the magic of buying a new house, her spirits are as low as they get! Does anyone really care when Living by Robertson? Putting this into prospective, she put her deposit down to reserve her house in Feb 2021 and then was asked to sell her house - done. It was agreed at this point, her expected entry was Jul/Aug 2021. As time moved on, this was pushed back to Sept 2021. Again not too painful, however the saga goes on and every few months the date gets pushed back and back eventually in April of this year - yes 2022 when she was to exit her own house as her buyers would not hold on any longer, Living by Robertson again informed her that the date was pushed back to May 22. So with nowhere else to go, no rentals available, no compensation on offer to support her, she moved in with us expecting it to be 6 weeks max - entry now May 2022. Again this was pushed back with a new entry date of 23rd September. With 2 weeks and 1 day before entry, she was excited eventually moving into her new home only to find out again yes - this was not going to be possible. This time however they have not given her a new entry date - just left her hanging with no date.... Really - For anyone unsure, this wonderful company have Principles they operate to and the new MD, Martin Findlay has a team who say 'We Listen' 'We are Professional' - customers have certainty and assurance - trust us to deliver..... Well I'm not doubting they can deliver, perhaps we should have clarified before just how long it would take to deliver! I am disgusted at the poor level of service being provided to my daughter and felt anyone considering selling their home, be prepared, could you be homeless for over 1 year with little respect and care coming from this team.

Vague, misleading, and avoidant developer. Please avoid!

As a new home owner in a flat by Living by Robertson I strongly recommend avoiding this developer and discourage purchasing a home from them. We are nearly 3 months into living in our new home and internally there are over 50+ items incomplete or so poorly done they need fixed. I’ve spent tens of hours of my personal time writing emails, following up, and adjusting my schedule short notice for conversations or people coming into our home and yet very few things have been fully completed. They spend most of their resources teaching employees how to avoid and blame rather than being responsible, accountable, and productive. At the point of sale, key things were never reviewed with us, intentionally left out of conversation, or lied about and we discovered these things after we moved in. Additionally, the communal areas still look like a construction zone with half painted walls and carpet not glued down, lights that never turn off, door entry systems that don’t work, just to name a few things. We also still don’t have a completed parking lot or bike storage and the lot was meant to be done October last year. Also, employees consistently mislead owners, lie to your face, and ignore emails completely so you’ll be left in the dark on the completion of any of your items. I’ve had to take off days of work due to the stress and anxiety of simply trying to get our home completed to the standard so vigorously marketed by Robertson. On such a note, they marketed a proper privacy fence around the property and are now doing a ‘bait and switch’, which is illegal, and not putting in a fence. Which not only leaves us exposed on a daily basis but affects property value and security and resident safety. I have extensive notes and documentation if anyone is interested and wants to learn more about our experience and things to look out for when buying their new home (from a different developer). Again, from what my partner and I and majority of the 40 owners have experienced, please do not purchase a home from Living by Robertson as the quality is no one where near what they advertise and you’ll be treated very poorly from the Managing Director to Site to Sales to Customer Care. Ultimately, we paid a significant sum of money for a product that was not delivered to us and have put so much effort into getting the issues resolved, and what we continue to experience from this company is a lack of communication, lack of integrity, lack of respect (for people and the environment as their site crews are VERY WASTEFUL), and lack of quality.

If you value your sanity do not buy a property from Living By Robertson

Where to begin with the litany of broken promises, delays, appalling aftercare and poor workmanship? We moved into our Living By Robertson property at Royal View, Leith in November 2021. Our snagging list ran into the hundreds, most of which wasn't snagging at all but cowboy builders doing a bodge job. Many items on are list still haven't been addresses, some have had to be fixed more than once. The exterior of the site is still nowhere near finished and we've learned this week Living By Robertson hasn't got the right planning permission to install a proper boundary fence, nor is there any intention to get it. The site boundary is right next to a 24 hour supermarket car park and with the fence they plan to install at only 90cm tall (low enough a child could hop over it) we have no security or privacy. We basically live in an Asda car park - not the image we were sold in the renderings of enclosed private grounds with beautiful mature trees and hedges. Homeowners concerns are dismissed or ignored - there is no attempt to engage with buyers in good faith. We've lost count of how many emails we've sent that go into the void. We've had 5 different site managers in six months, none of whom seem to understand how to organise workflow. If you value your sanity, do not buy a property from Living By Robertson. They'll promise the moon until they've got your money then they couldn't care less.
