Lied to, ignored and more than a little peeved

Im a small start-up retail business and was looking for a commercial property. It was my misfortune to have met mr musgrove and to be cornered into taking on a commercial lease that was completely unfit to be occupied. Downstairs was covered in black mould and riddled with dry rot. The toilet and kitchen unit are unusable. When I tried to raise concerns about the State of the electrical wiring I was completely ignored for over a month leading me to contract an electrician from Trustatrader who informed me that the whole building needed rewiring. When I tried to present his findings I was ignored for weeks yet again and then informed it was down to me to get the whole building rewired. After having spent a considerable amount on clearing the mold and dry rot. I refused. The property should have had an electrical safety certificate before it was offered to me. I was shown a partial safety certificate for the residential flat above the shop that never even checked the grounding earth cable nor the consumer board which is in the shop basement. This has shut me down i cant afford to rewire the whole building nor should i be forced to do what the landlord has himself failed to do ( i tracked down 2 ptevious tenants who confirm that the electrics have been like it for years). I have files complaints per their precedure and still been ignored for over two weeks. I cant trade in a building that is unsafe so informed them i was giving notice to quit the premises. To date the only correspondance ive recieved is a invoice for this months rent. im thinking about ignoring it to say how much they enjoy it?
It is also worth mentioning that the shop i leased has remained available to let on right move the whole time I've been in it. With pictures dating at least 20yrs ago still claiming to be newly refurbished.
For any of you out there who currently rent from these people I'd be asking them if your properties have safety certificates. It's against the law to move tenants in without one!
Just saying.

They do not want to sell properties or speak to anyone.

Unfortunately i would not recommend this company.

We initially contacted them over 3 months ago regarding a property they were selling, we were told they are waiting for the keys and they would get in touch to plan a viewing. We waited some time and as we had no contact, we called them. We got no answer, i tried email and calling numerous times but had no answer.

A short while after, the property was showing as sold.

3 months later the property showed as for sale again. We phoned and was told the sale fell through and it was available again, we asked for a viewing and was told they need to look in the diary. Time passed, no call. We tried calling and emailing but had no reply, we visited their office but it was closed. Eventually i got a phone call back stating the property is still for sale but they are awaiting the keys.... so back to square one like over 3 months ago. It has now been another week with no contact as to when the keys are coming in.

We have given up hope and it looks like this company doesn’t want to sell homes at all.

Steer clear and let this company dissolve, they are not suitable to be handling this sort of work.

Took DPS to the Ombudsman they haven't…

Took DPS to the Ombudsman they haven't even paid what the Ombudsman told them to pay !
I want to stop DPS and Musgrove and Co from taking landlords and tenants money.
David Musgrove does not care about landlords or tenants!

Awful company!

Terrible at replying to emails or calls and ignore any voicemails you leave. So difficult to get an answer from them about any issues

dont care about tenants, only money

they won't respond to dangerous conditions in their properties, they shirk their legal responsibilities to tenants, just want money out of you for bad living conditions. they know you have no choice and won't bother fixing anything. who cares, they've got your rent payment, why would they then bother with you? one of their flats burned down from faulty wiring!

PLEASE AVOID! DO NOT USE

Agent ignores all attempts to get in contact with them regarding numerous health and safety concerns. Hires all work out to contractors, yet takes no responsibility for communicartion. Tenant well-being is clearly not a priority for this agent. Glad to see others finally speaking out about their experiences, we did not feel safe, or respected.

Please avoid

The letting agent (Musgrove, previously DPS Estates) has a negligent approach: the property has growing mould, known asbestos, and fire hazards abound. Since learning of a kitchen wiring problem, so severe that we are banned from using the oven/stove, it has taken an ongoing seven months to get approval for this to be repaired. Musgrove takes no responsibility for speaking to the landlord, chasing this repair authorization, and claims to not be responsible for who gets instructed to repair the works. I have had to escalate this to my local council, Shelter, CAB, and Acorn just to get Musgrove to take this seriously. They have not apologised, responded to my formal complaint (sent a month ago, 15/3/24), nor offered a rent reduction for the 6+ months this has been a known issue for. Please avoid this company.
