Inaccurate overly dramatic report.
I had only had a survey done myself 1 year prior and their report for my buyer came back with inacurate information and threating wording.
Made it seem as if building works carried out 40 years ago had been done illegally - when the property had been sold and purchased 5+ times since then and building certificates showed this to be false.
Do they have to hit a quote to make sure so many buyers pull out of sales following their surveys a year? Sure seems like it.
I would highly recommend MAP Surveyors for their excellent service. Tom Ashton conducted the valuation, and I found him to be professional and knowledgeable. I was particularly impressed with how quickly I received the valuation report in 1 day. The quick turnaround is especially valuable when you’re trying to sell your property.
I used MAP Chartered Surveyors again for a lease extension quote, which was handled by Ryan. Once again, I was pleased with the quick turnaround of receiving my report.

I used this firm in July 2025 for a valuation on a shared ownership flat. I had a very disappointing experience with MAP Surveyors. The valuation they provided was completely out of touch with the reality of the market and caused me significant problems with my housing association. Instead of helping to move things forward, it created unnecessary stress and delays.
I felt that the service lacked the accuracy and professionalism I expected. In the end, I had no choice but to engage another surveyor, who was brilliant, thorough, and on the ball—exactly what I needed from the start.
Unfortunately, based on my experience, I cannot recommend MAP Surveyors.
I wish I could give no stars. Our survey stated that there was no evidence of dry rot. When we moved in, we spotted signed immediately and called someone out to look into it. They said it is dry rot straight away, and that they surveyor should have picked up on this.
Now we are faced with spending thousands of pounds and a lot of stress to have this fixed. Had this issue been picked up in the survey, we would have asked for a reduction in the price of the property or pulled out completely.
Really disappointed in my level 2 RICS survey. I have a ground floor flat with a bay window with a flat roof directly above. My surveyor simply said ‘We were unable to view the flat roof to the bay and cannot confirm the type or condition of the covering.
However it would appear to be of metal design.’
I’m very disappointed that they made no effort to view this roof, which is only above the ground floor window, and which could easily have been done with an extension on a camera (as I have seen done by other surveyors of flats) or a ladder.
A year later (survey date June 2023) I have a leak on this roof, which is not metal. The condition of this roof is visually very poor, and would have been easily visible to a surveyor who had made minimal effort. I’m really disappointed I wasted my money with this company.
Would not recommend.
Guy Harris from MAP Surveyors was exceptional. He gave us first class treatment at a very stressful time in our life. We had one survey, but decided not to purchase the property and nothing was too much trouble for him. He took time to listen to us without making us feel stupid and I consider his customer service to be a rarity. When we needed a second survey he even contacted us whilst on holiday with his family!!
Excellent service, I would recommend it to everyone. They came quickly and the survey was done in no time. Every time I needed an extension they acted on it extremely fast and didn't charge me extra. MAP surveyors are the only ones who didn't fail me during my staircase, I can't thank them enough.
I'm really happy with the service, and the level 2 survey I received. The whole process end to end was really well managed and very quick.
Reasonably priced, clear and efficient survey. Happy to clarify anything on the phone and offered a survey + valuation for a reasonable price which was completed within a week of initial contact
My experience with Map Surveyors has been a disaster. From the start they made mistakes processing the instruction. The survey itself has been imprecise and very generic. Then the calculation of the property area was wrong and a clear damage in the facade has not been reported in the final report. I will never use them again.
Careful, thorough, well priced, helpful but cautious surveyor.
